Warning to sellers and buyers! Please read. Stay away from this company. Disloyal, dishonest, untrustworthy and atrocious ethics all round. I was selling my property with this agent and was told the Covid-19 would not effect the sale and that the staff were working from home. However I eventually found out the horrendous truth, which was the poor staff whom were helping me with my sale were actually made redundant with 1 hours notice!! Haart ignored the governments plea in relation to the coronavirus job retention scheme. They selfishly decided against the furlough advice, where the government would have paid 80% of their staffs wages. If they can treat their own staff and existing customers like this in such awful circumstances, then I dread to think how they will treat prospective new clients! I will of course be withdrawing my property from the market with haart. Please follow my advice and steer well clear of this agent.

My son was found dead at one of the properties that Haart was the letting agent for. The way I was dealt with in trying to deal with his affairs was totally inhuman in compassionate and downright disgraceful. . There was no understanding of the way I was feeling having lost my son the only consideration was the money and the rent that was due. The landlord was blamed for decisions regarding the rent even though I found out that he was suffering from Parkinsons and had an elderly neighbour acting as an attorney. It was obvious that Haart was worried about their commission and leading the landlord as to what was wanted by them. Joel who dealt with me had no empathy or compassion for any understanding. It was awful. PLEASE DO NOT USE THESE MONEY GRABBING AGENTS.

Additionally they put so much stress and pressure on me by their attitude towards the issue. They are so careless and Ms Daisy is so rude. What I advice is never ever attemp to rent from them.

This experience has been HORRIBLE!!! When coming over from Sweden to the Uk to view, they messed up my viewing and didn't tell me! I ended up coming here, spending lots of money and wasn't able to see ANY of the properties they were going to show me. Once we moved in it didn't become better, everything took time and the dishwasher was not working at all and the washing machine was also faulty. After telling the landlord who informed me that the agency is running the property they did nothing... I called and called and emailed so many times and without response or we will sort it out It has been 6 months now!!! still not sorted out ANYTHING! They dont answer my calls and i have been nothing but polite and patient. SO DISGUSTED! We are now due to move out and I'm more than worried that there will be delays in getting the deposit back as I need it for a different flat. DO NOT USE HAART ! EVER!

I was left feeling disappointed and lied to by the Chelmsford branch of Haart estate agents . After having and offer accepted we expected all to run smoothly. We were first time buyers and the vendors had no chain. After months of hearing nothing and chasing the agent for information I ended up having to call twice a day for a week to finally find out the vendors solicitor (who were recommended by Haart) had not progressed the case. I was accused of trying to protect my solicitor (why would I and mine were in constant contact) and was told everything was fine when it was not. Eventually, after pointing out any additional costs would not be met by me the agent managed to get things moving again. I asked how I could complain about the lack of progress and terrible service the solicitor had provided and was given a name- Lee Compton of SpicerHaart. I left a message with head office for him to call me and was never contacted. This was strike 1.
We did finally complete on the property. The vendors were elderly and on completion I called Haart asking when we could collect the keys. They did not have keys and contacted vendor. I was then informed by Haart that the vendor felt they had a weeks grace to move out of the property- the contracts stated completion with vacant possession. Haart form this point on point blank refused to help. We expected them to have keys as they sent a letter on exchange stating this would be the case. I had to go to the property with my father to explain to the vendors they had to vacate the property. They said that very morning the agent at Haart had told them they could stay on and there were no problems. I do not know the truth of the matter but suspect, having spoken with the vendor that we were both being told very different stories. the vendor said they had asked for our contact details on numerous occasion but they had never been given them. We were never asked if this was ok and would have gladly spoken to the vendor. I can only think Haart did not want us to communicate as it would have exposed their incompetence and un-truthful conduct far earlier.
We now have possession of the house but this is despite, not because of Haart. I cannot express how disappointed I am with the whole experience and the stress I have suffered has been unbelievable. The only saving grace is as a purchaser I did not have to pay any fees to Haart.

Colchester office, every time you want to speak to somebody they are always at meetings,they never return calls I have to phone for every piece of information regarding non payment of rent. When this went to court I was never advised of any proceedings I had to phone for every bit of information The paperwork I needed for court wasn't provided because there printer wasn't working A company this size surely have more than one printer. There is never any sense of urgency or importance when you speak to office staff in fact I think they are not really interested.

WARNING: to anyone thinking of using Haarts, Colchester - Do not even consider it. From the moment we moved in (when the rental house was filthy, there was no one available to do the check-in, we then had to beg for the check in report and request a visit from the branch because of the state of the house, to the moment we took them to the Tenancy Dispute Scheme - they were awful. Our landlords were abroad and they obviously had or have no idea of Haarts inadequacies - Maintenance division and service team are inadequate, lettings department never knowing what they are doing, legal team who do not respond to third party Solicitors letters and then blame the officers of their own company saying that they cannot respond as they have no information. The whole place is a shambles, not forgetting the accounts department who are nothing short of rude. We requested a final statement which three months later arrived but it only after we filed a dispute with the TDS. This was the same with the checkout report and we still have no surrender document and have not lived there since the end of March. We had over three months of grief after we moved out to resolve our situation. The experience with Colchester Haarts was wholly unacceptable, upsetting, frustrating and at times traumatising.

Haart have been useless since we first decided to rent through them 4 years ago. The first day we moved in I was clamped in my car parking space because haart didn't tell me I needed a permit. We didn't hear anything from them the whole time I lived there except when we renewed our contract and they wanted an admin fee! We have recently moved to a different property which we had to pay haart to give us a reference for (which cost us £30!) a few days later we received a phone call saying that they didn't deal with us anymore so wouldn't give us one. I had to ring them and keep chasing them to get my £30 back. They kept promising 3-5 days which would come and go and I'd have to ring them back again and keep chasing them. I had numerous promised return phone calls which I never received. 3 weeks later we finally received our refund. I know it's only £30 but its the principle! Worst estate agents, would never recommend or use again! We are currently waiting to receive our deposit back, hopefully it won't take as long!

Whatever you do, do not let Haart manage your property for you, they are totally useless. Last year, I used their "full management service" to manage the letting of a property I own in Colchester as I live too far away to manage it myself. The service is an absolute joke, they don't manage the property at all, they just give the tenants the keys, and leave them to it.
They said they would do an inspection once every three months, but I always had to remind them to do it, and after asking several times, they would give me a lame report of the condition of the property that had very little information on it and just said the property was in good condition. All the reports I got were identical to each other, making me doubt that they actually visited the property.
My suspicions were confirmed when I visited the property after the tenants had moved out and saw the pictures the cleaners took of the state the tenants had left the place in. The last inspection was supposedly done a month before they moved out (it was supposed to have been done two months before that, but as with the previous inspections, they hadn't done it of their own accord and I had to ask them several times to do it), and like the other reports, said the place was in good condition.
The carpet was filthy throughout the whole property, the bookcase had been moved into the landing restricting access down the stairs (almost certainly a hazard), there was loads of grease up the walls and on the ceiling in the kitchen and the kitchen table top had been completely burnt off, a socket had been damaged and was showing wires, a thermostatic value had been snapped of one of the radiators, the lawn mower had been dumped in the garden making it unsafe to use, there was a load of rubbish in the garden and it was heavily overgrown with weeds and bushes (at least a years worth of growth), and they had taken two of the expensive single divan beds from the bedrooms and dumped them in the garage (damaging them in the process) and bought cheap double beds and put them in the rooms instead.
Haart expect me to believe that all this was done in the month after the final inspection. What a load of crap!
So, the garden experienced a year's worth of growth in just one month, aye Haart? The tenants decided to buy double beds when they only had a month left in the property (they were students who were graduating this year, so they knew they wouldn't want to renew the contract for another year), aye Haart? The tenants were clean and tidy and perfect for 11 months, but then had personality transplants and become slobs who lived in their own filth for the last month, aye Haart? What complete nonsense.
As most landlords know, inspections are extremely important as they allow you to see if the tenants are looking after your property, and if they are not, you can try to get them to correct their ways (and if they don't, then you can evict them and therefore try to minimise the damage they can do). But as Haart didn't seem to do the inspections, the tenants were just left to cause more damage to my property that possibly could of been prevented. It's now going to cost me thousands of pounds to get the property back into the state it was in when the tenants first moved in.
So, a warning to all landlords, DO NOT TRUST HAART TO MANAGE ANY OF YOUR PROPERTIES, THEY WILL JUST TAKE YOUR MONEY AND DO NOTHING FOR IT.

What agent could do to change your mind?
The maintenance team never phone you back or tell you to ring back tomorrow when you have water pouring through your ceiling. The whole company has communication issues, they dont speak to each other let alone to you. It would be good if they could stick to their word and give me my deposit back.

I have received a shockingly bad service for the past three years from Spicehaarts Colchester, in every aspect of service. To top it off I have recently left the property to be told the landlord didn't want a final inspection, despite me pushing for an inspection they said he didn't want one and therefore would have ten days to inform of any issues, 20 days have past and they tell me I can't have my deposit back yet as the landlord has a couple of issues, even though he hasn't reported the issues yet or reported them within the ten days, Spicehaarts will not release my deposit. This company is a joke.

Dreadful service all round. Local agent poor but customer service at Colchester about as bad as it could be. Have now given them notice. Liz Nelson - all your promises have come to nothing. No communication, excessive quotations for works, incorrect inventory reviews, constant changing of contact names, no follow up on rent arrears. Very expensive. I haven't got a good word to say about any of them apart from Shirley Gibb who seems to run the Weston office. Her manager, Morgan Wilson seems to be in constant meetings, on leave, or training. Yep well I agree, training is urgently required but over four years I see very little evidence of it doing any good whatsoever. What really gets me though is their total inability to communicate. Constant chasing from ourselves and we live in Saudi Arabia! And quotes for repairs by their contractors. A rip off. Haarts seem unaware of what they are meant to be doing with quotations coming back to me that can be double what I eventually ended up paying when organised myself.

They do not contact the contractors on behalf on the tenants or landlord. I do not understand why the whole team in Haart Colchester is so laid back. What do they do all day? Eating the sandwiches at their desk & ignore replying to clients? Their customer services are RUBBISH. I hope the Senior Managers of Haart take this complaint seriously, otherwise I have to take further action & bring this up to the Ombudsman. Haart at Colchester should be CLOSED DOWN!!!!! Not the one in Sutton, Surrey, at least the team in Sutton was better. Every thing is going downhill since they re-structured their company, dissolved Haart in Sutton & moved the property management to Colchester.
The Senior managers in Haart Colchester & their staff MUST ask themselves the following questions: The landlords have to pay them the full management charge so that they can keep their jobs & the company can earn the profit, what services do they return? Come on, it is a recession, they must realize that they are LUCKY enough to have a job & get a monthly income. So their clients expect them to PROVIDE A GOOD SERVICE IN RETURN!!!!!!
