Encore Property Management recently took over from FHP Living Nottingham to Manage a property I own in Nottingham and so far overall I have experienced a very poor service.
It took them months to set the payment system up when the transition happened from the previous company to pay the yearly management fees and when they eventually set up the payment system they keep sending me patronising letters for invoices that I have already paid in full.
I pay almost £2000 pound a year to these crooks for "Management" fees but these multi award winning market leading management companies are all the same, OVER PROMISE AND UNDER DELIVER.
In the future any invoices that are due will be left until the very last minute and until I have had multiple warning and threatening letters and just before they take me to court. In fact I might even go to court.
Its about time these companies start doing what they are paid to do "Manage" things.
Every time they send me stupid letters for invoices already paid they will receive a formal complaint and a negative review on social media.

Encore Estates has held our money for 12 years and will not return it. These people have my money and will not return it they are unprofessional unresponsive rude and disgusting. Avoid at all costs if you are purchasing a property and encore estates is involved PULL OUT of the deal.

If you’re buying a property and you see this company as the estate management company DO NOT buy! Whilst completing my house sale they saw an opportunity to (knowing I couldn’t complete without the sign off of cleared estate management funds) to make me pay an extra £500 but making my account go into arrears even though I was within my period of payment! Fraudsters!

My experience has been poor. I find it difficult to get information and sometimes difficult to even get a response from both JM Estates and from Encore Estates. It was not always like this. In my opinion we currently have some big problems at our block of flats which have been going on for years... Read Full Review

The fees are not the issue. It is the quality of service that matters. I estimate this one small branch is dealing with maybe up to 300 properties.

My experience has been poor. I find it difficult to get information and sometimes difficult to even get a response from both JM Estates and from Encore Estates. It was not always like this. In my opinion we currently have some big problems at our block of flats which have been going on for years and which could have been avoided by preventative maintenance. In my opinion the service we have had is not reflected in the glowing self-promotion on the Encore Estates website.

We appointed Encore as our Managing Agent about 3 years ago. The service and attention received from Encore has been exemplary for which we have been 100% satisfied and grateful as it has made our lives as residents a lot easier and stress free.
In the past we had experiences with other management companies and our resulting opinion is that Encore Estates stand out alone as the most efficient one by far, we would therefore have no hesitation in recommending them to any property considering them for a similar role.

Encore estate management decided to send me paperless bills, it means that they charged my service fees in advance by email, as their convenience. I received only a payment reminder from them as the initial went to my spam box and only got it at the end of the month when my quarantaine software popped it for me to accept or discard. Their online payment facilities have not worked for months so I had to pop at my branch and pay. despite all this, my payment was made within their stated deadline. Yet a couple of weeks ago, was bombed by emails by J B Leitch LLP. I am not sure of the contract agreement between these two parties, but a woman called Carolyn Jones contacted me asking me to pay over 1200 pounds for already paid services charges. It is sad that mediocre people can't earn their living in no better way than scamming people who do work for their living, rather than getting back to Encore and clarify that this payment had been already made, Ms Jones had nothing better to do to insist I have to pay for 453 for the 6 days encore did not track my payment. I have already raised this issue to trading standards as an abuse and intend to get to the bottom of how JBLEITCH comes out with their fees, and why they scam clients to pay extraordinary fees for encores poor administrative
