Who given them license for renting and all third class service. Rude always no one help any time. I will complain about them in court soon

Think again before you go with this lot. Worst agency in Manchester by a country mile.

As many of the other reviews have indicated, Pulse are essentially crooks masquerading as a letting agency.

They were prompt and seemed competent in email correspondence until the contract was signed, then you’ll be lucky to get even 1 email answered out of the 20 or so you send. And even an answer doesn’t mean any meaningful action will be taken.

Of course calling up is no use either as the people are all clearly “trained” to be as evasive and unhelpful as possible, not to mention rude. They blame everything on the non existent “accounts team” and will just keep parroting “drop us an email @info pulse property” to any complaint you have even when the complaint is “you haven’t answered my last 10 emails”. I was told numerous times I would get a call back but never did. Unprofessional and incompetent doesn’t being to cover it. They will also claim they have no means of contacting the “accounts team” which is beyond laughable.

They also were not paying the bills they were responsible for in the contract.

They kept coming up with excuses to withhold my deposit and only when I threatened legal action did they return some of it back. The rest they tried to keep for ridiculous deductions such as cleanliness despite the fact I had not received it in a clean state and it was cleaner on my move out. They also claimed damp on the walls which was present on my arrival which I presume they had merely painted over in regular paint which is why the problem reappeared during my stay.

Their method is very simple, try and wear you down as much as possible by making it as hard and tedious as possible to get your deposit back, counting on the fact you’ll be so grateful to have most of it returned so you’ll let them nick a couple hundred for non existent repairs/damage as the deposit dispute process is slow and time consuming.

If letting with them is your only choice, take detailed photos on check-in as they’ll try and charge you for anything they can on check-out, DON’T let the laid-back attitude they give you, fool you!

Do not rent with this company!

Like the other reviewers on this site, I have found Pulse Property Management an awful company to deal with. When something is broken or an issue, it is impossible to get a reply or support from them. However they are quick to issue you with charges or other communication when it suits them.

They will try to charge you unfairly and take your money and will not engage when you contest the charges and try to reason with them. Make sure you take a lot of pictures at check in as when you first meet them they will act relaxed and friendly to give the impression that they are supportive and easy going. For example, the property I moved into was dirty with many broken items, on the inventory it was marked clean and functional, I was told when I moved in that they would not make deposit reductions except for serious damage.

At check out of course the story was different, I had cleaned the priority and left it in a good state, yet they marked items clearly clean as dirty and attempted to levy huge cleaning and maintenance charges against me. They refuse to engage after I disputed these charges by refusing to speak about them on the phone and repeatedly ignoring emails. I have taken them to a formal dispute and have yet to receive my deposit back after 4 months. They also do not provide any confirmation or documents confirming that they have protected your deposit as per their legal requirement.

Please avoid this company at all costs and if you do choose to rent with them, take every action possible to protect yourself before, during and after your tenancy.

Like every estate agent you come across online - it's usually poor ratings because people don't tend to leave reviews when they're happy with the service provided. We thought this would be the case so took a chance with Pulse Property ltd

I'm warning you now, DON'T!

They start off by appearing very friendly and will do anything to make sure they receive any money up front to pay for deposits etc. Although it's very much when they want money that they'll be in contact. If it's not benefitting them they will quite easily ignore you.

On move in day they make you fill in a form when you get the keys whereby the landlord (who insists he "isn't" the landlord but in fact is - Sunil Argawhal) scribbles over a check in inventory and takes a few nondescript photos of the apartment and assures you he's really chilled and everything has been taken care of. MAKE SURE YOU TAKE DETAILED PHOTOGRAPHS WHEN YOU MOVE IN.

During the time spent living in the place of residence, we had a few instances that caused us to be without an oven for a week due to electricity failures + a few other bits but overall pulse weren't as slow as some landlords we've had previously.

It comes to moving out and this is the most ridiculous company ever to try and get your deposit back. Not only did they not turn up on the day to check us out, but they told us they went in a week later and then had the cheek to put everything down as being dirty and broken or damaged. This clearly wasn't fair and luckily we took photos of everything that was off or damaged before we moved in.

After we took the deposit to dispute, they completely went cold on us and now we're in a situation where we're 4 months further on with no money back from our deposit. Including the non-disputed amount.

We have friends who work for the Renters Union and after having some close discussions with them, Pulse are notoriously bad for this type of behaviour. It happened to the tenants who moved out before us and i'm sure it's happening a lot over Manchester.

I'd advise you - Don't use this company.

I'd give 0 stars if I could. Moved into a room in a shared house in Rushome in 2013, when moving out, didn't get my deposit back, tried getting in touch multiple times but they just ignore calls and emails. Same happened to a girl who moved out after me, she didn't get anything back, drove round to where their office supposedly was and their office didn't exist. One of the guys who worked for Pulse used to come round a fair bit which was weird and would hang out in one of the girls rooms, he would send her inappropriate messages and stuff. They moved us out of the first house with a weeks notice and put us in another one nearby. The houses themselves had cockroaches from the moment I moved in and we were broken into and had everything stolen while I was there, doors were kicked in easily. Wasn't great.
