At the start of the Tenancy for negotiating and preparing our in-house Tenancy Agreement, a fee of £400 inclusive of VAT is payable by the Landlord. This includes completing Right to Rent Checks, completing the Deposit Registration and completing the Land Registry Check, including 2 references.

Upon your acceptance of any estimates to remedy any defects or undertake repairs in excess of £500.00 inclusive of VAT and providing we are in funds, we would supervise the works for an additional fee of 12% inclusive of VAT of the cost of the works.
ADDITIONAL MANAGED PROPERTY VISITS
If additional property visits are required this can be arranged subject to a charge of £90.00 inclusive of VAT per visit.
PURCHASES
If we are required to make minor purchases for the property on your behalf an additional fee of 12% inclusive of VAT (10% +VAT) of the cost of the items.
PROPERTY ACCESS
In the event that a contractor not known to us is required to attend a property to remedy a defect within the Landlord’s repairing obligations and the Tenant cannot be present, we will endeavour to appoint a person to wait at the property. £60 inclusive of VAT per hr.
NON-MANAGED PROPERTY VISITS
£50.00 inc VAT per visit will be charged.
NON_MANAGED PROPERTY SAFETY CHECKS
If we are required to arrange safety checks for a property not within our Management Service, an administration fee of £54.00 inc VAT will be charged.
NON-MANAGED DEPOSIT RECONCILLIATION
If we are required to or become involved in the negotiations between the Landlord and the Tenant to reach agreement regarding the apportionment of the Tenant’s deposit at the end of a Tenancy, a fee of £240.00 inc VAT will be charged.
INTERIOR DESIGN/REFURBISHMENT
If we undertake to supervise these works on your behalf, a fee of 12% inc VAT of the total cost of the contract will be charged.
LEGAL LIAISON/COURT ATTENDANCE
Any legal proceedings must be instituted by the Landlord and all costs are the responsibility of the Landlord. Where we are required by you to liaise with solicitors, arbitrators or barristers or attend court on your behalf, our fee will be £180.00 inc VAT per hour or part hour including travelling time plus travel costs and disbursements.
TAX ACCOUNTING
If you are resident overseas and fail to apply for Approval to be paid the gross rent or if you are refused Approval, and we are obliged to submit quarterly returns to HM Revenue & Customs, we will make a charge of £30.00 inclusive of VAT per quarterly returns and a further £120.00 inc VAT per annum for a Year End Submission.
REFERENCES
£25.00 inclusive of VAT per tenant (£20.83 + VAT) and £40.00 inclusive of VAT per guarantor (£33.33 + VAT)
COPY STATEMENTS
Statements are issued to Landlords as we receive rent. Where we are required to forward additional copies to your accountants or other professional advisors, there will be an administration charge of £8.40 inc VAT for each statement.
Deposit: 5 weeks rent
Holding deposit: 1 weeks rent. The holding deposit is offset against the first months rent
DURING YOUR TENANCY
Amendment Fee: £50 (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.
Early release: The landlords re-letting costs, arrangement charges, any difference in rent in the new tenancy.
Tenancy Swap: £50 (inc VAT)
Default fees: If any Tenant loses or misplaces a key or security device giving access to the Premises and requires a replacement, a default fee will be charged.
Damages: The Landlord and the Agent are entitled to recover damages for breach of contract. The Landlord or the Agent are allowed to recover the costs to put them back into the position they would have been had the Tenant carried out all the obligations in their contract.
