decided to firm up an interest in 93 waterloo road on Friday 12th June by asking for a viewing. Rang your Byram Street office , first told I had to "register" , after giving my name address, mobile and email I was asked when I would like to view the property, I said Wednesday 17th June anytime after 2pm, I was told that they would contact the vendor and get back in touch with me. No contact Friday, not really surprised No contact Saturday or Sunday hmmm No contact either Monday or today, really unforgivable even if it was a call to say Wednesday was not convenient could we reschedule So I left with 3 possible conclusions about said member of staff 1 Didn't do anything 2 Couldn't be bothered contacting me 3 Plain inefficient probably the worst service I've had in a long, long time Either way I am no longer interested in said property, there are a few others of a similar type and I have no faith in Ryder and Dutton AT ALL. 22 Jun 2020My sincere apologies you have felt our service hasn't met your expectations, I've had a chat with my colleague who has been trying to contact yourself and I do believe she has tried to call on a couple of occasions after your initial enquiry. This will have come from our head office on an 0161 number, could that be the reason for you not answering? In regards to this property unfortunately it has been exceptionally popular with 23 buyers wanting to view and by the time you've requested to view we were already negotiating two potentially acceptable offers from buyers in a position to proceed. Due to the current circumstances surrounding coronavirus the owners are very particular with when people who view and that only people in a position to proceed immediately can see this house, with you telling us you have a house to sell which isn't yet on the market my colleague was trying to call to explain you'd unfortunately missed out. Again I sincerely apologise our level of service hasn't met our usually high levels but as you can appreciate we currently have a lot of external factors which are proving to be difficult especially with owners in high risk category and our number one goal is to operate safely. That was on the 5th of April 2021.
It is now the 17th of June 2021 and I have heard nothing. No email response was sent. No phone calls were made. Heck, no letters were posted! Complete crickets.
The first week that went by I thought maybe she was busy. But once the 7th day had passed I knew I had been ignored. The only reason I waited so long to leave a review is because I wanted to make sure that nobody could turn around and give me an excuse about the company being busy, or needing to give their process more time.
I wouldn't have minded so much if it was just a general email enquiry that got ignored. But I was in direct communication with Emmy, and after taking the time to fill out a form which asked for personal information including who my employer is, the names and ages of the children in my family, and how much our family earn collectively...I'd AT LEAST expect a response. That's not to say that the response had to be a yes or a viewing but, what I am saying is that whether it's a yes or no - you should always get back to people. Especially when they've entrusted you with sensitive information.
Believe me, I would only ever provide such details if I thought that someone get to back to me (which Emmy claimed she would). What would be the point in filling out the form just to be ignored? I feel I certainly provided my details under false pretenses - in this case, I was falsely advised she'd use them to make an assessment and get back to me. Now since she didn't get back to me, that's at least 1/2 of the terms broken. Whether or not she even did the anything with the form anyway is highly questionable - never mind an assessment.
I hate having my time wasted firstly, I hate being disrespected secondly, and I particularly hate being duped/made false promises where it involves providing information about me and my family. I've been incredibly unlucky to experience all three of my pet hates during my communication (or lack of) with Emmy.
I would not consider Ryder + Dutton in the future (not that she or they would care anyway), and will be advising my fellow local friends and family to stay well away if they respect their time and personal information.

We were convinced to use Ryder and Dutton for our house sale by Brad the Manager. He was very clear about the services provided and how they would help to get our property noticed. The valuation was spot on and encouraged a lot of interest. The ongoing service was also excellent with regular updates every few days by email and phone call. Each time something significant happened we were involved in the decision making process with sound advice from Emmy and Simon. It was lovely to meet Emmy and Simon in the shop and to discuss the progress of our sale. They were very attentive and worked hard to make our sale as quick and smooth as possible. The whole process took 8 weeks including the Christmas period. We also used their suggested conveyancing solicitors who were also very good.

When we set out to sell our first home we were a little apprehensive after hearing all the negative stories about estate agents, how wrong we were! From the outset our apprehensions were alleviated, the agent (Bradley) was friendly and helpful, the staff in the Huddersfield office (Charlotte and Emmy) and Nicole who showed potential buyers around were always there to help and were truly fantastic when it came to marketing the property, speaking with potential buyers and seeing the sale through to completion. The photos taken by Bradley were outstanding, a professional photographer couldn't have done a better job. Our home was marketed quickly and we soon had plenty of viewings, resulting in multiple offers, one of which we accepted in less than 2 weeks. Our sale was taken over by Simon, it was a smooth transition, Charlotte made us aware that Simon would be taking over and Simon made himself known to us and proved to be just as approachable efficient and helpful as the rest of the team. We would without a doubt recommend anyone selling their home to use Ryder and Dutton they were fantastic and would like to say a huge thank you to all the team!

Over 20 years since my last house sale/purchase so the home visit by Bradley Holt - Manager, to explain procedures proved very beneficial and my concerns were listened to and acted upon.
Bradley Holt, who was very approachable, would go the extra mile to maintain contact even though sometimes it was well outside the normal working day.
Charlotte MacDonald in the office was superb in keeping me aware as to what was happening in all aspects and was very efficient in answering and dealing with any queries. A very good team.
