It was a delight to do business with Andrews. From the first contact we found the agents to be courteous, honest and respectful. I work from home and the agents would ensure that point eats were made at convenient times. We received regular feedback on our property and sound advice on marketing which was extremely useful and helped us to achieve a purchase price for more than we would have marketed at in the first place! Once the sale was agreed their support didn't stop and I can honestly say that we wouldn't be sitting in our new home now if it hadn't been for their hard work right up until the completion of the sale. I would highly recommend Andrews.

Dreadful service, awfully slow, negligent, understaffed and overpriced No one ever picks up when you call, or responds to your voicemails. They take weeks to respond to emails, and MONTHS for simple problems to be solved, after dozens of emails, phone calls and broken promises. Excuses constantly given such as lack of staff, but they seem to make no effort to fix this their end. So why should we have to pay the normal rate for an understaffed service? We've been through 3 property managers, none of whom ever have the time to deal with our problems. There is a total lack of communication between the staff and logged, recorded issues get lost time and time again.
But when there is a mix up with the landlord's paying for an extra set of keys, then they are instantly hassling you via threatening emails (sent out of working hours) demanding money that you don't owe!
Our flat has had problem after problem ignored. They really don't care.

My four bed property was recently put out to let by Andrews, Bear Flat (for the fourth year in a row!), and I was yet again delighted with the prompt and efficient service I received. Andrews immediately advertised the property on various property portals, providing some splendid pics and a comprehensive property description, whereupon James obtained five viewing requests, which he kindly provided to the prospective tenants the following day. Three offers at the full asking price quickly ensued as a result. Many thanks to all the splendid folk at Andrews, Bear Flat, especially to James and Molly. I couldn't have asked for more.

Is it legal for Property Letting Agents to take commissions from Contractors when the source of the problem is the Agent themselves?
The last 2 years renting my property with Andrews Property Group Bear Flat Bath Branch have been an nightmare. I have been left with over £10,000 of damages to my and my neighbours property due to a leak that Andrews didn't resolve. In fact, over the last 2 years I've been charged continuous fees to unblock pipes at extremely high prices.
I now know why.
I have recently learnt that Andrews has been taking introductory commission / referral fees from Contractors it uses. Not only have I paid Andrews over £9000 since working with them to manage my property etc, it seems they are benefiting financially every time they use a contractor to fix a problem of their own making.
What's the problem?
The agent is not incentivised to get the best contractor for the job; rather they are incentivised to use the most expensive. Further, they are rewarded financially for not rectifying problems and hiring the most expensive contractors.
Is this common knowledge? Is this legal?
I'm now in dispute with the Andrews and the Property Ombudsman, which if still unresolved will be going to court and to the media. I don't want other unsuspecting landlords falling foul from this.
Andrews left a waste pipe running 100% horizontally under my floor boards - of course (physics) it got blocked and leaked through to the apartment below (photos attached). I was invoiced for this pipe to be replaced over two years ago, it wasn't. Now Andrews won't take responsibility.
Fellow landlords, please ask your agents if they are taking commissions from your contractors. Fellow landlords, please don't use Andrews if you want your property to be in safe and responsible hands.
3 weeks since my solicitors got in touch with Andrews to pursue an insurance claim and still there's been no response from Andrews.
Disgusting behaviour. Very disappointing.

I was charged £350 in fees to sign the contract, but they could not justify at all why - luckily these have now been abolished by the governement for future tenants. They tried to refund me the previous tenant's deposit at the start of the tenancy; then did the same when I moved out (wouldn't release our deposit until the new tenant had provided their account details, despite it having nothing to do with them!). This shows a complete ignorance for who their clients are at any one time. They also outright lied and told me I would be responsible for continuing rental payments after the fixed-term contract had ended if I did not sign the surrender agreement. This was despite the fact that the very document they pestered me to sign iterated that I must only sign once my deposit had been released and the checkout inspection had been made; neither of which had been done. Please avoid letting with this company. I wholeheartedly urge you to consider anywhere else in Bath.

There were lots of things that were broken upon moving in - doors that didn't close properly, broken hinges on doors, wires chewed by mice, broken oven. Andrews did repair these things, but it was often cheap labour which didn't always fully fix the problem, and when the larger problem of a broken boiler came up, they did nothing at all.
Contacting the letting agents was a pain - they were always out of office so you'd end up getting e-mails from 5 different people on the same issue, often with miscommunication between them.
The fees were extortionate - £450 move-in fee, then on moving out they tried to get us to sign to a £90 move-out fee, which wasn't in the contract. When asked about this, they replied that it was in the property particulars.
Additionally, they wrote up a sloppy agreement between me and the other tenant, stating that the other tenant would return my deposit to me, releasing Andrews of any duty. I received partial payment of the deposit from the other tenant who did sign the agreement, which I declined to sign. When pressed about this (before any payment was received) Andrews denied any obligation of returning the deposit, and the conversation would go round in circles.
Avoid these agents if you can, they only care for your money.

I rented a property from them last year (2017-18). Not only did the pictures not convey the truth about the property, at the end of our contract, we were swindled into paying for certain "damages" that was clearly set up beforehand by the agency. 1) My room had a desk. The desk was missing a drawer, but I did not make note of it to the agency, thinking it was pretty obvious they should know that an entire drawer was missing, and I just dealt with it. After moving it out, I was informed I will be needing to pay for an entire other desk unit from which they can get the missing drawer. 2) My friend was told to pay for stains on his mattress that were there to begin with. It would be easy so assume he simply didn't remember putting them there, except on the inventory we received upon moving out, the picture of his bed prior to us ever moving in had a sheet placed conveniently over the exact area where the stains were found. The sheet was not there when we moved in, so it's only logical to assume that it was placed there with the intent of covering up the pre-existing stains. 3) Throughout the year, multiple of the rooms in the house had mould. We asked the agency and the landlord to get rid of it. The landlord showed up, and set up camp in one of the rooms to "sort it out". When we looked at what he doing, he was merely wiping it off the walls with a wet paper towel. That does not get rid of mould. We were breathing in that house for over 9 months. 4) We were made to pay for 4 mattress protectors that were never even on site. 5) On more than one occasion, a member of staff has attempted to pressure us into making large decisions regarding payment, and ignored my friend's calls and emails about the mattress until we were forced to pay. I am never one to go online and give such long, negative reviews. But the service and quality of this place was one of the worst experiences we've had to deal with. I would NEVER rent from them again. But if anyone's in a position where they have no other choice (like we did), TAKE PICTURES OF EVERYTHING. E V E R Y T H I N G. They will try to get as much money off the backs of unknowing students as they can. Don't let yourselves be swindled.

Comments on Agent Fees
I negotiated a fixed fee agreement on the sale and this meant that the fees came out cheaper than the other agents we spoke too. Also no tie in to using any of their conveyancing agents which was fantastic (some of the others we spoke to did) as we already had solicitors in place. Fairly standard price for using a branch based estate agent.
Very well informed agents. The house we were selling was in an area under prospective redevelopment and we were nervous about being able to sell it. Andrews were more confident about selling it than other agents and very reassuring. They valued the property higher than we expected (and higher than other agents) but they knew their market and it sold over asking price. They handled the redevelopment issue very well and were up front with all of the potential buyers so there were no unexpected hitches during the process. I would definitely recommend them.

Having taken the decision to sell my much loved home in Bath, I took it upon myself to do a lot of research into the estate agents in my area (of which there are plenty) trying to work out who to list my property with.
Two factors were mainly influencing my decision, the first naturally being who could get me the best price, and the second (and probably more importantly) choosing a company I could trust to deal with the various viewings, paper work and generally just keeping an eye on the place whilst myself and my partner were away from the house working in London.
Initially I was a little apprehensive about using a firm such Andrews' for no other reason than my experience with bigger national firms" being far from satisfactory in the past, however it was impossible to ignore the fact that Andrews are very prominent in Bath and after seeing several other properties that were quite similar to mine listed on their website I made the decision to contact them (amongst others) to discuss the possibility of selling my home.
This is where I first came across James Oulton. From our initial conversation my fears of simply being forgotten about and being dragged along the (horrific) conveyancing road were well and truly put to rest. The first thing to note is that James was the only one of the four agents I contacted in Bath who actually offered to meet me in person at our home to talk about the option of selling our home. James arrived at our property that same afternoon and he spent the next two hours discussing various selling options that other estate agents didn't seem to want to even entertain. Speaking of some of the others it was only too disheartening just to hear someone only want to talk about the cheapest fee they can offer you without actually listening to a single word you're saying - I soon got the impression that some simply rely too heavily on Rightmove to do their work for them. James's approach was very different“ Andrews did have a slightly higher fee than most of the other agents but it was clear to see from his presentation and the quality of his sales literature that this would be money well spent.
Andrews were very proactive and forward thinking from the start so whilst I accepted that it was going to cost me a little bit more money to sell my house with them I did genuinely believe they would do a better job (and of course selfishly hoped they'd get me a higher price).
I wasn't disappointed.
Contracts were duly signed and the very same day we were met by a professional photographer who came over to do his bit so that the sales particulars for our property could be ready within the 48 hours we had so unreasonably requested. The end result were so impressive that it almost made us rethink to whether we wanted to sell our house in the first place.
Along came viewing day and we were somewhat surprised to hear that we had no less than 22 viewings booked and that both James and Dylan were happily prepared to lose a day of their lives showing people around my home.
However what actually came more of a shock is that 4 days before we had our 22 viewings booked we had already received an offer of £5k over the asking price “now I am certain that 99.9% of estate agents would have tried to talk us into cancelling that viewing day (and therefore regaining that lost day in their life) as I'm sure that many would have seen that early offer as job done“ not Andrews though - from the outset they were confident of achieving a higher figure and that they did. We were delighted to have accepted an offer of £11.5k over the asking price“ in my mind this is where Andrews (James in particular) really earnt their money and kept to their promise.
As the weeks progressed I'm sure it would have only been too easy for Andrews to of happily ignored our numerous personal requests and not to mention that we were we trying to do everything at lightning speed in order to make our transition to Surrey as soon as possible but at no point could I fault James's attitude towards us during the whole process- he was very positive, acted on things quickly, nothing was ever too much trouble and he kept us updated throughout. I've lost count how many times I've had to ask him to pop in and turn the water stop cock off after I've forgotten to do it myself.
Myself working a job that requires antisocial hours is always a concern when I'm dealing with the ˜9-5 world' but James never made an issue of this and always returned my emails/phone calls when needed.
It's clear to see he is passionate about his job and for once it's nice to deal with someone who is more concerned with making sure you're happy as a client than picking up their commission cheque at the end of the month.
Now that everything's completed and the process has come to an end I almost feel like I've left another friend" behind and believe me that's a word I certainly would never have associated with Ëœestate agents' prior to dealing with James and the team at Andrews.
A first class service from start to finish!

Dylan McDonald handled these issues most tactfully often by personally calling on my mother when any important details needed to be agreed upon. Occasionally he also sent staff to post letters through the door to her so she had a 'hard copy'. Dylan was especially diligent over confirming the prospective purchasers financial status. It was a difficult transaction, taking somewhat longer to complete due to a hiccup lower in the chain but at all times we had access to knowledgeable people. Here I'd like to mention Emma Hughes (Andrews Princes Bldg branch) who was the final co-ordinator. An excellent team.

Also told us of houses for sale before they even went live. They were always giving very honest advice and I felt supported through what was a very stressful time. Every staff member was helpful. They also work very long hours and call you after work to update you. I would recommend them and would definitely use them again. Extremely satisfied with service.
