how do I even begin. Moved into a gorgeous house at the beginning of summer last year, but from the minute we moved in there was things wrong. 4 lightbulbs didn't work, the kitchen cupboard was broken and the TV was not working. They didn't give us an inventory despite asking numerous times for one for us to be able to record the state of the house we moved into. After living there for a few months more things started breaking, such as the tap began to leak, one of the bathrooms became unusable and nobody had fixed the TV (we were paying them for a TV licence). One of the windows in the bedrooms broke and let a flood of water in to which it only got fixed once the tenant threatened to move out. The fire alarm broke to which nobody sorted in over a month which is not only illegal but also a health and safety hazard. during this time we also had an inspection to which Walton Robinson did not give us 24 hours notice of and so a man walked into a girls bedroom when she was sleeping. This was all reported to Walton Robinson to whom we were assured by that they would note the issues and undertake proper corrective actions. This obviously was not noted. When it came to move out we left the property in better condition than what we found it and was told by Walton Robinson we would expect the full deposit back. We were then shocked to find almost half of our deposit was due to be taken from us. Luckily, we did not give in and let them take advantage of the fact we are students and we now can say we got our individual deposits back less £3 each. If you are moving into a property let by Seekers/ Walton Robinson please take photos of everything when you move in and move out. Log everything on the app, and send emails. Always leave a paper trail, I know this is difficult as they do not respond to emails but you will need this communication later. If they do things which are illegal or if they fail to fulfil their duties as letting agents, complain at the time to them and if needs be go to the property ombudsman. If they try and unfairly take your deposit as they did with us, do not accept anything you do not think is fair. This means the need for 'professional cleans'. This is not needed, you have to leave the property in the same condition you found it in. Decoration is not needed if there is general fair, wear and tear. There is a great definition on the citizens advice page to help remind the letting agents of as they seem to not understand it. Also demand a check in report from before you moved in so you are able to show the state of the house before your tenancy and thus the condition you left it in. We got our deposit back as they failed to show we breached our agreement by deteriorating the property. A landlord cannot take funds to better the property if you left it in the same condition, they are legally not entitled to betterment. Also if you can, try and speak to the new tenants of the property. The majority of the time, they do not carry out the work they say they need your deposit for. Again, get in writing that these changes have not been made. If you cannot reach an agreement, take it through the TDS tenancy deposit ADR scheme. This is free and means you can submit your evidence to an independent judge. Make sure to use every piece of evidence you have and just because they have supposedly done work and have invoices for this work, they are not necessarily entitled to it out of your deposit. Overall, will never use this letting agents again, they lack communication and basic organisational skills required for them to do their jobs. They try and prey on students and take their money for things they are not entitled to. However, great house, great memories and even better now we have our deposit back.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
