Hawkesford was instructed to re-let a residential property on my behalf. Despite an issue about access caused by the exiting tenant the prospective tenant was kept informed and agreed the letting. They offered great support when I was getting the contract signed and along these 4 years, whenever I needed any kind of support, Pauline has been amazing with quick responses, transparent communication, very clear instructions and always reasonable. They definitely made my life a lot easier in this regard and this is one of the reasons I did not chose to move to different places even when my work place changed.
I wish all the best to Pauline and Hawkesford team and can't recommend them enough.

We are very pleased with the professionalism of the Hawkesford team. They manage a number of Lettings on our behalf but also help to get the property prepared ready for rental. Hawkesford are also responsible for Property Management and again we fully recommend them. Their experience in legistlation, managing contractors and generally handling activities for the Management Company is second to none.

Photos were very poor and Hawesford agreed to change them
Following viewings I had to chase for feedback, it was never provided without prompting.
Tenants were allowed to move in before I was notified.
Property was cleaned by a Hawkesford agent without notification.
I had to chase Hawkesford for copies of the agreement
Tenant advised that all post had been taken by the agent when they moved in but, despite chasing I never received the post.
The main theme running here is the lack of communication without chasing the agent.

I wouldn't even recommend this agency to my worst enemy.
The most unprofessional, rude and dishonest people I've ever met.
Let me tell you my case:
The landlord harassed us from day one, coming to our house whenever he pleased. No notice. 8am in the morning on a weekend, on Christmas, just to peek about our private life and asking us to do houseworks for him, as checking his car or painting the fence of the property.
We politely asked him to stop several times, reminding him the 24hour written notice for coming and it was in that moment when he, after shouting us in our own front garden, forced us to leave at the end of our year of contract.
We asked Hawkesford for help or advice during these months until we got any kind of answer (as we were foreigners and didn't know about the procedures in the UK), and the only answer we got straight was basically 'Hey, maybe he got upset because you told him what to do. Why don't you just leave?' suggesting we were the ones to blame and obviously not wanting to hear anything about the issue, nor even informing us about the figure of the Council to help.
Funny thing as, when we researched in the internet and asked the Council, they decided to have a small chat with the landlord and his attitude, as it was definitely NOT legal.
Weeks later, we spotted a severe mould problem because of a leaking pipe and the lack of ventilation of the house. Again, no answer during a FULL month, even if our health got affected by it and my partner had just been operated.
We had to go to the council again, which were the ONLY ONES that have actually helped us during the tenancy, and only when we informed Hawkesford that we were planning to leave and had a note of the council check saying that the mould was not our fault they decided to take a look at it... just a day after putting the post of 'available for views' in front of our house and start arranging them.
Funny coincidence, right?
But viewings were another nightmare.
The agency agent always came late (or didn't came at all) so we had to do some of the viewings ourselves or see the clients wondering near the property, clearly irritated for the delay. The agency insisted in calling us for arrangements, but our contract stated a WRITTEN notice, which they finally accepted to do only when we told them we were not going to allow them in the property if they didn't follow the contract. They also kept sending us appointments notifications weeks later after we left, which can give an idea of their internal organization too.
After checking the mould problem, we never received a report of their conclusions, nor if they wanted us to do something about it. They broke a closet in the inspection, but it was never repaired, so all the mould was exposed in the kitchen, as it was behind that closet.
Then, they 'forgot' to sent us the conditions of the check out until it was 1 week before we had to leave! We checked the contract and saw that most of their requirements were contradicting the contract itself, but they refused to reply our email asking them the reason of these changes.
Finally, even after 3 months of asking, they never told us their procedures for getting the deposit back, nor checking the inventory at our exit which, surprisingly, didn't include ANY photo in our copy, just theirs. We had to chase them EVERYDAY for two weeks after we left until we had any news about this.
So let me get this straight:
DON'T EXPECT ANY HELP OF HAWKESFORD unless they want to start the views of the property again or the authorities are forcing them to.
You are alone.
And you will have to ring them, and email them, and get tired of not hearing back, or even be mocked at when you ask for your rights. This happened to us during all the contacts, and I mean ALL, of our tenancy.
Avoid this as if it was a plague, specially a lady called CHRISTINE KELLY, which will directly tease you and treat you like a nuisance at the phone/mail.
I do not know how these people are even allowed to keep working with the public, to be honest.

Their contractors absolutely cannot be trusted despite Hawkesford saying that they are trustworthy. Their organisational skills are utterly dire as well- can't even get through a range of dates to sort visits out. Avoid this agency like the plague.

I wasn't used to such professionalism until moving to a Hawkesford managed property... In both England and my home country of Ireland I've experienced and witnessed tenants being subjected to overpriced unmaintained, dilapidated properties when renting on the open market, and in some cases with agencies, subjected to random unscheduled visits, bizarre and uncompromising rules and regulations and surprise fees and surcharges.
When we first found our property, Hawkesford were quick in handling our application, all the fees for before, during and after the tenancy period were explained (and after moving out 3 years later I can confirm they stuck to it).
During our stay they have been everything you would want- proactive in keeping the house well maintained, but otherwise giving tenants peace, privacy and security.
I'd recommend them to any professionals looking for a professional letting agency!

They tried to take extra money from my deposit, a case that I have just won via the DPS, who clearly saw that they were unfairly trying to claim money I did not owe.
Watch out for small print of contract - £50 moving out fee.
I now rent from a lovely couple privately, who go out of their way to make sure I am happy, and deal with all problems ASAP. It is so much better

I chose Hawkesford because everyone I dealt with was professional and friendly, plus the fees are both competitive and transparent. Ironically I didn't see the positive reviews on this website until after I'd chosen them.
As a landlord, I cannot recommend Hawkesford highly enough! I use their 'fully managed' service and they have been brilliant for me as a busy, time-pushed person. They deal with every aspect of my letting, keep me updated with progress and manage any property issues swiftly. Also, the property manager does an 'accompanied check-in' with your tenant which I think is 'going the extra mile' to give your tenant extra support to settle in. This also means the property manager really does get to know your place properly, having been in there regularly him/herself as part of the check in/out, which must help them to do their job of managing the property better.
In summary, I am so happy and relieved that I moved to Hawkesford. I know I can trust them 101% to look after everything, allowing me to get on with my life/job - which is what I want if I am paying an agent to provide that service! Everyone is so professional and easy to deal with, plus their fees are reasonable.

Reasonable fees and no hidden extra costs (eg no mandatory insurances). Very quick arranging repairs to the property. Respectful to the tenant, communicating relevant information by post, for example advising of possible noise / nuisances due to refurbishments on close flats. Best agency I've dealt ... Very rude, incredibly abrupt and sarcastic. I have been renting for 8 years and never before had a problem on checkout. Very large amounts of money were demanded from me, I believe they use very expensive repair men. Some charges were valid however, for those I agreed to pay however past those I believe they tried to overcharge. Tried to charge me £100 for removing a cobweb and wiping tea stains from behind a radiator for example. Wanted £200 to paint a wall, when I asked for pictures of the wall that apparently needed repainting this charge was removed. I will never rent or buy from this estate agent again. Having never dealt with anyone quite like this before in my renting history I have never taken my own pictures as proof, but from now I always take pictures for my own records and will always find my own repair men.

The ladies I dealt with at the Warwick office were absolutely lovely however and very helpful. It is a shame this was tarnished by some unprofessional behaviour on check out.

Following on from yesterday's email I just wanted to say thanks for everything over the last year and a half.
You've been great support and the way you guys have dealt with my issues from the very first leak in the kitchen ceiling to the oven blowing up at Christmas.
The check in process was easy the check out process lengthy but all in all a very good tenancy for me and its my first.
Please commend your colleagues and contractors for all their hard work and great service.
