Had put 6 months rent onto property to move in and have fire brigade and environmental health around that night and next morning due to me and my 2 year old daughter getting suspected carbon monoxide poisoning in just 15 minutes, a broken boiler and black mould that was told it was removed before moving in but wasn't, water in the ceiling near to collapse NOT abit of damp that they had stated, lose fray wires on floor, broken window, broken cooker socket that had been taped up and broken fire alarms, also missing doors. Environmental mental health have reported property to be taken off market and not safe for anyone to live in and also have been issued a gas safety warning from fire brigade. Team have admitted this should not of been on the market to me after requesting full refund.

12 Sept 2022Where to start? They claim to advertise just about everywhere? On facebook a scammer was advertising a property being handled by them. The aim was to trick a huge amount of money out of desperate people looking for a home. Phoned Property Cafe, Bexhill, to warn them about this current.....CRIME....they advised me, just tell FB to remove the scammer advert? That's my job to do that???? Considering this is on FB, try and think how many people responded to him, how many will send the holding deposit? Offered to provide them with full evidence on the scammer, emails etc, as they are the agent advertising the property and should report the crime, they were not interested. How many desperate home seeking people were on the hook to the scammer at that very moment? The scammer even had a full set of pics of inside and out the property, hmm where did he get them? They said they had a tenant lined up for the property? Does that stop a scammer? NO! If you read this and got scammed? Property Cafe are not interested? Even when they are offered full evidence to stop and expose the crime and protect people like you and me. I thought am I being unreasonable expecting Property Cafe to take the evidence and report the crime in conjunction with me?....So I phoned two other letting agents and asked them what would you do in such a situation? The first said, ask you to share the evidence with us, say a huge thank you to you and immediately report it so the scammer could be investigated and hopefully caught. The second said, exactly the same and added we would do our best to stop people losing their money when they need a home.

The letting agents of property cafe don't even deserve a single star. The worst part comes at the end of tenancy, they were not able to check the property properly for carbon monoxide alarm, and charged for it which was already there. The letting agents of property cafe don't even deserve a single star. The worst part comes at the end of tenancy, they were not able to check the property properly for carbon monoxide alarm, and charged for it which was already there. Despite contacting them numerous times for the same thing they only caused unnecessary stress instead of providing any solution for their mistake. Property was left all cleaned and painted but they were able to spot few small drops of paint on the floor and charged for that. At the start of tenancy, property had all dirty carpets with stains and dirty bins which was also mentioned in the inventory but at the end of tenancy they charged to change carpets. They are the ones who make such reports of the property for the landlord and make moving more stressful. They are of no help and only after your hard earned money. Do yourself a favour and let from some other agency. AVOID PROPERTY CAFE

I wanted to find a good forum in which to review Property Cafe as we were exceptionally impressed by the quality of the service they provided in selling our house for us. They listened to us, pricing the house according to what we wanted, rather than what the market said, and we realised that price. They handled escorted visits and liaising with prospective buyers very professionally and kept us informed at ever stage.We hit a major glitch further down the chain but they worked the problem to get us all safely completed, thanks to relentless efforts by Sue in the Little Common office

When deciding to rent my flat out, as a source of income, I had no hesitation about whom I would use . I have always found them friendly and efficient. If I phone them with a query they always say, don't worry we will deal with it for you, and they do. I have also had dealings with them when my partner was looking to purchase a property in this area. We found them extremely helpful and accommodating

We have been letting properties in Bexhill-on-Sea for over 10 years and changed our managing agents to The Property Cafe in 2010.
It has proven to be the best thing we ever did, with responsive action to any and all out tenant's requirements. With their help we have developed a joint management style that suits us both and benefits our business, as well as looking after our tenants.
Rental payment pass through into our account is seamless and their invoice paper trail, sent by e.mail, enables us to keep a simple check on our business cash-flow.
I have no hesitation in recommending them to any professional landlord, I wish we had found them sooner.

The people in this office rented out a property to me that suffered severe dry rot! I was telling them for 4 months something wasn't right (mushrooms growing on bookcases was a giveaway) but there never did anything, even when I put it in writing. I became ill with a fungal infection, along with my dog due to living with the spores of the dry rot for too long. The specialist said that had The property cafe acted when I first told them of the concerns, then the £22,000 worth of damage would have only been about £1,000-£2,000!

What agent could do to change your mind?
Not a single thing was done correctly by this agent, quite simply appalling.

They never contacted me with feedback or progress reports, failed to ensure the tenant paid thei rent, continually promised to rectify things and never honoured a single promise. Finally, the tenant infected my property with fleas and moved out leaving it tatty and dirty. I was assured by The Property Cafe that they would clean it, but obviously that never happened.

When selling I was advised that my property was on at the correct price £99,950 only to be told that I should accept the first offer I received, which was £10,000 less than the asking price. I eventually sold through another agent (oak field) for close to my asking price.
Quite simply the worst company I have ever dealt with, let alone estate agent. Avoid them at all costs
