Honest review, we are suffering mental and physical issues regarding J S Estates!!!!

Please be aware that this J S Estates agency is the worried homeowner or agency we deal with in London. Their houses aren’t well managed or maintained; even if they aren’t fit to stay in, they risk our health and safety, and most of their houses aren’t good enough.

Please, again and again, be careful with this J S Estates company; They give you a good welcoming before they get your money, and after you get the house, there will be your hard time in London, and even they will not be able to take care of you, and they try to keep all the blame on your side, and I can say 100% they are the scammer and worst company in London, even the United Kingdom.

Please, again and again, do not deal with J S Estates !!!!!!!!!!! Never ever trust them.

Be aware of these modern scammers!!!!!!!!!!!

these ppl are scammers!! avoid at all cost also their properties at Melbourne Court are managed very poorly, awful condition and when you have attempt of breaking in and moving out due to feeling unsafe due to agency not securing a building or in fact showing zero concern they charge you from your deposit. I lived there for 13 months and it cost me my mental health and now these nasty scammers stole money from me. Neighbours living there are dirty, loud and just sad to say awful people which prevent you from even simple recycling in 2023. Agency takes agencies to fix anything at the property and they lie through their teeth. Avoid Avoid!!!

I have missed three month rental receipt and I would like to know if you didn't pay or JS has withhold the money. Do not rent with these rogue landlords.
I read negative reviews before beginning my rental contract and had issues all along the way. I was moving in and told I may not have a fridge for a week, luckily I was pushy and this was resolved. There were ongoing noise issues from above, I accept this can happen in a flat, however these were tenants with the same landlord as me. Physical problems with the flat included scaffolding blocking my bedroom windows which was up for over 4months. They never reply to emails and frequently fail to return calls. DO NOT rent with these awful people. I am now having money taken from my deposit for things that did not happen (lease extension).

Never in my life have I ever had the displeasure of dealing with such a terrible agency. JS Estate Agents is a firm that is riddled with incompetence, laziness, and border-line scam mentality. Very frustrating to deal with.

Was told that there was a Sky connection on our side of the building which was a lie. Have been chasing on this for months with no correspondence.

They don't care about tenants' wellbeing and health!
They are overpriced for bad bad and very poor conditions. Our flat was damp and we found a rat visiting under the kitchen cupboards where was full of crap and it stank all the time even after cleaning. We didn't get any support or compensation! Disgusting!
There was no smoke detectors and electrics were poorly connected. Oven was broken. Dangerous to use.
Outside area was messy with human poo, debris, empty bottles and overgrown trees. People urinating regularly. Noise.
Drug users. One morning 2 women drugged with all their mess lying on the floor right outside our door. Disturbing!
No bike stands so people lock them to trees and spouts! Mine was stolen!
Noisy lift.

Living in one of the buildings they manage and are the leaseholders, I can with honesty say that JS Estates are by far the worst ever estate agency in London, a city already with an extremely bad reputation in that area. They do not reply to calls or emails, they employ the worst ever cowboy builders (and surely the cheapest ones) to do any job and they have no respect for the the tenants and flat owners, especially not for the women. Just an example, they once wanted money when a Sky engineer needed access to the roof to sort out a dish. They flat out told me I needed to pay £100 for the roof access. So run away if their name is on a contract on lease, find somewhere to live, never look back.

It was terrible, unreasonable. First, the property itself was demanding higher rent already and especially after all the mistakes? They should've been more apologetic if they wanted just about any potential tenant to rent the place!

As students, it was a terrible experience really. 3 other friends and I were looking for a place to stay for long let and when found a lovely place letting out by JS & Co Estate Agents, we didn't hesitate to do a background check because of the full assurance that Domonic & Sushel gave. Unfortunately, that was our biggest mistake. They informed us that our contract has been rejected due to a referencing failure in our applications despite following exactly their instructions. Not only did they blame us for the mistakes they made, they withheld our deposit of $500 total because we had already signed the contract after clarifying our doubts and being guaranteed that everything would be okay. In the end, Sushel did his best to 'damage control' the situation by somewhat apologising to us for their mistakes of not looking into the referencing before giving us instructions, he told us that we could go ahead and confirm our tenancy - only to drop another huge bomb on us. Admin fees, agent fees, guarantor fees were unnecessarily high and we knew that from negotiating, all these were flexible according to the company. It made us upset that despite bringing us through a wild goose chase, they would still demand something so ridiculous - almost £540 per person. Despite Sushel making efforts to lower the prices, we were so tired and it clearly looked like a terrible start to the letting contract. By now, we had waited so long for them to get back to us that we were running out of options but still we decided to not go with them - especially after finally seeing all the terrible reviews of them online.

As said in our contract, we would not be given the 500 GBP deposit back. Until now we aren't even sure if it was a ploy to take advantage of just because we were students.

My first night at my new home ended in me having to go out at 7pm to buy a shower as the one on the property was broken.
I emailed JS Estates to advise of the above and they never replied.
3 months later I emailed JS again asking when I am going to get a new carpet, again no reply. Bulbs started blowing and out if 5 lights in the lounge only 1 worked. I took the strange looking glass shades apart and the bulb wasn't even available in this country, not only that the wires were completely burnt out. I emailed and called JS leaving a message to contact me, no one called or replied.
6 months later Damp and mould around the whole flat arrives taking over all the windows and surrounding walls.

2yrs on a maintenance guy comes out and says I am entitled (?) to a new carpet and the electrics, mould, cracks in the ceilings, floors, door frames etc.
The frames around the windows were painted over and i was told that if more mould surfaces to just paint over it. the ceiling cracks were painted over, not fixed.
3 years on I am still waiting for everything else to be done.
I have recently left the property as I can't take the stress of such a poor managed property.
Even when I asked why I have not been reimbursed, I was told I had to pay extra for my last couple of weeks there. Why? Because apparently somebody got their figures wrong.
When I asked about getting my money back for works carried out by me because no ine at JS knew what I was talking about, their response was that's nothing to do with us.
I would seriously advise that people think twice before renting from JS/AS Estates!!!
