I have rented with many, probably too many different letting agencies and private landlords. Yes, most of them have some room to improve. Larards Lets however... has to be the worst letting agency in history of time.
1) ILLEGAL and NO PRIVACY
In my time renting from larards lets, there has been multiple times when they came to my property without notice. Sometimes, they would just stay outside and do their inspections (without even letting me know that they are on my property, before, during or after). It gets worse. One time, the letting agent suddenly came round, knocking on the door and ringing the door bell. I answered the door. He claimed that they have contacted us in advance, regarding an inspection of the house. When I checked and know that there wasn't any notice, he forced his way into the house. When I tried to FORMALLY make a complaint, the letting agency refused and ignored my request.
2) MONEY GRABBING
They try, at every turn, to take money for things that they shouldn't.
For example, at the end of the tenancy, they want you to pay for broken things, that you reported were broken at the start and they refused to fix.
3) POOR QUALITY and PESTS
I have viewed 6 of their properties around cottingham in the last 2 years. They were all run-down and infested with pests, generally overpriced for the condition of the property. I eventually found one that looked reasonable... I regretted it deeply. Imagine finding mouse holes that previous tenants blocked up with tape! This is what you get from this company.
4) DISRESPECTFUL and ARROGANT employees
When renting with larards lets, I spoke to many different employees of the company. I noticed that they all look down on you (I supposed you are renting from larards, so you chose to suffer), are very old-fashioned in a bad way, and has no idea what they are doing (but pretends that they are better than anyone else).
Those are the main issues I had with Larards Lets.
Happy to help anyone who might want to know more about this company and those who are wanting to rent from Larards Lets.

Awful. I was a quiet tenant and rent always paid on time. I reported a few things and nothing ever got done about it, I was always ignored! took days off work for repairs only for nobody to turn up. Try to lie to them about ending my tenancy because I have PROOF of everything.

I am the tenant of a flat managed by Larards Lets and have been living here a year.
Larards Lets have been terrible. They are very hard to get hold of if you are in a full time job and rarely reply to voicemails or emails quickly, if at all.
I reported a broken toilet handle in July and it was not fixed until December when the issue escalated and it became urgent. On several occasions they have passed requests onto workmen to contact us to arrange an appointment but the workmen have not contacted us and I have had to go back to the estate agent. Some of the workmen they have sent were poor, and on one occasion when someone came to fix the bathroom door (after 2 weeks of pestering Larards on my part) the door handle broke again very shortly afterwards. They were also slow to respond to questions about what to do with furniture which was broken when we arrived.
Recently a neighbour complained to them, about me parking in a particular space in the residents car park, but Larards Lets did not pass on the complaint, and the neighbour was very rude when I had not acknowledged her issue (Because I hadn't been told about it!).
They did organise the delivery of a new vacuum cleaner though.
For the location, the price was OK, but the inside desperatly needed to be gutted and redone. They are also insisting that I pay an extra weeks rent because I signed a 12 month contract even though later in the contract it says no rent will be paid after the keys are handed back, provided 30 days notice is given (which it was).

Most rude and unhelpful staff I have ever dealt with - not interested in what we were looking for and generally disgusting attitude towards us. Most rude and unhelpful staff I have ever dealt with - not interested in what we were looking for and generally disgusting attitude towards us. Shouldn't be allowed to operate as an Estate Agency when they clearly have no respect for the public. Don't be fooled by their proffessional looks - full of bull and achieved sweet FA by ever speaking to them.

Attempting to arrange a viewing of an advertised property for rent, I found the manner of the person answering the 'phone to be somewhat rude and abrupt. Two "promised" return calls over a period of over a month were not made. This appears to be a pattern as, last year, I enquired about another property and am still awaiting the "promised" return call from that, almost eleven months later; I don't expect I'll get it. Expressing concern through the Larards' Contact Us on their website produces much the same lack of response too. I wonder if the property owners know what they are NOT getting for the money they pay.

I found the service provided to me as a tenant has been fantastic. My application was processed quickly and efficiently with very helpful staff.
