Couldnt recommend high enough, David first valued our house at the beginning of September 2024 & had sold it a week later. Kaitlin was incredible at negotiating the sale & kept in contact regularly. She always responded promptly & I never felt like I was in limbo or waiting a response, any concern was dealt with almost immediately and Kaitlin always communicated back with us amazingly.
Friendly, professional service - nothing ever felt like too much trouble. Would highly recommend to anyone selling their property in the area & would 100% use again.

I would especially like to mention Helen Holcombe, the Property Manager who is so helpful, supportive and goes that extra mile. Recommend to never use these estate agents! Instead of completing a simple task of uploading my guarantor, Kaitlin Alway decided to leave early and head home. I spoke with Richard Rust, regarding my concerns about the delays of this, to which he responded “ About your guarantor, I don't care”. Despite me being back and forth with phone calls all afternoon, when I decided to make a complaint, Richard Rust then thought it was appropriate to state that my application is being withdrawn. He apparently was aware of this earlier on in that afternoon but failed to inform me of this.

11 Oct 2022Thanks for taking the time to review us. We are sorry you are not pleased with our service. Kaitlin left the office to carry out viewings for the rest of the afternoon and did not leave early to go home. I explained that how the third party guarantor company works is irrelevant, as the landlord had already instructed us to re-list the property. You seem to have translated that to me saying I don’t care. The process of you applying for a property allowed you to have a guarantor added, as you would not have passed referencing alone. When the first guarantor failed referencing, a second guarantor was referenced. That second guarantor failed referencing. A third referee was then agreed to be referenced. It transpired that this third person didn’t fill out the referencing forms online. You then asked for a fourth reference to be carried out on another guarantor. You were asked if this person had any debt issues, but you were unable to confirm one way or another. Before we had time to add yet another guarantor to the referencing a third party company contacted us and explained that they could be a guarantor for you, in place of your fourth guarantor. During this time the landlord became increasingly frustrated at how long the referencing was taking, and told us that he didn’t want a third party company to be paid to act as your guarantor. This is something he nor I have come across and he instructed us to re-list the property in order to find an alternative tenant. His main worry was, if for some reason, we needed to rely on your third party guarantor company to pay any unpaid rent on your behalf, and that company was no longer trading, then there would be no way of pursuing it. I share the landlords worries. Whilst I have sympathy with your housing situation, and really hope you find a more suitable place soon, It is clear to me that you were given more than enough opportunities to have a guarantor pass referencing and it is unfortunate that all guarantors you presented failed their referencing. We are charged per tenant and guarantor reference and we are not able to pass any referencing costs onto tenants. You have been refunded your property application fee. In summary, I believe the landlord and my team were justified in re-listing the property to find an alternative tenant.

I have recently purchased a flat, the sale which was handled by Radcliffe and Rust. It was a complicated transaction which was handled with great efficiency and professionalism. I would like to mention in particular my liaison Ms Kaitlin, in whom nothing was too much. She is very positive, and I enjoyed working with her. I should also mention that I am a newcomer to the Cambridge area. In addition to handling the sale/purchase, the staff have been extremely helping using their local knowledge to help me find my way around my new neighbourhood. I am very grateful in the successful conclusion of my purchase and with the agency well in the future

I moved to Cambridge, UK and had a very hard time finding a place to live. Then I met Ms. Helen Holcombe with Radcliffe and Rust and she was a GOD send. She held my hand through the entire leasing process, as I am from USA, and she made the process go by seamlessly. She continues to be a support system when dealing with any issues with my apartment, even so much as accepting furniture and packages on my behalf because I was out of the country. Very highly recommend R&R but especially Ms. Helen.

Can highly recommend Radcliffe & Rust. They were professional, effective, and responsive throughout the entire process.
Richard took excellent photos and prepared a beautiful online walkthrough that really helped sell the property. He also organised someone for the floor plans, video, and EPC. All of this was prompt and professional.
We received an offer at asking price within 1 week of the property being on the market. From there, Kaitlin handled the post-offer acceptance including any communications/queries from the buyer. Again, this was handled very professionally, Kaitlin was friendly and always reachable.
Would definitely use again, thank you!
