In life, communication really is key, Boxall Brown & Jones kept us updated, well informed and reassured at every point of the process. The team at Boxall Brown & Jones are professional and knowledgeable whilst being friendly and accessible, the perfect balance. We would like to pay special thanks to Anthony for taking ownership of the whole journey, a harder working and genuine gentleman, you will struggle to find. We would also like to mention Angela and Tracey, again always on hand to update or answer any queries, promptly and accurately. The prospect of moving to a new house can be daunting or perhaps overwhelming, but not with Boxall Brown & Jones. Don't take the risk of renting with Boxall Brown & Jones. During my 5 years of being a tenant, they have excelled at accepting my rent payments. However, once problems arose, they turned out to be inattentive and unresponsive, to the point of unprofessionalism.
In July (nearly 3 months ago), the roof of my apartment building leaked and thoroughly flooded my flat and two others below mine. The leak was repaired by the property management company, but the flat remained damp for weeks and mould started to thrive. It's now nearly the end of October and the only work that has been carried out is cutting a hole in the living room ceiling, to check where the leak was coming from.
Here are some of my observations from the interactions I have had with Boxall Brown & Jones over the past few months:
- If they say they will ring you back, they won't. I fell for this one too many times. They are seemingly stuck in a constant state of "awaiting an update from the insurance company" and "will let you know when we receive a response". - They didn't update me on the status of the repairs, not even once, during the whole month of September. I had to actively contact them for information. At the same time, their position is that "we do not feel our service has been poor". - After months of living in a damaged and unsanitary flat, I asked for fair compensation, since I didn't sign a lease for a mouldy flat. Following weeks of back-and-forth emails, they offered a £50 reduction in rent, "as a gesture of good will". I could only assume that this was intended as an insult and declined. - They never once apologised for the conditions that I was forced to live in, and for the length of time it was taking to for the issue to be rectified.
Have a look at the attached photos and decide if you would pay nearly £700/month for a smelly flat with stained and mouldy walls, buckled carpet and a ceiling with a huge hole in the middle of it. I have reported the issue to the council's Housing Standards team as a health and safety matter, and they are investigating.

Very poor.
My partner and I arrived early to view a property on Sunday only to be let down by nobody being there. I knocked on the front door, looked through the windows and waited for 40 minutes. After around 20 minutes I tried to contact the agent by telephone and couldn't get through. I then sent an email whilst standing at the front door.
I received no reply to my email on Monday so sent another in the evening stating my displeasure with the service.
I received a call from a lady called Kerry today who was apologetic albeit insincerely. At first, she questioned whether I was at the correct property I confirmed that I was. By the end of the conversation, I was essentially made out to be a liar. John was At the property until 16:30 as they always wait 15 minutes for a viewing. I sent my email whilst standing at the front door at exactly the time that John left. When I tried to explain this to Kerry it fell on deaf ears, I was given poor excuses and spoken over.
John is an elderly gentleman and wouldn't have been able to leave that quickly. We always wait for 15 minutes after the appointment The estate is a rabbit warren are you sure you were at the right property I had viewings before you and they have provided feedback
None of the above confirm why I was left outside waiting. I am extremely disappointed that the words that I said were not taken on board at all by Kerry.
I have stated that I do not wish the view the property now anyway. The pictures featured on their website and Rightmove are very misleading. The rooms are much smaller than they appear and the back garden is akin to a postage stamp. I am glad that I took the opportunity to view the property from the outside as it has ensured that I do not waste any more of my time with Boxall, Brown, and Jones.
In short a poor service, misleading photographs, rude and frankly incompetent.

This agent were horrendous to deal with, they sold a property as a 4 bed without checking building regs in place , delayed and sent threatening letters throughout and then 3 weeks before scheduled completion they admitted building regs were not in place so had them done retrospectively refusing to tell me what was being done significantly altering features of the house and removing fixtures already agreed for inclusion. Not to mention invalidating the £500 survey I had commissioned. There answer to any protests from myself.. If you don't like it we will remarket ( they had at this point delayed so much the market had picked up) Post competition I am still awaiting the building reg certificate and detail of the work done ( as well as the NICEIC) I hope I never have to buy a house through them again.

I would highly recommend BBJ Lettings they took my property over from a local letting agent who had without success and with incompetence failed to secure a tenant. BBJ within 1 week of instructing them had secured three viewings which resulted in two applications for the property which is now let. They were professional efficient and took away the whole responsibility of securing a suitable tenant. Louise Williams operated a very slick system she was approachable and clearly knows what she is doing. I cannot recommend her enough

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
