This is a negative review when dealing with Mirela, one of the estate agents at Bairstow Eves Leytonstone. This branch is managed by David Millar who previously ran the Bairstow Eves Leyton Branch (which is also reviewed on this website - please do read). The following is based on what I have experienced and witnessed.
I own the leasehold that is located below the property Bairstow Eves are attempting to sell. The property above was a “quick flip” project where concerns were raised to Building Control (this includes but not limited to fire safety). During a viewing with a potential buyer, I raised my concerns to the estate agent who pretended to be unaware. This is not true as she was also informed by another occupier of the building. I advised the potential buyer to await the outcome of this inspection.
A few days later, Mirela arrives for another viewing and confronts me stating that I should not be advising her clients (despite raising safety-related issues). She states that Building Control conducted their inspection and everything was ok - in front of her client. This was misinformation. When contacting Building Control they stated that they “have not dropped their investigation” as the owner has not provided a date for access to carry out the inspection (exceeding the 14 day period required for the appointment). I called the Bairstow branch to inform her of this information.
Mirela's only concern was that I was behaving like I was her client, when I’m not. No concern was expressed for communicating misinformation or dismissing raised issues with the property. She asked “do you even understand the process of buying a property?” because the buyer will find this out later during searches. If this is reflective of Bairstow’s approach, they prefer to let a buyer move forward (not fully being informed of the risks) and spend time and money to find the issues for themselves. However, as the property was flipped to be sold quickly, there’s a possibility that the issues would not appear on the searches in time.
Mirela, the estate agent representing Bairstow Eves Leytonstone, has not stopped to think that she is going against paragraph 7i of The Property Ombudsman Code of Practice. This is to remind agents that under Consumer Protection from Unfair Trading Regulations (CPRs), they must “disclosure any information of which they are aware or should be aware of in relation to the Property in a clear, intelligible and timely fashion”.
Mirela has been informed multiple times and has been given the opportunity to "do the right thing" by her clients and correct the information. She has actively ignored this. Instead she has started to bring the seller along to the viewings in an attempt to intimidate me and hurry clients in and out of the property as quickly as possible.
I have written to the branch via their contact us form and left a voicemail to process my complaint. Unsurprisingly I have not heard back from David Millar as he has no interest in dealing with this situation.
