As a tenant, the people at the Caversham branch are very unhelpful and completely untrustworthy. As a tenant, the people at the Caversham branch are very unhelpful and completely untrustworthy. They've pushed me to sign contracts and promised to get back to me about certain concerns but they never do. They say they'll look in to my concerns but it never gets anywhere in my favour. In fact, I'm under the impression they don't bother going to the landlord which creates a false image of the landlord being unreliable but it could actually be the estate agents. I've found certain employees at this branch try to cleverly make these promises over the phone so that you can't prove what they said later. Beware of that. It seems to be a common and reoccuring trick.

Lack of communication and trust. The employees of this branch certainly give the impression that they do not value their customers at all. They don't reply to emails unless you chase them. Even the higher management (Sean Masterman or Lynn Masterman) don't respond if you complain. The only time they actually contact you and respond quickly is when it's to do with them receiving money. If you're concerned about something or have a question to ask the landlord, they don't get back to you. I've found them to be very pushy, quite pressurising and completely unreliable.

Rude and disappointing! We never really had any cause to contact the company during the tenancy except to mention that the boiler cover which was hanging off when we arrived (mentioned in the inventory) had finally broken off completely. A replacement never arrived so I was surprised to see £40 being deducted from our deposit upon notification of having it returned. I called the office to ask how we could be responsible for the replacement costs of something that was a) already broken and b) never arrived. The member of staff I was talking told me I was being rude and when I pressed her on how she thought I was being rude as I hadn't raised my voice or used any rough language and was told my attitude was rude! Upon complaining to the Director he saw fit to tell me that we were being charged as we had been remiss in not informing them it hadn't arrived! Furthermore it was made quite clear that if we were to contest this we would be charged a whole lot more for removal of weeds and moving a bed from one empty room to another. I feel that we were simply held over a barrel and fleeced. Be warned!

Really disappointing.... started off fantastic for the first few months of being with them (we had previously been with another agency who had been particularly difficult)..nothing was too much trouble and staff couldn't do more to help or assist us and I even said to them what a breath of fresh air they were. As the tenancy went on problems arose in the house (the main one being the conservatory roof panel flew off in the wind!!)... we had to bodge it ourselves for a couple of days until they could get the landlords approval to allow someone over to fix it. Every time we phoned to find out where we were at they would always shift the blame onto the landlord "Oh he's not replied", "Oh we can't get hold of him" etc etc... Which sounded poor really considering when I called him myself he got back to me within hours and was extremely polite and co-operative with me. It always sounded like a typical "Oh it's not our fault it's someone elses"... Then they conducted an inspection without letting us know...we only found out about this about a week later when they sent us the report of their inspection. When I asked when and why they had been in the house without permission (24 hours notice) they said they had sent out emails to all tenants but the email system had failed (if the email system failed why not call everyone on the morning of the day you are attending). We still kept our cool with them but then on check out when they claimed we had to pay for "Cleaning/Oven Cleaning" when I had provided them with all the correct invoices from the companies who had carried out these tasks before we departed... They tried to argue that it wasn't professionally clean enough so they had to send their people back in to give it a further go!!.... We didn't even get told beforehand that they were sending people in we just got sent the bill afterwards! We also had to pay some stupid jet washing charge for some ivy on the side of the property that was extortionate. When I asked about this they said it had nothing to do with them and again moved the blame onto the landlord. They all seemed to forget that I chased the council for months to get a tree cut back that was landing on the Landlords roof ... if I hadn't chased that for them it could have been catastrophic and caused the Landlord a LOT of money. I never did see any of these invoices for the supposed works that had been carried out that we asked to see. I would have complained more but we are lucky to be out of the rentals market now and have a house to renovate so it's just too time consuming and a big headache. Overall a big fat waste of money and very frustrating especially when you leave the property in a nicer condition than the inventory report was when we first arrived. The only good point for me personally was the communication after the inspections via letter, they always kept us updated about those but other than that very disappointing. This review is NOT including Mica who works there as she was fantastic from start to finish, bubbly, kind, efficient and the nicest lady I've ever dealt with at an estate agents.

I have been using Martin & Co in Caversham to manage a property on our behalf for nearly 2 years.Throughout my dealings with them all the staff have been extremely professional and courteous. They have been proactive in managing the property so repairs are arranged without delay and it is not necessary to remind them that an inspection or tenancy renewal is due. Therefore I would not hesitate to recommend them to other landlords.

Current and prospective Landlords be warned. Here's a cautionary tale. When going overseas recently, I employed Martin & Co Reading Caversham as my Letting Agent. I returned 4 months after my tenant left the premises to find bills from my Energy Supplier for GBP 224.47 and from Thames Water for GBP 556.81 - both accrued while my property was vacant! After the departure of my tenants, the main heater was left on and there was a continuous flow of water in the toilet. Neither was noticed nor dealt with appropriately by the Check Out team. Martin & Co Reading Caversham disclaim all responsibility and decline to offer any compensation. So, when they tell you they "take care of everything for you", that ain't necessarily so!

No response. My smoke alarm was faulty, going off at random times of the day and night. I was told it was the battery, despite it continuing to sound when I was holding the battery in question in my hand. The place is full of damp. A lightbulb exploded 45 minutes after being turned off and I was told that was normal too. The only reason I haven't moved out is that I can't afford to, basically.
