She also was considerate and helpful with timings of viewings. Fiona stayed in regular touch with me throughout the process. She answered any queries promptly and helped liaise with solicitors. Absolutely terrible experience . Please note that the reply from Bath Stone was incorrect. At no point did we receive a refund of the check out fee. It wouldn't surprise us if Bath Stone made the tenants their priority as they knew there was a possibility they would be purchasing property in the area-hoping for a sale. You mentioned in your response that you thought we should have been satisfied with the check out fee to compensate any damage to the property. 1: The damage to the new carpet that was installed just prior to the tenants moving in has been destroyed in places from their cats. Why was this not flagged up earlier on? I don't believe this would of happened in the last month. 2: On the request of the tenants, picture hooks and pets were allowed as long as any damage would be recitified. This had not been done (note attachments) 3: We were under the impression that having a letting agency look after the property would be in our interests. However, after spending thousands of pounds with Bath Stone we feel we would of been better without a letting agency all together. 4: We did not recieve a refund of the check out fee.

We bought our first home through Bath Stone Property. Sam, Fiona, and team walked us through the process and made sure we knew everything we needed to know going into our first purchase. Bath Stone are a local agent and I and 3 of my friends let 22 Arlington Road in Bath.
I would strongly advise that you take videos of all the rooms when moving in to include the outsides and that before you leave you ask them to come and do an inspection and tell you anything they are not happy with so you can address it. Also when ever you find a problem however small report it to the agent and keep a record. We did not do this and it would have helped us if we had.
We ended up going to arbitration as the agent was completely on the side of the landlord.
I will be honest that the arbitrator awarded us and the landlord approx 50% of the claim each but it was a lot of hassle to go through the process.
The staff are polite but they will side with the landlord strongly which when you think about it is obvious as they want to keep letting the landlords property and the students are only there for one or two years.
I believe this is a fair review of the situation and trust it will be on their website. If not we will put it across social media.

My house is an unusual but rather lovely place but was difficult to sell for some reason. Bath Stone impressed me when I was interviewing potentials to move the sale to. In around a month or so two very interested parties were having second viewings and it sold to one of those. This was at a time when the government was shocking and disturbing the market. Sam was the agent involved. Fiona then held the while chain together, got us through the chain breaking down after 4 months. It was a joy to deal with them. The whole process was very professionally handled.
