Avoid, avoid, avoid! They were all nice and polite when it was us to pay them, then they disappeared! Worst letting agency experience I had! Like most agencies, they have a very slick sales team that are very helpful. Big thanks to Poppy and Josh.
However, when things go wrong there property management department is simply incompetent. Simply arranging a time to fix something is completely beyond them.
I was left with no heating or hot water many times and was also left with a leaking boiler for 3 months. Property management (Andrea, Joanna) were rude and really had no idea what they were doing.
Great sales team, but they really need to hire better for the property management side.

Struggled to reach anyone as it was happening - everybody were either out of office or off sick. It has now been over a week, and we still haven't had any proper communication regarding this, no updates, no clarification of the situation and, of course, no apology. This goes beyond unprofessional and into completely missing any empathy or human decency. Need I explain how terrifying it is to have four men show up at your door, start changing the locks and tell you to get out?

While not updating us on the matter, AM is also refusing to break the contract with us or return our deposit.
This comes after us moving into a flat that was uncleaned and in an extremely bad state of disrepair - broken furniture, exposed wiring in bathrooms, broken toilet, broken window locks, no water in the bathroom, broken plugs, cigarette burns all over the couch to name but a few things... Even after a month, a lot of the things still remain broken, the bathroom is still non-functional. Communicating with the agency has been very difficult - they often simply ignore emails. There seems to be no organisation, as we keep being sent from one person to another. Our concerns have been written off numerous times, not to mention the time when someone from AM called and shouted at us for sending them a list of all the broken things. Asked for contact details of the manager, our agent refused to provide them, told us that the manager is busy and we still haven't managed to reach them.
I truly have no words for describing how bad an experience this has been.

The worst agent I ever used. Loan sharks and bullies. They have harassed us constantly and charged us hefty renewal fees with zero service provided and taken us to court. The term on the terms and conditions was an oversight. We have been using them since 2010 since we bought the property. The many other agents we used have never put in such an unreasonable clause expecting 9% VAT indefinitely. Service is totally rubbish too. My advice, AVOID THEM!!!

BAD. There is no transparency on tenancy renewal fees charged by Atkinson McLeod to landlords – the director of branch was unable to provide a detailed summary of what the charge covers, reverting to the fact that their terms allow them to charge fees even though I am not receiving a service(!). As per the date of this review, 3rd June 19, Atkinson McLeod has not made public in their website the fact that their trading terms charges tenancy renewal fees to landlords when they are not providing tenancy renewal services. Such a practice, Atkinson McLeod should make aware in advance to both landlords and tenants, condition highlighted in bold in all contracts, as the letting agent trading terms have practical consequences for both landlord and tenant such as loss of earnings for the landlord and loss of a home for the tenant as the landlord will have no choice but to give the tenant notice rather than tolerate bad service and poor \/unethical business practices by this letting agent.

I ended up doing the letting agents' job, including dealing with the tenancy renewal and the tenant which is the service that I paid this letting agent for (over £1k paid to the letting agent. No tenancy renewal services provided by Atkinson McLeod Letting Agent).

I terminated the contract for breach due to the shockingly poor service I received. The agent has since then pointed out that Atkinson McLeod trading terms allow them to charge renewal fees to landlords when they are not providing the landlord a service at all. Furthermore, the director of branch has actually stated that provision of services is irrelevant (and so the quality of services) and that Atkinson McLeod are entitled to charge tenancy renewal fees to landlords for as long as the tenant remains in the property. This in fact means that they are using their trading terms as a cover to provide extremely poor services. It also means that you as a landlord may be forced to give a tenant notice due to these unfair trading terms and also may be stucked with a letting agent providing you no services or very poor services. Do not sign a contract with Atkinson McLeod whether you are a landlord or a tenant without the letting agent clearly explaining to you and having you acknowledging via email this business practice, or better, use a different, ethical services provider.
If as a landlord you have been impacted by this business practice by Atkinson McLeod, report it.

I had a terrible experience with a staff member* in the Canary Wharf office. We were shown our property by Lisa - who was great. However all the things we noted we wanted fixing/removing were not taken into consideration.
Over our 18 month tenancy it took months to get responses on minor things. WE went weeks without our main bathroom working and the agent often blamed the landlord being overseas and the time difference.
The check out inventory is vastly different from the check-in inventory and they are wanting to take money from us for a professional clean dispute the property being filthy when we moved in and significantly cleaner when we left. The professional clean we were promised before we moved in was never completed.
3 months down the line we still do not have our deposit back and it's taken getting the TDS invovled to even receive a response on any deductions to be made.
Worst agency i've ever dealt with and clearly try to get money out of their tenants - all positive reviews are from landlords who obviously get to retain deposits from every set of tenants they have.
