Booked a market appraisal in for my property. did not show up. I rang the branch to see where he was. They never rang me back. Incredibly bad service. I wasted my Saturday morning for nothing. Would not trust them selling my property.

We always call the day before to confirm all the Saturday market appraisals and viewings. It was my understanding we didn't managed to confirm this.
I wasn't physically in the office on Saturday but must apologise that the member of staff didn't call you back.
Please accept our sincere apologies for the misunderstanding. If you would still like and appraisal we would be happy to offer you a discounted fee as a gesture of goodwill.

What rubbish. I received a confirmation email a week before the appointment saying that it was going ahead. No mention of confirming a day before. The lady I spoke to on reception at winkworths even confirmed it was in your diary.

We have offered you an explanation and a gesture of goodwill as sent in a personal email of apology to you as well.
As the appointment was booked over a week in advance we do need to confirm it the day before.

Long story short: Beware and do your own background checks before doing any business with them and, even if you pay a booking fee, don't take it for granted that you have a tenancy before you are physically inside a property. Winkworth Hackney took on someone as a client, accepted their property, arranged viewings, offered a tenancy and signed a contract before taking any measures to confirm who actually owned that property and who said client was. Turns out they took a scammer as a client and I had to find out about that one week before moving in.

I first contacted Winkworth's agent Ahmed Ozdemir through an advertisement he placed on SpareRoom. He replied to my enquiry the next day and scheduled a viewing for the flat immediately. My husband attended the viewing, where he met Ahmed and the "landlord". My husband and I placed an offer for the flat on the same day, and Ahmed sent us an offer form immediately, as he was eager to help us secure that flat. We had continuous email communications with Ahmed until the "landlord" accepted our offer.
We then went through the entire tenancy process with the office manager, and even got to the point of getting a contract which was signed by Winkworth Hackney's manager, Saylan Lucas, and the "landlord".
Unfortunately, we were scammed by the "landlord" that Winkworth put us in contact with, working on the assumption all the necessary checks had been conducted by Winkworth as they claimed that that person was the landlord on several occasions before they decided to not rent the property.
On the next day I received a warning email from Saylan claiming that the man we were introduced to as the landlord wasn't in fact the landlord of the property we had rented and that “to the best of [their] knowledge and research, does not own the property”. Only at this point it seems did Winkworth search for the actual owner of that property and found out that the person they had been treating as the landlord was the current tenant of that property and had been posing as its owner.
A simple search of Land Registry at a cost of approximately £2 would have also confirmed the identity of the owner at the outset and Winkworth should have done this before the whole process started, not in the end of the process, after signing a tenancy agreement.
I find it completely unacceptable that one of their agents and a branch manager were capable of taking on someone as a client, accepting their property, arranging viewings, offering a tenancy and signing a contract before taking any measures to confirm who actually owned that property and who said client was. They won't accept responsibility for us being scammed by the man they introduced us to as a "landlord" because ultimately we didn't start a tenancy with them, but we deeply wish we had never gotten in touch with Winkworth, as this would have never happened otherwise.
Whenever asked about it, both Saylan and Ian Fraser, the director of Winkworth Hackney, have been rude and defensive. Mr. Fraser resorted to gaslighting me, completely ignoring that I have presented him with several correspondence between me and his employees in which they tell me that that man we met was the landlord. What I find absurd is that they defend that they were "extremely diligent", although they haven't even tried to deny that they spent at least one week between appraising a property, placing an add online, holding a viewing, drafting a contract and securing a tenancy before conducting any background checks on the landlord of that property.
I won't be surprised if their reply to this comment is as deflective and unapologetic as their private replies have been.

For the second flush they keep saying they need to get green lights from the landlady first. The landlady already gave greenlight's to fix the problem in first place but still they need green lights again???! Now I am asking you, how would you feel when you live with 4 more adults in a Houseshare and have to flush about 4-5 times until the toilet is clean again?! Isn't it first of all a waste of money, water and time?! Also it is embarrassing for us Tennants and just clearly disgusting to find toilet paper, or poor rests everytime we want to use the toilets. I totally understand my frustrated housemates which can't spent always the next 10 minutes after going to the loo that the watertank fills back up, So they can leave a clean toilet behind!!! 2) The bathroom has no window nor a functional fan to get rid of the steam after showering. The steam eventually especially in the cold and damp months finds his way into the rooms and condensates on the ceiling and walls and starts growing mould! The painters have been repainting'removing' mould already 2 times in under a year and it is back again!!!!! Small problems like the hotwaterboiler loosing pressure and not getting fixed asap which only turns the heaters off during the night and starts working on fullspeed due a faulty thermostat in the morning would help the mouldgrowth. But still the 'lovely' agent is trying to tell me that us Tennants would cause that damp and mould furthermore he started answering in a sarcastic way to our complaint emails. It really seems to me that the agents don't care at all about the house, the Tennants and the landlady. The way how this agency operates makes me truly believe that they just want easy money! 300£ agency fees for changing a name in the Tennants agreement is more evidence than enough!

I could not be happier with the service I recieved from the staff at Winkworth when I sold my property earlier this year. The positive response to our flat and the valuation I recieved from Saylan definitely persuaded me to go with Winkworth. I was initially leaning towards the agency I purchased my property with but was swayed as soon as I met Saylan. His professional approach and positive attitude impressed me. We were in a hurry to sell and he made me feel confident we could do this and achieve the price we wanted. Darren was fantastic in arranging viewings immediately. I definitely felt he was dedicated to finding us the right buyers. Communication was easy and fast. From accepting an offer (we recieved 3 in 3 weeks!) to final completion. Darren's attention and follow up enabled us to reach the agreed deadline smoothly. I cannot thank him enough for all his help. Darren definitely went above and beyond for us. I would highly recommend Winkworth to anyone I know to successfully sell their property.

Have let through winkworths for 3+ years now. They have been abysmal. They fail to deal with comms from me or my tenants. They ignore repair requests. The work they do eventually procure is bad quality. They are rude to workmen, many of whom I've dealt with myself and know to be reasonable. I have been charged for work only to find it not done. I've repeatedly been promised that their standards will increase but they have - if anything - deteriorated. The money I spend in management fees is utterly wasted. Most of the time having Winkworths in the equation only complicates matters and makes them more expensive. I can't warn strongly enough against using this office. That I've tolerated their incompetence for as long as I have is only as a result of not being in the country to kick them out. Avoid!

SO glad that we chose this estate agents. Having met 3 estate agents, they valued it at 'near 300', '315 at best' (a notorious London agents who are truly dreadful but everyone carries on using them even though they charge a fortune too!) and winkworth at 350. And.... We got 350! Thank god we didn't listen to the others! The open day they suggested was just what I wanted - others couldn't be bothered to dedicate a while Saturday to us. But best of all was the amazing personal service of Claudine, who worked tirelessly with us to push through the sale (leasehold, can take bleedin months!) in only 6 weeks. She was always available to help, efficient, friendly and competent. I was truly amazed at just how much work she did, and I ended up feeling like she was worth every penny. Having dealt with several estate agents in the hackney area, these are definitely the best! I actually miss dealing with them, especially now I'm back dealing with some crud estate agents in a different area on a purchase now - might send them to Claudine for a few lessons on how to change the reputation of estate agents!!

Claudine Morgan has literally restored our faith in estate agents. A mean feat after we'd been let down by a few local estate agents.
She's open, honest, human and incredibly hard working. She was a breath of fresh air after our experience with less reputable members of her profession during our search for a dream home.
She responded to our various questions or worries in a matter of hours and she was always on hand to advise on any tricky matters.
It was reassuring to know that there are still agents out there who have a sense of humanity. A good counterweight to the breed of agents who simply view people as price tags.
I could not recommend her and her team more highly.
