<p>DO NOT RENT AT MIDDLETON HOUSE, 27 ST. MARYS GATE WITH ASHLEY ADAMS!!! </p><p> Reasons: </p><p>1. Phoebe is an incompetent liar, in fact the whole business is a joke. THEY ARE TOTAL LIARS, they will tell you anything to get you to sign a tenancy agreement. Then will leave you high and dry and NEVER respond to multiple emails and calls. Travis is just a waste of space as a minimum wage 'Manager'. </p><p> 2. There is an XL Bully here that walks around without a muzzle, I've contacted the Police as the Landlord/Ashley have no interest in the fact that its aggressive and dangerous. It's reared up at me and nearly got out of it's collar. Pretty sure it would have attacked me if it got free. </p><p> 3. Some pubs stay open until 2am, playing outside amplified music SO loud that you can't sleep. Even in the week. I've made my complaint to the council, several others are too. Good luck to any potential residents who want to live in the 2 properties near the communal carpark! Pay £2000pcm for zero sleep. </p><p> 4. The other residents disrespect the building, they throw all sorts of rubbish everywhere. I found a used Vape in the communal area, if a dog ingests this it could be fatal. The bins are always overflowing, nobody gives a damn who lives here. </p><p> I'll be making a formal complaint to the Property Redress Scheme, Property Ombudsman and every other regulatory body I can find. </p><p> AVOID! AVOID! This is currently my third property I am renting here in Derby and the first time I am using Ashley Adams services. I can honestly say that my experience with Ashley Adams has been greatly upsetting. There seems to be no empathy for people, and they surely live up to the stereotype of being unprofessional and dishonest. We first were interested in renting one of their properties on Erasmus Drive and set up an appointment to view one of their show homes on the 18/09/2023. We later decided to apply for the property and paid our holding deposit immediately. A few days later we set up the Deposit agreement and by the 25th we had paid and signed the tenancy agreement. The rental agreement price was for £1250. On that same day, we noticed a similar property, also let by Ashley Adams, in the same area, with the same specifications had been reduced to £1200 followed by another identical property on the 27th of September also being reduced. When I enquired with Sasha, the estate agent who we were dealing with, she told me that this was a mistake and to ignore the UPDATED PRICE as this probably was an issue with Rightmove. We previously had enquired if we could reduce the rental price to £1200 and we were told by Sasha that she could not do so. She told me she would ask the landlord and see what they can do to see if they would be willing to amend the price. I then called every day to hear an update regarding this and one colleague would tell me they are waiting on the landlord, while the other would tell me she was waiting on the manager to get back to her before she could give an answer. The assistant manager, Bryani, told me that there had been a mistake and that Rightmove should update it and that Travis, the manager, would have sent an email regarding this. Travis finally responded and stated that "All rents are different, and your agreed rent was £1250 per month, this stands and will not be altered". Therefore, I was lied to by both Bryani and Sasha regarding the price of the property and the disrespect is that the price was reduced the day I had paid and signed the tenancy agreement. The second major issue was the condition of the property that we had agreed to move into. The place was left by the previous tenant in disgusting condition. There were crumbs and grease all over the oven and worktop, the fridge had stains, the freezer wasn’t empty, the walls were badly damaged and needed painting, the garden was left in a state, clearly had never been touched for the duration the previous tenant was residing in this place. I had called them immediately and spoke to Molly one of the estate agents who told me that she had to call the Manager, Travis, who was apparently working from home on the day we moved in to authorise a cleaner. I waited all day from 9am till 4pm (closing time) and no-one called me back. Every time I called it went straight to voicemail. I lost out on my rent-a-van deposit as I was not able to move in that Saturday (30/09/2023) and after calling the following Monday, Sasha told me that she would send out a cleaner, but she did not know what time or day they would attend. This was not good enough as I had to move in immediately as time is of the essence and I have a 2-year-old and a pregnant wife I need to get settled in (beds etc) before moving everything else in. So, I ended up cleaning the entire property head to toe myself. This resulted in me having to purchase £40 worth of cleaning products to ensure this place was compliant with basic hygiene standards. After writing an email explaining my frustrations and calling everyday to hear a response back from either the “landlord” or “manager”, I decided enough was enough and went to the Agency in person. Then I spoke with Bryani, the assistant manager, who promised to get down to the bottom of this. After 11 days of waiting for feedback. Travis the manager finally decided I was worthy of a response but still completely disregarded my other points on the initial email I sent.

Recently moved from New York for postgraduate research in Derby. Contacted Ashley Adams over a house I had seen on Zoopla.
The first issue - after I had viewed the advertised property, signed necessary forms and paid a holding fee, I was told the property I viewed was not actually on the market, and that it was only identical to the one on the market but which was not available for viewing. I found this strangely deceptive, however since I was really desperate to settle down, I agreed to go ahead with the new property.
Second issue - They alerted me that their referencing agency could not finalise my reference checks as because they were in the US. This despite providing contact information on former landlords and employment records. The Ashley Adams agent working with me texted to apologise and inform me that they will not be able to continue with the process, and promised that they will refund the £254 holding deposit. That was 22 February 2022. Every attempt to have this money refunded has proved unsuccessful. My email, text messages and calls are neither replied or returned. This has been quite frustrating. I did not expect this sort of unscrupulous behaviour from a registered UK estate agent.

Terrible experience. We phoned in an offer on a house, got told that we would need to put in a higher offer as there was another bidder, would not advise what the other bid was, raised my offer by 5k, went into the office 2 days later with documents and proof of deposit etc and was told that we had had our offer accepted, no paperwork given to me, all verbal. Next day we get a letter in the post 2nd class with 10k added to our already 5k higher offer. Rang up to query as surely must have been a typo, no, they had added 10k to our 2nd offer somehow. Office apparently only confirm offer amounts in the post, girl in office had basically 'misheard me' which is impossible as I did not know what the other bid was and I DID NOT add another 10k to my bid. Of course the vendor would not then meet us halfway and we had to agree to the higher offer on the premise that survey comes back ok otherwise would have gone with other bidder. Had written email apology for 'administrative error' from Branch Manager etc. 3 months down the line after lockdown lifted and £1200 spent on full survey and redash survey property is found to have major rising damp issue to center of house and other issues that would be extremely costly to fix, on top of this the bank also valued it less too. Vendor refuses to renegotiate price at all and immediately takes property off the market. A repeat of what he apparently seems to have done with same estate agent 12 months prior. Funny that we have no written confirmation in the post from Ashley Adams now the house is no longer being sold. Terrible communication throughout, terrible experience, and we have just flushed £1200 down the toilet for a house that was massively over-valued to begin with. Overall an extremely upsetting experience that has cost us a lot of money.

Although staff were friendly.... I was disgusted that I received a further two pairs of my house keys AFTER the completion date! (Following a very long drawn out poor service from their own solicitors!). No end of issues with Conveyancing Direct. I wanted to know why the staff member had to drive to get my keys I was due to be given, as when I went into branch to my astonishment the keys were not there! I asked for some basic information which contradicts the note I received in the post from the vendors (along with furher keys). Why I wasn't able to collect my property keys on the collection date THEY had given me has given me a poor view of the house purchase process. I had said upon being given my keys in MY work place that I had reason to believe security issues and was quite frankly fobbed off. I was in the house the next day and receiving further keys proved me right. WILL NEVER USE THIS ESTATE AGENTS AGAIN!!! And would advise serious caution as to using any of their in-house services!

Again this was dealt with on the same day in a matter of a couple of hours. Good speedy service.
