I was advised by a friend not to use Acorn when I decided to let out my flat, however having met with the very enthusiastic letting agent I thought that she may have been unlucky with having poor service given to her, biggest mistake of my life.
From the moment I signed on the dotted line, problems began. My specifications were very simple, only one person in the flat, as it is too small for two, no animals as again the flat is too small, someone with a salary that can afford the flat, but then I thought that would have been obvious.
Acorn introduced to me a couple, early 20s with a big dog?? after being persuaded to at least think about it as they were such lovely people I then asked to see their references, and it then transpired one of them didn't work and the other earned a salary that was no more than the rent, I promptly refused to let my flat out to them to the dismay of Acorn. It took them almost three months till I had a suitable tenant and that was thanks to a lovely lady called Rachel Boud who seems to be the only person I have dealt with that actually knows what she is doing.
What has however been the worst thing of all is having to deal with the head office, the incompetence and total lack of interest by the lady I have had to deal with is to say the least shocking. On the rare occasions that you do manage to get hold of her, she constantly gets confused and will discuss other flats, she very rarely call you back and when you chase her she doesn't even remember that she has spoken to you.
To get a copy of the statement each month has for the most part been impossible, I have had to constantly chase them for this, calls and e-mails just to get a simple statement.
The people that does the inventory reports for Acorn and is actually a subsidiary company to Acorn, have done an extremely poor job, not noticing things that has been damaged or disappeared I personally removed something from the flat to see if it was going to be noticed, however it was not. They seem to use the same check in report for various tenants, although you are charged a fee for each check in. The report was over 10 days late due to problems with the system. And as they had done such a poorly job with the inventory I lost money when I had a dispute with one of my former tenants. And it is always somebody else's fault and although they are very sympathetic it is nothing they can do. So all I can say if you want to pay one of the highest management fees out there for a service that is almost non existent then this is the company to go to. However if you would like proper service I suggest you find another estate agent.
What agent could do to change your mind?
Firstly they could have found me a proper tenant first time around instead of wasting time with a totally unsuitable tenant.
They could use a proper inventory company that knows what they are doing.
They can try to concentrate on the telephone call they are on so they know what property they are discussing.
To call back when you have left a message.
To send you a statement every month without having to chase them.
To act promptly and efficiently, and if they have too many properties to look after hire more staff
