This is the first time I have dealt with them and it was not a very good experience at all, no doubt they are quick but I decided to pull out and they wrote me a very rude email. I think it is unacceptable and not professional at all. I thought they were suppose to be acting on my behalf. Would not reccomend these guys at Hackney branch at ALL. I have not used the other branches so therefore cannot comment on them!

Worst Agency in London
For personal reasons I had to leave the property early. When I notified the agency their first priority was trying to make me pay additional fees (because by law they are no longer are allowed to charge over £50 for admin, note that this agency adds VAT, just to squeeze in a extra £10) and wanted to get more money as prior to this law their fees were a fixed price of £120, which I had to pay.
I denied paying these additional fees (i.e. the new tenants reference checks) except for the AST name change fee (£60) and asked to kindly move out as I had already found a replacement. They refused and responded with "we do not authorise you to move out", they did not notify the landlord causing me a lot of stress and that was the end of it. When I called because my all emails were being ignored I was spoken to very unprofessionally and rudely, they did not want to help unless I paid all they wanted. This caused me a lot of anxiety and distress and had to get external professional help to deal with them.
As much as the law is trying to protect tenants, agencies like this try every other possible way to exploit your pockets.
Never use this agency!!

A friend of mine recommended this agency as I was relocating from London and I wanted to rent out my flat, but was very apprehensive about leaving it to an agency due to the horror stories you hear about.
I found the agency to be very professional, polite and knowledgable. Due to the market conditions at the time, I did not think my flat would be rented, however, the agency did everything it could and within a few weeks it was rented out.
I am very happy with the current service being provided and I would also recommend the agency.

Waheed & Shaheed were fantastic as agents, they went above and beyond to help me secure my new home. They ensured the space was brought upto spec & was ready to move into. Very competitive compared to other agencies. Fees structured so you don't see anything from first month's rent, you get about a third of 2nd month's rent, almost all from then on.

We are more than pleased with the service that we have received from Waheed at City and Urban Broadway Office. We found Shueb to be great from the very off. Mr Aslam provided an efficient and welcoming service. I was impressed at how prompt he was with any information or documents that were requested. It was an impressively painless process where my property was rented in less than 48 hours. I would certainly recommend City and Urban at Broadway Market.

City and Urban have managed a property of mine for just under ten years. During this time they have been able to consistently source good tenants and have dealt very efficiently with all the required property maintenance issues. They are extremely professional in all their dealings and offer good and well thought out advice. All queries are dealt with in a timely manner and they have gone the extra mile on numerous occasions. They set a very high standard and have made the experience stress free for me. They are very good - I recommend them unreservedly to any other Landlord/Landlady.
