After being pushed back for a viewing and subsequent move in, we were presented with a property legally unfit for habitation - requiring us to cancel our move and spend a week getting a refund.
No communication between landlord, letting agent and us.
Property presented without cleaning.
"Temperamental" boiler - as it was told to us on the day even though they are known for half a week.
Rooms left undecorated and unusable which they intended to continue work on after we were to move in and "work around".
Toilets left unclean and nonfunctional.
All these issues and more (including those promised to be fixed prior to move in) were discovered by us on the day of attempting to move in - not sure what they classify as a rental inventory... We had to cancel the rental and get a refund (for what we paid them). Even now, we are still out of pocket by nearly £2k, and a copious amount of stress, due to the efforts spent trying to move in.
One of the few letting agents now on our blacklist.

Awful company, have had a leak and heating issue since I have moved in which remains unfixed. They delay and deny constantly leaving my 3 year old and I with no effective heating and a property full of damp. The agents are inhumane, making you feel like you are the problem for complaining. They lie constantly and you have to repeatedly report the same issues. They get opinions from contractors and chose the one that suits them without fully investigating issues. I complained for head office and they said they weren’t aware of issues I had reported repeatedly and even had their replies! They will not accept any fault and think that not even attempting to fix an issue for 6 months is normal Picture of disintegrating carpet, asbestos tiles which haven’t been removed and we’re just cut through, leak for 11 months

When I decided to look for a place to move to, I went to most of the estate agents in Chelmsford sadly non of them were interested in helping me. But things changed when I contacted the ladies at CMRENT. The ladies took it upon themselves to find me a home. Believe you me the ladies at CMRENT 23 Duke Street Chelmsford treated me like I am a member of their family. They didn't rest until they found me a place. I am now in my new place and I can't help but be thankful and recommend anyone to contact my winning time of ladies at CMRENT and you will understand what I am talking. What are you waiting for? Contact them. They are not miracle workers but they are good at what they do and are the best in Estate business.

I am glad I read these reviews before I became one of their customers. Me and my partner were very interested in renting one of their properties. We visited their branch in Chelmsford a week ago to ask more about the flat we were interested, however were told that it is no longer available. After a week I decided to give them a call again just to double check this is the case. I was told that the flat is still available so we arranged a viewing. During the visit we were encouraged by the agent and informed how many are people are interested in this property. Then she kindly suggested that the tenancy depends on the price we will offer and said that somebody will probably offer £15 more than the current price, so we should offer even more than that! This is something I've never experienced before with any other agencies!! Bidding on the rent price that is already set?! General customer service is also disappointing - they promise to call you back or text you with details of the arranged viewing, but never do so.

I recently moved into a rented property via the Chelmsford branch of CM Lettings. The service extended was below par especially post acceptance of my offer.
1) We had agreed on an additional viewing (after my offer was accepted) but when I turned up at the property there was no one around. When I called the office, they mentioned there was a goof up and they didn't really book that time. Luckily the existing tenants were in the property and agreed to let us in, so we managed to have a second view of the property.
2) In my offer, I had specifically asked the property to be cleaned to a professional standard and also have the overgrowth in gardens cleared. Both were agreed to, but when I went into the property neither of this was done!! They asked me to work with the landlord to fix all of these after moving in. They promised me a clean house, but ended up handing over the keys without doing any inspection whatsoever of the property. It was unbelievable.
3) They charge around 200 pounds per adult for doing a background check. But I had to do all the coordination and follow up to get the employment and landlord checks completed. I got an email on Saturday evening saying that they haven't for the landlord checks done as yet and that it needed to be complete by Monday else the property would go back on the market!! I had to take a day off work on Monday to run around my current letting agents (who aren't the best either :P) to get this done. I would've expected CM Lettings to do all this esp after charging me for getting it done!
My experience with CM Lettings has been very bad, and I would personally not recommend them.

What agent could do to change your mind?
They could have supplied me with a member of staff who I was happy with and could have taken my enquiries seriously and followed them up

This was not the problem the problem was ***xxxx*** a member of my family' who would need to be present when viewing the property and understandably this was not a position I was happy to be in. Frustrating as all property's I am Interested in are with cm rent but I have heard nothing but bad things about them now i understand why

Like most people who use CMRent, they were fine when moving in, but when anything needed doing within the property they were pretty useless. The staff are completely incompetent. The problem we're having at the moment (STILL) is that we're not getting our deposit back. I have explained to them NUMEROUS times what needs to be done, but they refuse, claiming to get my desposit back I need to get it from the 2 current tenants living in the flat there now (I have moved out now thankfully). They didn't even know how to reclaim the deposit back. They claimed I could "Log into the website and change the owner of the deposit" but when I spoke to the people who hold the deposit, this feature has never been available and I had to work out for myself how to reclaim the deposit. Now, all they need to do is send an email to the company holding the deposit to confirm that we can have it back but they refuse. Even though, before I moved out, an email was sent to a member of staff at CMRent who actually confirmed that I will receive my deposit 5 working days after I moved out. It has now been well over 5 days and they still haven't even bothered to contact me about this. When I tried contacting their Finance department yesterday to tell them they have made no action regarding the deposit, they said they had no action to take that its my job to get this back. When I said otherwise, she said I was incorrect (Coming from the same person who didn't even know how to reclaim my deposit back). So I tried calling back again today after getting confirmation from the deposit agency that all they need to do is send them an email to say "Yes, he may have his deposit back", and what happens? When trying to "Put me through" I was hung up on twice. Clearly intentional as the person has no idea what their job is. I seriously do not recommend this place to anybody. I'm never a stressy person, but this takes the biscuit.
P.S Also, the woman supposedly dealing with my deposit enquiry decided to go on holiday without telling her employees of any of the details regarding my deposit. So until she gets back, nothing can be done! Fantastic.
