Avoid using Marsh and Parsons' service at any cost. Wouldnt exaggearte to say it was the most terrible experience I have ever had working with anyone in my life.
They found a tenant without any due diligence who stopped paying rental after a month. I have been dealing with eviction process from more than a year without any due support from Marsh and Parsons, moreover they recommended a debt collection/eeviction company who put me in even more trouble by unprofessional approach, delayed and non-transparent process costing me money and time. Again, no single inquiry from the agency, the worst customer management after-sale, while you see them calling and writing emails every day to sign you, then they dont care what happens to the property and your problems with a tenant they found

I have been a tenant in a property 'managed' by M&P Hammersmith since the 21st of August 2023. Since moving in, they have been short from being unhelpful and flippant. There are several issues with the property that have either been conditional to our offer, flagged on the inventory report or raised multiple times to our property manager. The lack of effective communication, sense of urgency and sense of their contractual responsibility has led us to waiting with broken appliances, mould, electrical hazard, to name a few.
To this date, these issues have either not been addressed at all or have been addressed with substantial delay - contractors have come multiple times to the property to assess the issues and not resolving them or keep finding further issues that have not been picked up before.
Window handles have been broken since the beginning of the tenancy and, despite my rent includes heating, it was not turned on until November 3rd due to technical issues that were not resolved, which has caused serious health issues (not to mention safety issues as burglars could break into the house). This has also caused significant amount of mould developing in the bathroom and bedroom. Whilst a damp survey was booked for a month after the issue was reported (November 29th), not action was taken to remove the mould, which also resulted in respiratory and skin issues, and mould appearing in sheets and clothes. Thus far 3 windows have been repaired, and last one was not repaired until November 24th.
The dishwasher is also not properly working since the beginning of my tenancy, which does not allow me to use the kitchen facilities at full capacity. This has been reported a couple of months ago, however recently it was causing the fuse to go down, causing electrical issues in the property. After weeks of chasing, a new dishwasher was delivered (October 27th), but it was then flagged by the contractor there were carpeting and rewiring problems that needed to be sorted prior to installing the new dishwasher - that consequently was left in the middle of my living room until November 24th.. Another contractor came on November 16th and could not sort out the issue. I still don't have an ETA on when this will be resolved, and been living in a property that is risking my safety.
The bed curtains were to be replaced as part of my tenancy offer as soon as moving in (August 21st) and remains unresolved - which is a breach of my contract.
Whilst they are contractually responsible for managing the property, nothing gets resolved in a timely manner. There is no value added in having M&P managing my flat, as they have been incapable to the point of negligence and disregard for the dangerous situation they are putting us in.

I have emails, videos, pictures of the state of the flat when we moved in and out, issues we had and faults around the flat they never fixed. They wanted to deduct more than 300£ for cleaning and they refused to share the receipt ( We have a video that the flat was left in a prefect clean state) and they wanted to deduct another 300£ for a TV stand that was left in the property. We had the approval from Marsh and Parsons for this tv stand and they were saying that the landlord requested to leave this as it was. We never received that information whatsoever. It has been 5 months and we haven't seen a penny from our deposit until today, not even the amount that was not in dispute. - They asked us to pay an extra day on rent because we started the tenancy on the 27th September 2021 and we were moving out on the 27th March 2023, Never seen this before and when we gave the notice they didn’t even mentioned this, just chased it after the 27th of March 2023 - They don’t care about anything else but money and even with the TDS dispute they managed to keep £300 from us. - They will ignore you and treat you like you are stupid. Even with the dispute open they sent an email to a different tenant chasing for payment of the cleaning (DISPUTED IN TDS). - They are sneaky and they will try to get money of you in any way possible. - Be careful with your check in report and check out report: Check in inventory has 188 photos and check out 412, how is this accurate to tell the difference between when we took the flat and when we left? - There was nothing there about no bulbs working in the whole kitchen, broken chairs or stains in the carpet. We trusted this and we end up in a dispute for more than 5 months. - The internal communication they have is rubbish so keep any emails you have and never speak with them by the phone, or make sure they send you an email after confirming EVERYTHING. - They were a mess when we rented but the change from Jessica to Sarah was the next step to being completely unprofessional.

Renting a property with Marsh & Parsons has been my worst experience I had with a lettings office.
We were renting a 3 bedroom furnished flat in Fulham. Upon arrival, 1 of the 3 beds in the property was dismantled and thus, unusable. We made numerous complaints to the property manager for fixing it and even after two weeks in our tenancy they still hadn't provided a solution. I finally assembled it myself using my own tools and buying any missing pieces, screws etc, since I literally had no place to sleep.
Additionally the house was painted one day before our arrival and all the windows and doors were shut in the house. As a result, there was a strong smell of paint for more than a week in our tenancy.
From that point on whatever interaction we had with the agent would take at least a couple of weeks to complete.
At the end of the tenancy the property manager and landlord claimed 2200 pounds of our deposit for redecoration costs and damages! Thanks to TDS however, and not thanks to M&P, we got 90% of that money back. It's not clear to me how much of this falls on the landlord but certainly the communication from the property manager should have been better, especially as to what amount is fair / makes sense to claim.
What I do know for certain is that I will not be renting again with Marsh & Parsons.

Absolutely the most unprofessional, borderline criminal estate agents you will find in London. From lies to loosing original documentation, they manipulate facts, and evade any responsibility towards their mistakes. Marsh and Parsons managed the house I rented for two years. They also acted for the landlord. The service they offer was abysmal and completely biased toward the landlord. I am now waiting for my deposit to be returned. Of course they are working with the landlord to seemingly block any effort I make to retrieve monies. I wrote a letter to the company, listing my complaints. I received a reply defending their employees. What a joke. I am now forced to take the complaint further.
If anyone does read this, be sure NOT to have Marsh and Parsons manage the property they also LET. It will be fraught with delays and protracted one-sided negotiations.

We did short lets so they had chances to get it right and kept mucking it up over and over. They don't care - they take ridiculous fees but you have to constantly clean up after their messes.

Their fees are the highest of local agents, but as they are upfront about this that's fine. However, if they can't deliver the service that they are being paid for, then that is not fine.

I'm a landlord who has been using M&P for over ten years but I will never use them again. There head office tenancy management team are extremely disorganised and make endless mistakes and then just don't apologise for them or handle their errors in a professional manner.
In my last tenancy with them, their first mistake was not taking the inventory make fee from the credit card as requested.
During the tenancy, M&P collected the rent. On two occasions the rent was several weeks late, and no one from M&P's tenancy management team had noticed. I had to chase them up to chase the tenants which completely defeats the purpose of the rent collection service (which I was obviously paying for).
When the tenants were moving out, I was told via email by M&P that they would take the check out fee from the last months rent. However, almost 8 months after the tenancy ended, I received an email from M&P stating that I have not paid for the check out and that I need to make payment immediately.
I then had to dig out all the old landlord statements, and check against my bank statements to see if the payment had in fact not been deducted which wasted an hour of my time.
There was no apology on that email or acknowledgement that the mistake was M&P's. Only when I raised this as a complaint did I get a one line apology saying it was an administrative error.
When I asked a manager to look into it, it took a few days for them to come back to me and I received an email which said 'I'm sorry you felt the need to escalate this to me'.
Anyone with any sense of how to work in a customer focused environment would know that is not an apology by any stretch of the imagination.
Of course the email ended with a demand to make payment asap - we are talking about £144 here. A sum which is fraction of what I have paid to M&P over the years and one that I would of course pay if they could admit their errors and apologise for them in a proper manner.
I really should have known better than to use them again. Back in 2012, almost a year after a tenancy ended they again came demanding payment for some fees that they had actually incorrectly calculated and not claimed from the tenant as well. The whole fiasco dragged on for months before they finally admitted their errors and cancelled the demand 'as a gesture of goodwill'.
It's a shame because I think the agents in their North Kensington lettings office are very good, but I use an agent to help save me some time in managing my properties, not cause me to waste more time cleaning up after the mistakes of the back office team.

From the moment you pay they will leave you absolutely alone. If you need any help with your flat you will find out that they do not manage the property and you should contact a landlord who if you are lucky will help you. But if your landlord will be Ehsan Esfahani you will have to fix your problem by your own. If the landlord has any problems/questions the agency will manage property for him/her but not for you. They will not talk to you, will not pick the phone when you call them. Because “they do not have to”. I will never ever again in my life use their service. You will pay for your headache and stress.

TERRIBLE estate agent, however AMAZING recruitment agency! They showed me the best way in life how to make money. You just need to work as a lightbulb changing contractor and you will earn millions! After our check out they wanted to charge me £96 for someone to come over to change 2 lightbulbs. That is £96 for 50 seconds work. Who wouldn't want to do that?! The problem here might be the amount of work assigned to you as it took MORE THAN 6 WEEKS to hear anything back regarding our deposit and check out! If you are looking for a place to make money than give these guys a call (as the fees are through the roof). BUT if you are looking for decent agent then avoid M&P.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
