I have been living in a block of flats where Omega manage the building for the last 3 years. I have been very happy with their service particularly the speed in which they have carried out my repairs. When I reported a leak in my kitchen they sent someone within 30 minutes to repair which was very impressive. The staff are very friendly when I call their office and their inspector who comes over to view the property is always very helpful.

I have been a tenant with Omega Lettings for the last 2 years and I am very happy with their service. They have carried out repairs when required very quickly. When my heating was not working at 930pm one evening I called them and they sent someone very quickly who supplied us with electric heaters for the night until someone came the following morning and repaired our boiler.

Shocking service. Initially good/average service. Payment always on time. I was told it was a single parent and her son moving in. Service went down once tenant caused damage to property with having police breaking into property - service became none existence. I had to chase for answers of which I received vague replies. I asked on more than 5 occasions who was paying for the damage caused and was fobbed off with I don't know

Property inspections take place every 3 month. This is when repairs etc are reported back to them. Unless I chase them up,nothing happens. They have lucrative contracts w local authorities and do very little or no maintenance if they can get away with it. Not happy at all,I am tired of complaining to them.

What agent could do to change your mind?
They could learn polite phone manner. Stop scamming honest hard working people. Provide clear and detailed documents both legal and informative explaining hidden costs, how repairs are handled, if there is any protection for the property owner should tenants destroy your home. etc Oh yeah and at least value a property before making the current property owner homeless! How does this business function!?

1. He refused to even view/value the property unless I made it immediately vacant. Obvious Scam Tactics essentially making me homeless putting me in a desperate situation so I agree to their poor offers.
2. He refused to provide any legal paper work explaining terms, conditions and breakout clauses. This is supposed to be a 3yr agreement! I need to know what i'm signing up to.
3. He was incredibly rude. The guy deserves a Muay Thai Kick To The Face... With #BASE
Seriously though, I can smell a con artist a mile off and these guys don't give a damn about finding "good tenants" or looking after "good tenants". Its your risk, your property could end up in ruin.

I heard nothing else from Omega but the rent was promptly deposited into my account every month. I then got a call to say the tenant had been rehoused. I visited my property and was shocked to see the state of the place. I gave the property to them in excellent condition and it now looked with a filthy hovel. According to Omega, the property had been inspected several times during the tenancy but I never got any feedback. I am now left with a large repair bill and items have been taken away from my flat but Omega has gone very quiet.

The one good thing about Omega is that they pay the rent on time. Other than that, I can't say this has been an experience that I would like any landlord/landlady to go through.
If you choose to use Omega, then get answers IN WRITING to every question you may have before you sign on the dotted line. Read and re-read the contract, mine had holes that I did not think about deeply until it was too late. If your gut instinct tells you to avoid this company then you could be right!

What agent could do to change your mind?
Listen to complaints from neighbours of properties that are next to flats managed by them. Think about who they find as tenants - Are they going to respect the property and the peoples around them? Would they like to have them living next to them?

A message to all prospective users of Omega......
I would like to give a slightly different point of view regarding Omega lettings.
I bought a flat under a property managed by Omega. And wished I hadn't. The tenants that this agency found to live there were neighbours from hell. Children jumping upon my ceiling from morning till late at night. Parties and loud music. Rubbish carried down stairs by children and when the bag ripped open - just left there. Food thrown out of the windows. A new family every six months.
When I complained I was told I wasn't being tolerant. I was just expected to shut up and put up!
So I complained to the freeholder, who passed on my complaints to the owner and she doesnt use Omega any more.
When a owner rents out their flat and gives over the responsibilty to an agent they would expect the agents to find tenants who would not only care for their property but to have respect and consideration to neighbours around them Well, I'm afraid in a lot of cases this doesnt happen .
Omega only care about making money and so do a lot owners.
So when you rent your property out and pick an agent don't just think about how much money you can get. Spare a thought about the person who will live next to your tenants. Would you like to live under them?
Don't use Omega use a professional agency instead.

OMEGA lettings helped me from the very begining of my property search and found me the perfect flat. They have since then been on hand to provide me with the support i have needed during my tenancy. As a Landlord of Omega Lettings, I was very happy with the service I received. The service from start to finish was spot on for example the explanation of the contract, the automated payments and the service calls to deal with issues with the tenants were dealt with swiftly and by good personel. They took away alot of the headaches a Landlord generally experiences and ensured Gas certificates and electrical certificates wee upto date. When I eventually got my property back after more than 4 years of service it was clean and still in good condition. Recommended.

No money is spent unless i authorize it as i asked for it to be this way and i am also allowed to arrange inspections to my properties periodically, and so far the tenants have looked after both properties perfectly. Also OMEGAS fees seem to be very competitive compared to those of the competition.

FANTASTIC SERVICE CANNOT FAULT!!!! Overall my experience with Omega Lettings has been great. The move in took a bit longer than I thought but this was due to the landlord being overseas which they did explain from the off. They constantly got in touch with me and kept me updated from the viewing through to me deciding to take the property on. I have been with Omega Lettings for years now. They always sorted all my issues with the flats i have lived in, and fixed it , and were really good and helpful when it came to renewing contracts or moving me to another apartment. The service i was most pleased with was their is always someone friendly available to help and you dont get the attitude you get with most agencies i've been with before. They always listen and try to help the best they can. If your looking to rent i would strongly recommend Omega Lettings every time. Thanks Guys!!!!!

I am an experienced landlord and have properties with more than one agent.
I had two properties with Omega and was very surprised and disappointed with their service.
They drew me in saying that they will achieve the best rent for me and that they will return the property in the condition that I gave it to them. I gave them my property in a perfect condition, fully prepared in a new condition.
Then the problems started. Within two months of giving them the property I recieved a call from their so called maintenance team telling me that I had to change a lightbulb for the tenant as the tenant was unable to do it themselves. What kind of request is this? I told them it is the tenant's responsibility to do this. They agreed but asked if I could do it on this occaision and that they will not ask me to do this anymore. I agreed to do this once as a kind human being,
I got a call from them two weeks later stating that they had their routine inspection and found a list of problems that I will have to repair. The problems were dirty walls, missing fire blanket, windows without window restrictors and an additional lock needed on the front door. I visited the property and found that the tenant had written all over the walls and removed the window restrictor. As for the fire blanket I had already paid Omega a substantial amount of money to provide one and was surprised that there was none present. The tenant just wanted an additional lock on the front door even though two were already present.
I was very angry and called Omega to complain. I stated that the tenant must paint the walls as they had damaged my property and that they must also replace the window restrictors that they had removed. I queried what went on during these so called inspections as they had my property when i gave it to them so they should know that the walls were clean and the window restrictors were present. They said that I must do it otherwise they would do it and deduct the cost from my rent. I told them that this was unnacceptable and they said it doesnt matter as it is in my contract. What nonsense.
Additionally I told them that they must fit the fire blanket as I had already paid them, they did not even apologise for taking my money and not doing the job. As for the lock, they said that I had to fit an additional one as the tenant felt unsafe. I have two high quality locks on that door and it is more than adequate to keep someone safe.
Needless to say I requested my properties back, which took more than eight months. During these eight months of hell I had many more issues like what I have mentioned above.
When I finally recieved my properties back they were in such a terrible state. They did not keep their promise to return the property to me in a good condition. The work that they forced through after deducting money from my rent was terrible. They fitted a draft excluder for £120 + VAT and it was scratching the floor. It was the cheapest one they could find in B&Q, I have seen it sold for £7. Screwing it to the door would take 10 minutes so I do not see how they can justify charging £113 to fit a cheap draft excluder, especially when the workmanship was terrible.
Their poor excuse of a job in returning the property to me in a refurbished condition was to do a terrible white wash of the walls. Paint drops were on the floor, the floors were scratched. Window restrictors were missing and the tenant had stolen my fireblanket. They would not listen to me when I asked them to put everything back to how it was as per the contract.
Clear WARNING - STEER AWAY FROM THESE COWBOYS.
Worst experience of my life. I only hope that you do not make the mistake I made.

I am unimpressed with way i have been treated by the agent which clearly hasn't inspected the property and tries to tell me things that i know for fact are untrue

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
