Please read this and take this into account when deciding to rent from them, I know the market is difficult to find places but please take this as a warning so you can be prepared. They have been absolutely awful for the entire 6 months we were with them. It started when the Friday before we were supposed to move in we were told the current occupant had Covid and we would have to change move in date, we lost over £100 in moving fees and made everything a lot more difficult (can't be helped with getting ill but Mayfair Town and County were no help and only let us know a day before). The flat was absolutely filthy, the kitchen was thick with grease and disgusting, we spent the first two days cleaning before we could use it. This was acknowledged on the move in report but not the full extent so take your own pictures and annotate the check in inventory. Multiple things were broken and we were just told to work around them (the toilets continuously leaked water, the CO alarm was in the wrong place, the garage wouldn't open properly, the door wouldn't open properly) we emailed so many times trying to get all these issues sorted and were met with either no response or 'it was fine before'. We tried to give them early notice that we had purchased somewhere to move to to give them additional time to get a new tenant in and sorted out of courtesy. We were told that if we wanted to leave early (we didn't) we'd have to pay £400 and would still be liable for rent. We understand our contract but we were just trying to do them a favour. It took several emails for them to acknowledge that it was our official notice. When we moved out they tried to charge us £80 for cleaning. The flat was much cleaner than when we moved in but things that had been marked 'grubby' on the check in were still 'grubby'. The shower was picked up for having some soap marks but I had told them the shower had broken two weeks prior, we told them it wasn't urgent as we had another place but to then try to charge over tiny soap marks on the glass after this is ridiculous. The thing that was most frustrating was they tried to charge us for holes in the wall that were already there and were made by the landlord to hang his things (This is why it's so important to take your own timestamped videos and pictures.) We started to seek independent legal advice over this and they told us to hold off on any action until they had reviewed it however we were told repeatedly by MTC that we had no choice and it was going to independent adjudication by their deposit protection scheme and we agreed to this in the contract, (we didn't and responded with the contract highlighting the clause that said we were entitled to take our own action outside of this) we asked for all the paperwork regarding which deposit protection scheme they had chosen so we could provide this to our legal team, despite multiple emails we were never provided the details, which is a legal requirement, then without any communication I received the full refund? They haven't emailed or anything since so I have no idea if they sent off their check in and their move out or if they just decided to refund the money? Be careful with their adverts - they lied when they relisted ours as they said the sofa and washing machine was offered for sale, they weren't, these were our items. Additionally they told us at our viewing and repeated it at the viewings that one of the spaces was available to park in (it belonged to someone else and you could not park there). They have made the whole experience of renting awful and they are supposed to be a proper company - my partner has rented for years in the North of England and never come across such inadequacy. It is a mix of incompetence, laziness and ambivalence for their tenants trying to squeeze every penny of profit they can.
