I chose Robert Oulsnams as this was my first letting experience and from the moment they came to appraise my property the service has been second to none and the staff always friendly. I was also attracted by the low admin fees they charge tenants as I do not believe in ripping off my tenants (treat people how you want to be treated) and of course they're more likely to stay in the property with lower admin fees. Whenever I call my property manager is always available or comes back to me quickly- great service highly recommended.

The service provided is second to none. Important changes in legislation and safety requirements are issued whenever there is a requirement.
We have never had to worry about selecting a new tenant, this is all completed by the agents and they carry out a rigorous process to make sure that the tenants are high quality.
The rent is always collected on time and transferred to the account on the required dates. Regular inspections of the property are carried out and full reports are sent.
This is a hassle free service but if you have questions, the staff are VERY friendly and will always do their best to help.
We fully recommend Robert Oulsnam and Company Lettings.

They have been quick in arranging prospective tenants, and also gave good advice in both letting valuation and the process of tenant selection. Overall the whole process was efficient and all due diligence observed. In particular, Stacy Ward who handled our letting had been utmost professional, helpful and diligent. I have no hesitation in recommending this agent to any prospective landlord.

I had the misfortune of picking Oulsnams to fully manage my property. They told me if they fully managed it they would deal with everything and I wouldn't have the stress of managing a property. They are supposed to swap all the bills for me but failed to do them all and I was left to pay a late payment fee to Birmingham council, when I contacted them they made up a feeble excuse and washed there hands of it. They were supposed to do quarterly inspection of the property they only manage to do one after I repeatedly complained. They told me they make sure the tenant has a guarantor so if they fail to pay rent the guarantor pays, they didn't do this either and guess what the tenant didn't pay the rent and they did very little to retrieve it.

When you speak to them they are rude and about as unhelpful as they can be, when you start to question their mistakes they say I don't like the way your speaking to me, I don't have to put up with this. I have never raised my voice, swore or been abusive, I just wanted my questions answered. The worse person for this is Sara N, she speaks over you and doesn't let you speak and raises her voice in the office as if to let everyone know has a abusive caller!!! She then puts you on hold for a few minutes and passes you to someone else in another department. The only slightly good thing about Oulsnams staff is a lady who works in accounts who seems to know what she is talking about.
They all need some customer service training, I would never use them again a complete waste of time.

Another girl I dealt with was somebody called Stacy who on the other hand was lovely and couldn't be more helpful, her attitude and customer service were second to none and Declan could learn a lot from her. Another member of staff who couldn't organise a fart in a curry eating contest is Sarah N. She wouldn't know how to pick up a phone and give you an update on your property if it jumped up and hit her on her forehead. In hindsight I wouldn't use Oulsnams ever again, after reading the many reviews on here I wish i hadn't done in the first place.

**AVOID AT ALL COSTS** There are much cheaper and well ran Estate Agents in and around the South Birmingham area

I honestly don't know how some organisations stay in business. I have never dealt with a more inept bunch of buffoons in my life. I have just rented a property through Robert oulsnam and every step of the way has been a struggle. no body ever returns any phone calls no one knows whats going on. I have phoned on various occasions and spoken to a Dec/DICK every time and i have never come across anyone more unhelpful or uninterested seriously there are millions of people looking for a job sure you could find someone better than this gentleman!! I'm pretty sure I could find something with a higher IQ in the local zoo! Every questioned has been answered with I will get some one to call you back and at no time has anyone ever returned a call.
If i was a landlord would avoid this organisation like the plague and i certainly wont be purchasing a property through this company or renewing my lease should i not find a property in the next 6 months i would rather go through the hassle of moving again than give this organisation anymore money!
So as a word of warning to prospective tenants, save yourself a lot hassle and don't even entertain the idea of looking at a property marketed by Robert oulsnam . I just cant believe a company in a service industry can care so little and still be in business???

My experience with Oulsnam have been widely mixed. Although it does seem that many of the agents are 'professional' yet cold (ie they will be polite to you but there will be a subtle cold edge to their voice and mannerisms, indicating that they are eager to get you off the phone) there are also some very able, friendly, professional and sympathetic agents who are able to get the job done and make you feel that you can trust them (only examples: beth, Peter, jackie)
I would say that it seems like pot luck with Oulsnam regarding the service you receive. I would only recommend Oulsnam if the property you are interested in does not need any work or fixing done, or if you are willing to gamble with the chance of receiving up and down quality of service.

Where do I start, I accepted a contract with Robert Oulsnam 2 years ago, and the first tenant was ok until there was a problem to be sorted in the property, and they sent someone who did a shabby job, which I found out about when my insurance went in to do another piece of work. I contacted them to complain about the work they had charged me 4 Times the actual cost, but they kept telling me all sort of bull! In the end I had to count my loses and find another agent! All I would say is if you want your property not to be looked after and ripped off while at it, get Oulsnam to manage it! They are a truly terrible company.

After reporting damp in my daughter's room behind her headboard and bare lighting electrics in 3 rooms they told me that 2 different contractors (electrical & maintenance) would contact me within 2 days.
We moved our daughter into our room at the expense of my sleep and consequently work and heard nothing. After over a week i rang them to try again and am currently waiting again.
My partner and i had an argument with one particular anal lady member when we were in the process of sorting out the contract. Most unusual behaviour on her part considering the potential business then at stake. I am a very laid back and considerate guy who rarely gets into any kind of conflict or writes posts such as this but they leave me no choice.
They care for 1 thing, money collection. It's funny to read the irate Landlords comments too, are they loyal to no-one ????
I strongly advise against using this company unless you're happy with POOR SERVICE.

I am shocked to think that today we can pay for a service and receive nothing in return. As a landlord you expect a level of professionalism when they are managing your investment, and in some cases peoples retirement funds too.
Oulsnams are excellent with the first interview, the salesman is knowledgeable, confident and promises you the world. That however is the first and last you will see of him. Once signed you then have extortionate fee's to pay to setup the property whilst they 'market throughout their extensive database' what rubbish.
Once you have found a tenant then they basically stop working. This due to them also charging the tenant a massive fee to apply for the property.
The reports are useless, the agents have no idea about the property, its never the same agent inspecting your property so they dont know if your living room was pink or blue last time they inspected it. The reports could be written by a 3 yr old with out any explanation to the content. Once we had a heading of 'Dog' followed by another heading of 'damp in conservatory'. After 4 emails, 2 weeks and many phone calls we could never quite get to the bottom of what 'Dog' meant. This after the office staff phoning the tenant to ask when it wasnt the tenant who had produced the report.
This happened so often that in the end you gave up asking. Emails would disappear into nothing with a general address of lettings@oulsnams the only contact you had available. No replies, if they did they ignored all questions too.
It took a face up meeting at their office to finally get a repsonse and actions out of what we had been trying to resolve for 4 weeks.
When arriving it was like going into a dirty cafe. We were made to stand on the landing to make calls and chat, meting room provided. They originally shut the door on us upstairs as they all had their friends in there sitting, drinking coffee and laying around like a Vicky Pollards tea party.
The checkout also was a shock. The TDS awarded the tenant most of the money because the agent had submitted a different amount to what we had submitted for repairs....
Its a disgrace to have them in the industry with so many that are honest and trust worthy.
