**DO NOT GO WITH EDZELL**

If you are currently looking at there property on Whitehill street save yourself the bother. Almost everything is broken and they won't fix a single thing. They served us a 6 month eviction notice in March 2020 after moving into the flat Jan 2020 for intent to sell the properly however after moving out on the 28th of august it is already back on right move to rent. On top of this they couldn't care less about you as a person / tenant or renter!! They do not have a contact detail for emergencies and will take over a week or two to reply to emails.

Me and my friend decided to go with Edzell but stupidly ignored there bad rating reviews and I wish we hadn't. Most things didnt work or broke during our time there - The heating was plumbed to off peak (engineer services it and found the problem but nothing followed of this).The fridge constantly froze at the back but heated up at the top , so badly that our butter was melting ( in the fridge !!!) they concluded that we needed a new fridge but didn't replace it. The bathroom door lock mechanism was broke which lead to one of us getting the locksmith out costing us £100 and they refused to pay this. While the engineer was out looking at the boiler the living room door handle broke locking us all in there (Edzell have no emergency contact so couldn't even call them) but to our luck the engineer had some screwdrivers in this pocket to take off the door handle. THE BIGGEST PROBLEM is that every time it real ones heavily outside water would come pouring through the top of the windows in the living room with about 4 towels worth of water every 2 hours. This was caused by the mastics coming away from the exterior wall however we agreed some form of temporary fix needed to put in place but yet again nothing followed meaning we had wet towels n wet carpet every time it rained heavily. 3 weeks before we moved out the washing machine broke and it wouldn't drain. We couldn't find any electricity supplier that would supply our flat because the meter was registered to the flat across from us. Both our sinks plumbing had broke and they took 4 weeks to come fix this after many emails and attempts to contact them. There is honestly so much more I could say about this company but if was obviously they were all cowboys who would do anything in there power to please landlords and not spend any money. Such a waste of time money and effort going with this company. And quite frankly I will be reporting them ( seems to be a common theme ).

WARNING TO ALL LANDLORDS & TENANTS!!!

I have submitted a serious complaint to First TIER TRIBUNAL, Edzell Property Management will be investigated for Fraud & deception, there is substantial written evidence from both my tenant, Edzell themselves & my solicitor to support this case. EDZELL have used the covid situation to their advantage. They do not pass on rent to land lords, or return deposits to tenants through lies & manipulation. This has been ongoing for a year. They are unresponsive nor professional . Also be warned they are not regulated like good well known agents such as clyde , slater & hogg, etc , save yourself a lot of hassle and use a reputable agent, pay the extra for peace of mind . Landlords ask yourself " do you want to be going around in circles trying to get hold of your rent after your tenant has paid EDZELL "? Tenants ask yourself " do you want an uncomfortable relationship with your landlord hassling you for rent when you have paid it , but the agent is not passing it on to your landlord?" This review will be updated pending the outcome of the case. In the meantime stay well clear of EDZELL and stay safe . A note for EDZELL, don't bother replying to this review , you can reply to First tier tribunal once they contact you.

First week in to our tenancy, we served our notice because Mark Boyd and the other staff at Edzell Property Management think that renting this grossly and “freshly painted” flat was acceptable (photos attached but not the whole 52 😒)

After attempting to contact the agent who rented to us, we reached out to the others (one that's even an emergency 24/7 contact!) Only 1 got back to us, to basically imply that our standards were too high and asked what we wanted from them 🤬 furious and with no other contact from any Edzell employee, we phoned Mark whom straight up lied about not knowing anything about our issues! We resent the email to him but when we phoned back a few minutes later to make sure HE HAD RECEIVED it; their companies solicitor answered. To our surprise he knew everything that was going on and apparently the staff had been in meetings all week about the condition of the property! 🤔 Strange that Mark wasn't aware 🤨

To Edzells credit, they did release us and gave our full deposit back but I think this was after us threatening to take them to a tribunal! (Which they've been too before!!) However, we've not even received an apology. Which if they had and then rectified it wouldn't have been such a drama but they ignored contact and was dismissive of the issues!

Fantastic letting agency. The process was easy and smooth and everyone that works there is lovely. The flat was presented in a clean manner and I am very happy with the service provided by Edzell.
