The branch manager, Maria is rude and completely undermines buyers whenever we have shared an opinion on a property. Whatever you do, don't comment on price either - they generally price properties at least £25k higher than competing agents in the area and will make you feel like your offer is garbage if you dare price lower than their asking.

As a buyer looking for a property in walthamstow, Douglas Allen walthamstow have left a terrible impression. The branch manager, Maria is rude and completely undermines buyers whenever we have shared an opinion on a property. Whatever you do, don't comment on price either - they generally price properties at least £25k higher than competing agents in the area and will make you feel like your offer is garbage if you dare price lower than their asking.
They also kept sending me texts for properties that were not as per my requirements despite giving them my requirements (I also politely asked that properties below X amount be sent to my email instead of text but this was ignored)

I chose Walthamstow branch to put my property on the market and what I was not made aware of is if I withdraw that I would have to pay the floor plan and photos costs. I am not upset about the money but they should have the principal to explain the costs to me as I was agreeing to pay high fees to them. I did sign the terms without reading properly which is probably my fault but they told me on several occasions that I wont lose out anything by doing the paperwork when I did tell them I was not ready yet. good lesson learnt but I will not be choosing them again and I am putting a formal complaint to them. they kept on advising that I mis understood but if someone says I wont lose out on anything then what does that mean?

Avoid at all costs - Walthamstow is awash with Estate Agents, I made the mistake of going with Douglas Allen much to my regret and cost - both financial and emotional.
Their rates are ridiculously high ( I later found out ), they do the bare minimum and their sales progression is worse than a joke - actively aggressive but useless as well. I saw an email between solicitors describing the Douglas Allen sales progressor as "does not seem to have a clue" - unfortunately, they were right.
I no longer trust them. It was a huge mistake to engage them, am now trying with another but won't say who until that completes. So far though, they are much better (and their rate was much lower even though I didn't engage them because of that).

explain things better, looking at it now. they cost me more money. What we should have done was agree a fee that was lower.

2 things...
1) i picked these because out of the 3 agents i had round, they told me they would only charge me £150 to sell my house.
What they didnt explain properly was that they charged my buyer a whopping £6000 as well.
When i asked the agents if this practice would affect my sale price they said no, however when i spoke to the buyer they said they offered me £6000 less because they had to factor in paying the agent.
So in other words their way of selling cost me £6000!!
compared to the other agents who quoted me between £2500-£3000.
2) out of the 3 offers i got, they kept pushing me to accept an offer (2nd highest)
it was only when i sppoke to the buyer i found out this was because the youngsters were using the agents mortgage broker so i guess they made more money on this couple than the people on the other offer!
not impressed. wouldnt use again.
only positive thing i have to say is that they flooded my house with people to view.

The agent could have either just done what I had asked and updated my profile preferences, or handled my query with a degree of courtesy, and not call me an idiot.

The Walthamstow branch of Douglas Allen have left an awful impression in my mind. This basically means that instead of the seller paying the estate agent fees (c.£10k), the buyer has to pay for it on top of all other fees.
That is their choice/business model, so I have no desire to question them on it, but I received daily sms text messages regarding sale by tender properties, despite telling them that a) I would rather be contacted by email, and b) I did not want to look at houses that used the sale by tender process.
I called the branch expecting to have a pretty straightforward/friendly conversation to update my profile, and was told by the estate agent that I was being an idiot, that no one had ever queried sale by tender with them (something I find hard to believe when it results in spending thousands of pounds on estate agents instead of bricks and mortar) and that they have control of the market now and I should be doing exactly what he says. I told him that he may well be right, but I would still like to update my profile to remove this option, to which he told me that he would be removing me all together rather than changing my preferences.
He then lied to me and told me there was no point them having my details as all Douglas Allen properties are sold via sale by tender. I explained there are other branches (like Wanstead, who have always been very open, clear and friendly) that do sell houses in the traditional way, so I would rather be left on the distribution list if possible for such sales. He said I was wrong, I told him I was viewing a property on Saturday that suggested otherwise. He got ruffled and told me he would be removing my profile so that we don't get any more contact as it was inevitably going to be all sales by tender within a very short time.
I appreciate that this new sales by tender process is probably something that this estate agent is trying very hard to push, but the way he handled my hesitance and queries about it were disgusting. I could not understand why if their system has the flexibility to filter what it emails through to me, he didn't simply do it without all of this agro.
I know the market right now favours the seller, which can only be why the estate agent felt he could be so rude and dismissive of me. But these things are cyclical, and there will be times when they require buyers. I would advise people to steer well clear of the Walthamstow branch of Douglass Allen.
(Again, to re-iterate my dealings with the Wanstead branch have always been positive).

I liked the work process at Douglas Allen. We initially met the branch manager Rob Stiff face to face. Rob advised us on issues that may come up during the sale e.g. mortgage valuation. He recommended an open house but in advance he also suggested a purchaser for us to view our flat. This purchaser made an excellent offer which we accepted. I was then passed over to our negotiator Andrew Bilby. The initial few weeks were pretty quiet whilst our lease was being extended but Andrew stepped in when the process was taking too long. I got the impression that he was across all the various issues; he knew everyone up and down the chain and perservered with chasing when I got the impression that others were flagging. When I was beginning to get very anxious about the chain collapsing, he was always very reassuring. I was also very impressed with his professionalism, he was always very consistent and polite.

The selling of my property was a bit complex as the tenants were not given notice on time by other letting agent. Therefore led to a delay of sale by 1 month. This is where Andrew was brilliant in keeping me up to date on what the buyers solicitors were proposing. I found him extremely understanding and empathetic.
If it weren't for Douglas Allen I probably would have lost the sale. A lovely bunch and very helpful. I intend to purchase and would without a doubt appoint them to sell properties in the future.

Showed more interest in the property, both pre and post offer. Responded more promptly to concerns we had. Very often queries were not chased up, and when we asked again, we were often told, \'I\'m sure it\'s fine\'

Douglas Allen successfully sold our flat, but the whole set-up was very underwhelming. In conversation with prospective buyers we found out that some information (regarding the lease and neighbours) that was being given was entirely inaccurate.
Once we had an offer, it felt like all interest was lost, and we struggled when we needed their help to arrange subsequent viewings, and pass on information (phone-calls and emails not returned etc). Eventually we gave up and communicated directly with the buyer, and resolved everything through them direct.
Certain members of staff were incredibly helpful; Dmitri and Lucy stand out, but generally, it feels very much like we sold our house despite the lack of interest from Douglas Allen

I first spoke to Robert who we found very charming and booked in to have our flat put on an open house with Douglas Allen. During that time we were mostly happy though on more than 3 occasions we were told that potential viewers were coming outside of that open house. None of the aforementioned turned up even though we made every effort to be there for those time. My wife and I have two children under two and the tenants at the time were also pregnant but working the last few weeks of that. So you can imagine it took a bit of organising to ensure someone would be at the property? And we did not get a call to inform us of those cancellation. That said after the open house Andrew then took over the role of being the main communicator between Douglas Allen, the solicitors and ourselves and he has been excellent! Always kept us in the loop on the progress and very professional. I would on his work recommend using Douglas Allen but would say some of the staff at the branch took on too much work and then failed to give us the satisfactory service that we would have expected after the initial introduction.

They continuously contacted us about unsuitable properties. At times I have received up to 8 texts a day about properties which in no way matched the criteria given, and was also left voicemails, which were usually addressed to my husband, despite me telling them on a number of occasions that they were calling my phone!

Seriously unimpressed. During our property search Douglas Allen have been by far the worst estate agent which we have had to deal with. They continuously contacted us about unsuitable properties. At times I have received up to 8 texts a day about properties which in no way matched the criteria given, and was also left voicemails, which were usually addressed to my husband, despite me telling them on a number of occasions that they were calling my phone!
When I called to speak to them about properties of interest, I often found them patronising and rude. It is interesting to see that the good reviews on here are generally from vendors, whilst the poor ones are from prospective buyers. I have no doubt that they'd sell your home for you fine, but try dealing with them as a buyer! I was made to feel that my budget (almost £400k) was laughable, and found that they only take you seriously as a buyer if you show interest in using their nominated solicitors and mortgage advisers, who also seem to get poor reviews.
Thankfully we have now bought a property through another agent, so hopefully we won't ever have to deal with these people again!

Unimpressed. Poor administration which has resulted in large number of irrelevant property alerts. He was 25 minutes late, unapologetic and brought another buyer with him, who he then showed around the house as if I were not there. As a recent vendor, I would have been horrified if my prospective buyers were treated like this. I have asked around and apparently this is not unusual. Avoid at all costs.
