The viewing was nice, but the after treatment was quite the opposite. I stressed a timeframe to relocate to the area from another part of the country work purposes, but had to keep chasing Archer Bassett an answer as to whether my application was successful or not the property I hoped to rent. Finally, after a wasted week, I called and was told told I was unsuccessful and that they simple forgot to call and me know a few days beforehand. I am fairly confident that they did not forget to call the successful applicant and collect their deposit ASAP. So I am no closer to finding a place to live because of their lack of contact and understanding.

Please avoid the agency. It is for your own good. There are countless negative experiences with then. To start with the slow handling of the documents. The application process took them over a month to get sorted. Then they started to rush us to move into the property. We agreed and and we gave notice period to our landlords. Two days before we move in the property they told us that we can not move in as it is not ready. We have paid deposit, arranged everything, changed my personal details everywhere to be for that property and they simply said that cannot help us and move us in, knowing that we will stay on the street if they can sort it out. A lot of headache, wasted time etc. Been calling them every single day so as to move forward the application process, but they do not care. Anyway key points to the review.
AVOID FOR THE FOLLOWING REASONS: - Slow - Unreliable - Giving a lot of Fake Promises - Unresistant - Poor Communication - Absolutely 0 Customer Service - Never Gave a Call Back (as they have said they would do) - and many many more
PLEASE CHECK THE OVERALL REVIEWS OF THE AGENCY AND MAKE YOUR CHOICE WISELY.....

I rented my current flat with Archer Bassett in Coventry when I first moved to the UK from abroad. It has been almost 2 years. From the first day onwards, Archer Bassett was super helpful in everything, property management, accounts etc. They have been super responsive during these extraordinary times as well. For example, I had the upstairs flat leaking to my flat on very early Sunday morning, which was dangerous as the leaking occurred from just above the lights in the hall and the boiler room, Archer Bassett team responded my emergency call before 9 am on a Sunday and guiding me what to do and providing support. Help, support, guidance, quick operations, trustworthy. I strong recommend them and will work with the same agent in the future.

Absolutely appalling service; this letting agent will be polite and lovely with you, up until the point that they have your money. They refused to complete repairs for the entire year that I rented with them, which caused me extensive damage to personal property. And don't expect them to get back to you quickly if you do need to contact your landlord- you will have to chase them up repeatedly to get any information. Expect a large checkout fee, house viewings cancelled at the last moment, and inaccurate information about inspections. Particularly amusing was their ignorance of the 24 hour notice policy- they will REPEATEDLY attempt to inspect and arrange viewings for the property with very little notice, and show a general lack of respect for your time and commitments. I would not recommend this agent to anyone; while some of their staff are fine people and are very friendly, as a whole, they will entirely ignore your rights as a renter. I would leave 0 stars if I could.

I own a property next to a rented property managed by Archer Bassett and have had months and months of difficulties trying to arrange a repair to a pipe which affects my property. They are very rude and keep informing me that the job has been raised yet there is no sign of any work taking place. I have requested them to get the landlord to telephone me yet I have received no reply. I have also enquires about the fencing to the rear garden which fell down and so far I have had to pay for all the repairs with no reply from the landlord. I wish I knew the property next door to mine was rented before I bought my property as these landlords clearly do not care and it is the responsible homeowners who foot the bill and care for the maintenance of their property. Letting agents should not act on the behalf of inconsiderate landlords. I feel very sorry for the tenant of the property who is still waiting for a window repai which she reported to the landlord when she moved in.

We viewed the property in February 2013. We applied (paying the fees as requested) and stated that if we were to take the property the broken windows must be repaired, the broken plug sockets must be repaired and the large quantity of discarded furniture, rubbish, shopping trolleys and old clothing must be removed from the garden. Archer Bassett told me this would be done before we moved in. When we moved in (march 2013) none of these repairs had been done. For the first 6weeks of our tenancy we had two broken and two missing windows. We waited in for these to be repaired many times when the contractors failed to turn up. The rubbish in the garden took over two moths to be removed, and my mother was told by Archer Bassett that 'its too cold for the kids to use the garden anyway'. This was finally (partially) cleared with no appointment or forewarning to ourselves. The plug sockets were still broken when we moved out TWO YEARS later. The external drain became blocked while we lived in the property (it was slowly blocking from when we moved in but as it did eventually clear I waited until it was 'properly' blocked to phone Archer Bassett as I knew I would have problems getting it repaired (the landlord, Mr Singh, always was either unable to be contacted or would not allow the work to be carried out until many of his own contractors had seen it-these often did not turn up). After approximately 25 telephone calls Archer Bassett finally agreed to do the repair. However they stated that MY FAMILY were liable for the charges and that Mr Singh had KINDLY OFFERED (??????) to pay half! I paid the �48 as I was desperate for the repair to be done. When I moved out 6 weeks later the drain was still disgustingly and hazardously blocked. Many of the windows (fire escapes) were locked shut throughout my 24 months at the property and we were not given keys despite numerous requests. As a result we could not ventilate the property (bathroom and kitchen windows would not open) and so the property became damp and mouldy. My bedroom was so badly mouldy that my husband suffered breathing problems. We have now moved (we had to borrow �2000 which we now owe to do so) as we felt the property was not fit for habitation and that we were letting our children down by remaining there in such a state of disrepair. We have been told by Archer Bassett that we are going to have several deductions from our bond due to the property being 'dirty sqq obviously it is dirty as we were walking drain water through the property from the drain they wouldn't repair!We are also being charged for general wear and tear on the carpets and for taking OUR OWN lightbulbs!!! AVOID AT ALL COSTS!!!!!

Absolutely shocking, We are a large landlord with over two hundred properties, Archer Bassett managed three of our properties originally however we have now managed to remove two from them. They are still "managing" one of our properties as we are unable to instruct them until the tenant vacates as they want to charge us two months rent plus VAT plus other fees to cancel their contract, apparently we have to abide by the contract terms but they don't.
Archer Bassett have been an absolute shambles from day one, lying about inspections carried out, holding on to rent longer than necessary and all round complete incompetency.
Archer Bassett renewed our tenant in to another fixed term tenancy without carrying out an inspection before hand, even though they are supposed to carry out inspections every six months, our tenant paid them six months rent in advance and when we called to see when our money would be paid to us we were told 14 days!!! so they wanted to sit on our money for two weeks. Joke.
My advise as a landlord is NEVER EVER use this agent, we will certainly be glad to see the back of them. Absolute shambles.

I began my tenancy with Archer Basset on 28th June 2013, since that date I have had multiple issues with my property but also issues with getting them resolved aswell! They advertised it as a fully furnished property and also said that all appliances are in working order. My fridge didn't work so all my food went mouldy and I was not made aware of this issue. Reported it straight away and it took around 2 weeks for someone to come out and replace it for me which meant I had to continuously buy fresh food every few days (spent more money!) It doesn't stop here...
There is dampness in the bathroom under the sink where the pipes have been boxed over with wood- I reported this on the day I moved in and to this date NOTHING HAS BEEN RESOLVED. I continuously contact them to get an update and they just say the same thing "LEAVE IT WITH ME AND I WILL GET HOLD OF THE LANDLORD AND CONTRACTOR" which never bloody happens.
That's not it!!...My window in my bedroom has been broken for 8 weeks and the house is FREEZING COLD- winter is coming and its going to get worse if they don't fix it. I've had to shove a towel in front of it to keep the cold out. To make matters worse the gas meter that I have fitted has debt on it from PREVIOUS TENNANTS which I am having to pay off which means I never have heating. Its ridiculous. To put the icing on the cake whenever I have called them regarding this issue they say that they have no record of me reporting it...REALLY?!!
My boiler was classed as unsafe and also my fireplace isn't use able in the dining room!! Microwave isn't even safe to use- it nearly blew up on me when I tried to use it the day I moved in. There are also minor issues like pen on the bedroom walls (they tried to wash it off or something because there are marks on them)
Its now getting to the point that I don't feel secure in this property, it doesn't feel like home at all its horrendous. Its warmer outside then it is in here! MY FRONT DOOR IS BROKEN I CANNOT LOCK IT PROPERLY, I feel the need to place my chair in front of it just to know nobody can get in. Oh yes I almost forgot to mention that the back gate is broken (the landlord actually came to the property unannounced which I'm 100% sure isn't allowed it has to be 24hr minimum notice) and he said that this is how the house was broken into previously!!!! AND THAT HASN'T BEEN FIXED YET ITS BEEN A MONTH SINCE.
Due to all these issues I am wanting to escape this house but in doing so I was told by Kirsten at AB that I would need to pay the following fees; £180 termination fee, £297 re-letting fee for landlord and also I would have to pay the rent until the got another tennant to move in. THIS DOESN'T SEEM TO APPEAR IN MY CONTRACT SO WHAT ARE THEY TALKING ABOUT?! Also I have to have the landlord agree with me moving out, if they don't I am still tied to the tenacy agreement.
I can see from the other reviews that I am not the only one who has suffered or is suffering with so many issues and AB as a letting agency.
So anyone out there who decides to rent/buy/advertise a property JUST DON'T DO IT!!!

The property was advertised as a 3 bedroom semi-detarched property with a 2 toilets and one bathroom. While viewing the property before renting, we were informed that the toilet downstairs was faulty but would be fixed. Due to the fact that we needed to relocate urgently, we paid and moved in. The toilet was never fixed thereafter as Archer Basset denied ever promising to fix the toilet and the owner of the property stated that she never had any intention of fixing it. The same thing applied to several faults in the house which were never fixed until we moved almost 1 year later!
The only available toilet upstairs was faulty most of the time we resided there and several calls to the property management department of Archer Basset yielded no result as we were told that they could only attend to faults if the property owner approved! This was despite the fact that we paid our rent promptly without delay! When we eventually refused to pay the rent any further, the propoerty owner finally sent a plumber a few weeks before we moved out . The plumber confirmed that the flushing system of the only available toilte upstairs was bad and eventually replaced it!
Finally, we verbally informed Archer Basset via telecon of our intention to extend our stay befond the contract period. We were not informed that we needed to write formally to do so and there were no issues as we continued to pay our rent. Eventually when we were about to move out and hand over the keys to the property, Archer Basset insisted that because we did not write them fomally they had extended our tenancy agreement further without notifying us! Though we moved out and handed over the keys to them, they held back our deposit sum and continued to charge rent (and late rent payment charges!) to the deposited sum with the obvious intention of not refunding our deposit!
The way Archer Basset trated us is both shamful and unprofessional!

A terrible experience as a landlord. If you are a landlord looking for an agency to work on your behalf DO NOT GO TO ARCHER BASSETT. They say in the inspection reports that nothing's wrong and everything's clean. When we went to see the property ourselves believing that these were true, found the place in a terrible mess without anything cleaned at all. BELIEVE ME, thank GOD to the tenants who just left I am now so relieved that I don't work with them anymore. They take 10% of your rent just drafting a monthly statement letter, THAT'S IT. So take my advice and DON'T LET A&B RUIN YOUR LETTINGS.
