Awful experience. Having spent 4 + years with them as a loyal paying customer, we received our property back in a terrible condition. Walls painted BLACK, the marble fireplace painted silver, the carpets ruined by cats urine (that weren't allowed) and 32 black bin bags stored around the property, full of waste. Absolutely revolting! So much for regular reviews! This firm has completely distanced itself from us, leaving us with a large bill to repair the damage and the mess left behind. The worst customer service experience I have ever been a part of. All I got was the tenants mobile number to contact - as if they will be bothered!! Sick of the whole experience, DISGUSTED!!

AVOID AVOID AVOID.
My partner and I rented a property through orchard and shipman and moved out at the start of December. We had issues with the plumbing in our en-suite which meant we had to keep it shut at all times (worst smell ever! Literally like sewage) the properties are new builds and I know from other tenants that they’ve had similar issues, it’s to do with the pipes. We made orchard and shipman well aware of this and there was two failed plumber appointments (both the agencies fault) and nothing was ever done. However we were moving out so let it play out and kept the door shut. Low and behold it’s time to get our deposit back - first they try and take £120 off for failed engineer appointment that was the companies fault!!!! We sent the proof so that was wiped. They then come back and say they’re charging us £160 for FIXING THE TOILET?!?!?! As far as I’m aware it is 10000% NOT the tenants job to deal with plumbing issues. It’s been almost 4 weeks and still no deposit - we also need to wait at least a week (usually more) in between each response.
Do yourselves all a favour and stay clear - I’ve now spoken to 3 others who sadly had similar issues with this company - it seems they do everything they can to try and snake people out of money!!!

Avoid!!!!!! CLEARLY MONEY TALKS WITHOUT HUMAN BEINGS!!! Me and my pregnant partner tried to rent house from the company and after viewing the flat we have been told we are only one who wants it. They agent Zoe Basford asked me to supply my recent tax return and 1 year worth bank statement as I'm self employed. We had time till Wednesday next week and been told that next viewing is Thursday so we still have time to do so. After sending my documentation on Wednesday morning I made a phone call to make sure they received everything. Same day they said there was another viewing and someone else is getting it. My pregnant partner was really upset and end up in tears. After checking our earnings they said we are successful and tried to fit us in more expensive house with lower standards.

Our flat is uninhabitable with toilet pan cracked and bath damaged, bathroom floor has to be replaced again!! New bathroom is the only option.
There were no window locks and a key broken in the lock...flat had been tenanted like this.
Carpets - after cleaning, I would not put pigs on them.
As far as decor is concerned 'fair wear and tear' is a joke.

Even the tenant was so fed up with their service that she started contacting us herself! The manager changed constantly and they were not prepared nor showed any interest. Communication was awful.

Finally when the tenant left they didn't inform us until a month and a half later of her leaving causing us a loss of income that they didn't take responsibility for. Disgusting. Nothing but scammers.

Even 1 star is too generous. Nothing but issues with this company. The property I currently rent was rented by my colleague who had given her notice in and send it tracked in December. I emailed them in February with interest to take over the lease and they knew nothing about the notice that had been sent to them. There was damage when we moved in which we were told would be fixed (this was in March and it still has not been done). The past 7 weeks of constant emails and phone calls have been completely ignored (there is currently a fire hazard which they have been informed about by one of their contractors) this has also been ignored. AVOID AVOID AVOID. Poor excuse for an agency

I was handed back my flat in a complete shambles, it was dirty and there was damage in most of the rooms. They lied to me about having it "professionally" cleaned.
Their internal complaints procedure is a waste of time. To avoid any disappointment, choose a professional agent instead.
