Never ever consider signing up to an agreement with these cowboys. I entered into a 2 year fixed term with them, unfortunately with COVID my situation changed and I needed to get out the contract early. They are now trying to charge me the full commission payable to the landlord for the full term!... Read Full Review

Disgraceful practice from a large company and this will be contested to the highest levels where needed

To whom it may concern,
I really want to share my whole experience with this agent to anyone who has the possibility to deal with them. My answer is no!!!! I have moved in one of the property in March 2017. It has been 9 months since we moved in and there is not enough hot water on the property. I cannot have the shower more than 10 minutes. The agent insists the boiler is working but not ideal and we can DO NOTHING BUT live in somewhere without continuous hot water under such cold weather. I can't express my gratitude to James Pendleton anymore!!!! I would suggest avoiding this agent because they did not do their job properly and they even not care about you as a tenant. I felt so frustrated and got ill because of this.

I lived for three years at the James Pendleton managed flat and my experienced with their Clapham office was consistently terrible. Any future/prospective tenants, please think twice before considering to rent any property managed by this company. During my three years at the property I barely had any maintenance done, despite of repeated requests, staff at the Clapham branch are rude and unresponsive and now that I have moved out JP failed to process deposit return for over THREE weeks since the lease ended. Each time I call them, I am told that they only have the interest of the landlord in mind, and cannot care less about the tenant. I rented several properties in London before and never had such a terrible experience.

My only piece of feedback would be that it wasn't always clear who we were meant to be dealing with in the office. During the sale I dealt with Peter, Tom and Will and was often unsure who had left me a voicemail or who I should ask for when I called the office.

It couldn't have been a more stress free experience. The initial contact with Pendletons was confidence inspiring. In stark contract to other agents they were attentive, quick to respond and managed viewings with our tenants without a hitch. The advice on price and what works were needed was very helpful and a special mention to the Angel Department for cleaning and removing all of the unwanted furniture. The best part is that as we live in Scotland it was all managed from a distance to the point where we didn't even need to come down to London once. Brilliant!

The agent cannot do anything to change my mind. I have a very sour taste in my mouth!
