When I was a university student some years ago, I rented a flat to share with a friend who was going to college, and was under 18 years old, in Colchester through Essex & Suffolk Lettings. I now have 11+ years of renting, and to this day, E&S is the WORST I've ever experienced.
1) they required an extensive, invasive amount of private information from guarantors while charging a high fee for having guarantors (which they required!) despite my original guarantor being the owner of a large establishment, they would not accept a written letter confirming that they will be my guarantor without requiring huge amounts of private financial information (for example, how they spent their own business' budget on running the establishment!!).
2) they would randomly conduct visits frequently (I remember seeing them at home minimum every 3 months while I was still living there)
3) I needed to move out 6 weeks earlier because of my housemate leaving the country, and I already had an overseas trip booked for the unexpected end of tenancy date. I was first charged an extra month's rent because of this, but then they returned it to me saying that by the date I asked to terminate my contract early, my final month's rent would have already been paid.
I hired a cleaning company to clean the flat and returned the key to the company before I went overseas. But then when I returned, I was hit with a HUGE bill for, and I quote, "dust throughout the property, curtains were not cleaned", "checkout charge" of close to £150, "additional agent charge" of close to £50, "cleaning" (a professionally cleaned flat) fee of £70. There was not much of my deposit left by the end of this. Bearing in mind, this company charged for EVERYTHING they could get away with back then, essentially preying on the innocence of university students who did not have parents or family in the country to help take care of housing, and had to trust that these 'professionals' were going to conduct themselves in a 'professional manner'. They charged "check-in" fees, "check-out" fees, "inventory" fees, "admin" fees for signing a new tenancy agreement with them, etc. All their communications in letter did not contain any of the agent's names; only illegible scribbles for signatures, so we never knew who we were communicating with.
If anyone has learnt anything from my horrible, extremely memorable (in a BAD way) experiences dealing with a letting agency like Essex & Suffolk Lettings... if a letting agency asks to see your guarantor's private financial information, RUN! DO NOT PAY A HOLDING FEE WITHOUT READING ALL THE T&Cs!!! If they try to charge you to "check in" or "check out" (which is now made illegal as of 2019) ... RUN! THAT HOUSE/FLAT IS NOT WORTH IT!

Every year a 6% rent increase and never any maintenance. After finally moving home, and a professional clean, some contractors carried out the work I had been requesting for 6 years. Then Essex and Suffolk Lettings withheld £220 of my deposit for 'cleaning charges' for clearing up after the work.

Without a doubt the worst letting agent around. Rude staff, extortionate prices and no customer service skills what so ever. We have been renting for many years and with several different letting agents, if you are looking at a property which is let or managed by Essex & Suffolk lettings do yourself a favour and look elsewhere. All but one staff member are extremely rude with their so called manager Rob being the worst of all. They refuse to offer rolling contracts once your initial period finishes forcing you to sign another tenancy agreement and paying £375 for the pleasure. When questioned as to why (as I have never come across an agent that doesn't offer this service) they become very defensive and aggressive. To add insult to injury they force you to sign this renewal contract 4 months before the current one expires, we left it until the last day to do this and had emails telling us that they would be visiting the property the following week to show new tenants round. Their one and only saving grace is Alex. He is always pleasant and eager to help. In summary AVOID THIS AGENT LIKE THE PLAGUE. If I could have given negative rating I would have.

To start with I live with my partner and son. Secondly we came home several times with our belongings looking like they had been touched. One day we came home to the loft hatch left open and things in our property moved about. Due to this we rang the police suspecting that we had been burgled but nothing of ours had been taken so we drew it down to the agents.
Also they have tried to tell us that we owe them a lot of money, but we have worked out the figures and if anything it turns out they owe us money.
So not only are the fees high, they are liars, they break into properties and are also thirds. So to sum up this estate agents, it is utterly useless and would advise anyone away from them.

Absolutely terrible, the worst, please don't go with them, especially if you have a family. They let themselves in to the property with consulting me or getting my consent. My two year old daughter wasn't very well one of the days and they unexpected let themselves in to my property scaring the life out of me and my little girl. They also lied and said the landlord was giving the property back to his son but then again, unexpectedly turned up at the property and let themselves in to show new tenants around and they asked me to leave with my daughter whilst they showed the new tenants round. Digusted with their behaviours, lies and I'm pretty sure entering without permission or conest is illegal.

Absolute Con. Wow what can I say what a vile women nothing but utterly rude when dealing with complaints she swears and puts down the phone !!! This agent let me and my two year old son move into a property that needed so much work doing environmental health got involved ! I have never had a pet and had to get the flat fumigated for fleas ?! My son had bites all over his legs ! Mouse droppings in the cupboard ! Not to mention the heating not working at all in the winter and no insulation in the loft we were freezing - the flat got to much we moved out earlier then the tenancy was due to come to an end because of constantly having builders at mine and having no privacy !

Don't touch these guys with a barge pole. Entered my property multiple times without permission (at least 5 or 6 different occasions). They have no idea of customer service and once in the property they don�t care if anything goes wrong but when you leave the property...... don�t expect to see your deposit again!!!
Fees are very high and for what??? They also increase the rent every year without consulting the landlord first. The more you pay the more they get!

Fees are higher than most in Colchester so please shop around.
There a extremely high fee to renew your tenancy Just to receive the same papers again , there a fee to end the tenancy.

I was gutted.. with the stress of moving and now not having anywhere to go, with a week to go before I had to move out of my house, Rob found me a house which had everything I asked for and was able to get it ready for me to move in within two days! This guy went above and beyond to help me and my children. When no1 else was willing to help he came to my rescue!!
