I entered into a tenancy after being repeatedly assured by Paris Merico (both in writing and verbally) that it was at a minimum a oneyear agreement — only to later discover, via the landlord himself, that he had clearly informed the agency he is going to need the flat back after six months. This critical information was withheld from me, leading to significant emotional distress, wasted time, and logistical disruption.
I would never have taken the flat under these conditions — especially knowing how many short options exist in London that are transparent and fully equipped. Even getting basic services like WiFi set up took six weeks — something I tolerated only because I believed I was settling into a longterm home.
This was a deliberate act of misrepresentation the sake of securing commission. Tenants deserve honesty, not misleading assurances that result in costly upheaval.

I have had nothing but an awful service with John D Wood & do not recommend to anyone looking to rent in London.
I had no working oven for the majority of my year tenancy nor a bathroom room (it was a studio property so you can imagine how gross that is).
The staff I spoke to were aggressive and rude.
They still have not returned my deposit which they are legally entitled to do (I moved out in April it is now August) & have given me absolutely no communication as to why it has not been returned.

I only enquires about a property. The woman on the phone was very condescending and rude. I explained that I couldn’t pay 12 months upfront as requested but had the necessary deposit etc and was able to pay rent month to month. She then scoffed that she had had three clients pay this much upfront. I said that was fine but I’m unable to do that. Even though I had proof of everything needed it still wasn’t enough because I wasn’t paying £12k + upfront. She also seemed paranoid I had been phoning her office before even though I hadn’t so not sure what she has been dealing with but I am staying far away from this agency given that is how they think is suitable to speak to potential tenants. I have been renting privately for a long time without paying yearly rent upfront and she laughed saying “I’m sure you do earn enough” I then hung up. I feel humiliated.
