I decided to contact LiFE Residential as my friend had a positive experience with them last year. Unfortunately for me, my experience is the complete opposite. My lettings agent was Harry at Nine Elms and experienced several issues with him: 1. Lack of Communication/Professionalism - He was communicating well at the beginning but later on he would not reply to my WhatsApp questions or requests for days, and when he did the response would be vague so I would have to ask further clarification. Often times I would need to call him to gain his attention which is absolutely unacceptable when negotiating time-sensitive tenancy contract. I messaged him multiple times about an inventory report and utility management resources but he would either delay or not give a straight answer - after calling I was told there was no inventory report and I would receive it a few days after move-in - which is unacceptable as I have no idea which items to send or bring to my new home. 2. Lack of Customer Service - In the tenancy contract it states I need to pay move-in-moneys of about 7k GBP before 7 business days before tenancy start date or I wouldn't be handed the keys, however to pay I would have to receive the contract, but I only received the contract 3 business days before tenancy start. I transferred the money as soon as possible, but this means that even if I transfer the money on that day there is a high probability it is not received by Life by the start date, thus I would be in London without a place to stay possibly for days. After sending him the transfer confirmation I called Harry to inquire on the possibility of the money not being received on time due to his tardiness in sending me the contract and his contingency plans to accommodate me in case this happens - I was met with a rude and argumentative attitude in which he denied any responsibility to provide housing to me either by giving me keys early or booking a hotel for me. This would mean trying to find a hotel as a lone student in a foreign city due to Life or Harry's incompetency to provide the contract on time. If I was aware that a contract would take a week to be completed I would have simply chosen another move-in date and booked a flight for another date, but I was not told this complication before deciding on a move-in date. As such I had to book a more expensive flight a day later in case the money isnt received. Thankfully however, the money was received, but my room was dirty and needed cleaning for 4 hours thus I had to stay at a cafe for 4 hours unable to rest in my paid-for flat. As a first-time tenant in a foreign city I would have expected my agent to inform me of potential issues, complete contracts/forms on time and help me set up utilities in a professional and friendly way as I have no idea how the letting process looks like. Instead I received an agent who not only doesn't help me but actively either avoids or distorts responses all with an unwelcoming attitude. This might be because they are overworked or due to upper-management however those do not excuse this bad customer service. Basically, avoid Life if you're an inexperienced new tenant as they will keep you in the dark and not inform you of delays/issues/complications unless it is too late, ultimately costing you money either in transportation or unforeseen additional housing.

19 Feb 2021As a oversea landlord, I recently used Life Residential as my leasing and management agent, during the last 2 months of working with them, I must say it has been such a delighted experience. - James is the leasing manager, who has been really helpful to have the apartment published/leased out ASAP, alway available to answer all my queries within and beyond working hours, also giving appropriate advices on what is needed or not needed so I could save some money. - Aiste is my leasing agent. She is absolutely brilliant, she was able to secure a Tenant for me within 1 days since the flat went online, and has been reachable all the time on all small/big details, even after exchange of contract, she was helping me to measure the space in a bedroom to offer me the dimension of the wardrobe, truly appreciate that! She is also very precise whenever I have any concern or needed any clarification, very impressive! - Cristina is my property manager, she really worked hard to help me secure everything is ready before tenant moves in, from furniture to blind to snagging and so on, always very patient on whatever request and a true professional. My experience with life residential has been really great, I would recommend them to other oversee landlords too !! Special thanks to James/ Aiste/Cristina, they made this apartment handover/furniture/leasing journey so easy for me with their expertise, so I saved lots of time and money, also hassle free.

I've used Life to manage a portfolio of 9 London flats for 7 years now for lettings and management. I find they constantly monitor and update market rents to ensure the best return. They also attend very efficiently to any maintenance problems to ensure the flats are kept in good order but never do so without seeking permission for any significant expenditure - which is down in particular to my Melody, my relationship manager who has kept things nicely in order for the last couple of years.

I enjoyed a stellar service from LiFE Residential. I put my apartment on the market trough the team at their offie at St George Wharf. Straight after the property got listed, it got snapped up - the team had contacts who were looking so the getting an offer was surprisingly quick. Due to COVID19 my first buyer pulled out but immediately found a buyer the same day the flat went back on the market. Very impressive, especially during such challenging times. A big thanks and appreciation to Steven Payne and Valentins Mucenieks who worked very hard and round the clock to secure the two deals and work through very taxing processes. Top level of communication and professionalism. Mark-James Poole was very helpful, especially in the initial stages of the sale. Last but not least Sandra Okechukwu who worked very hard at liaising with legal entities and endured the stresses that come with that job whilst maintaining professionalism and superb levels of communication. I would highly recommend LiFe Residential, and if I had to sell again, I would definitely engage them with the task.

I expressed an interest in a property and wanted to get more information but the agent who called today at 8.45 tried to get so much information about myself rather than providing information on the property. He asked what do I do for living etc. when I said I want to find out more about the property first he said there is no point on wasting time on me as I would not pass the reference checks! So rude!!! I tried telling him that I was lots of agents before and no one asked for reference before even giving more information on the flat but he said he cant even give me any information.

My worst experience by far as tenant. Try to avoid this agency if you can.
I have been living in England since 7 years ago, in 6 different rental properties. This has been by far my worst experience ever.
I would have plenty of things to say about them, but I will limit myself to just a couple of them, which I consider the most annoying.
We have been left for more than 3 months with a leakage in the bathroom. Although we constantly chased them to have this issue fixed, their disorganisation and carelessness led us to live with buckets to collect the leaked water from the ceiling, for months. This situation pushed us to the edge, and we were thus left with no other choice than finding another rental property somewhere else (during the Covid-19 lock-down!).
Ones we luckily found a new place (where we can now finally live comfortably, with no risk in the bathroom!), their check out process has been awful. They started making up problems to reduce money from our deposit. They asked us to leave the keys in the house based on the current social distancing regulations. However, the key of the balcony which was on the key ring has disappeared (naiveness of us for trusting them and not taking a photo or having an eye witness for this). Eventually, we have been charged more than 200£ to change the lock! I personally left both set of keys in the flat on the kitchen working surface. However, they claimed that the balcony key had disappeared from both key rings(!), and asked me for a picture that could prove my version.
Surprisingly enough, even contacting their manager did not lead to any resolution. They just keep saying "We will be contacting you soon", which obviously it never happens.
As I already mentioned, there are plenty of other things that they did to us, but I am not going through them here, for the sake of time.

All the services that were provided by Life Residential up to the point of leaving the apartment were ok, the problems started when we tried to reclaim our £5,000+ deposit - 7 weeks after the end of our tenancy Life Residential is refusing to return it.
Let me explain, the tenancy agreement says that if you dispute the amount retained by them for cleaning and any damages they return the undisputed amount and the case goes to be resolved by an independent company, My Deposits. Life Residential deliberately don't do this and retain your cash until you agree to their charges. The dispute procedure takes three months, hence they have you over a barrel if you need the cash to pay for the deposit on your next place.
They are best avoided if at all possible.

As a Landlord, I was looking for a Agency that I could work with on a long-term basis as I am not based out of UK. Life Residencial has always been extremely professional in their dealings with me and have ensured that they take my property management matters seriously and professionally. I am extremely happy with their service and with the work of Francesca. They have ensured that my property is properly marketed for rent and have managed the process in a way that is what I expected. They have exceeded my expectations.

Enderit was extremely helpful on our first viewing. He was there to meet and greet and he provided all the necessary information concerning the property. He took careful note of the points we raised and where there was a requirement to repair or renew a number of problems, e.g. dim switches not working in Lounge and Bedroom 1, as well as the overall cleanliness of the apartment, which had not been cleaned to a satisfactory standard. Endrit agreed with us and immediately took steps to rectify not only the cleanliness but also the minor defects. At all times he has been not only very helpful, but has kept in touch to ensure that everything went smoothly. I understand that he has not been with the Company very long, but his professionalism was exemplary.
