Probably one of the worst companies we've had to deal with in our years of renting. Complete lack of organisation is an understatement and everything was a hassle! When we were shown around the flat the agent had no information to hand - what furniture was/wasn't included, for example. Once we put our deposit down, I had to chase for everything - No information was given to us with regards to when the deposit was due, when we were signing the agreement, etc. Then they changed our moving in date and back tracked on the car parking space that had been arranged. KFH flat refused to get involved with helping us find an alternative, so we ended up renting one separately with another agent with less than a week to go, which was stressful given the lack of guest or street parking at the building we were renting. We were promised the flat would be professionally cleaned, but the day before we moved in Nicole called us to say that it had only been cleaned to an "Ok domestic standard" by the previous tenants. She said we could request a professional clean from the landlord but it would have to be after we moved in and that the landlord would have to approve it first. Then why promise a professional clean in the first place?
We dealt with one Property Manager Lenka who was great but she then left, and was replaced by someone with an awful attitude who really couldn't care less. It took over three months to get the cooker hood and balcony doors fixed after constant chasing. She then left and was replaced again, so you never got to speak to the same person and everything seemed liked chaos at their head office.
We then gave notice in writing to terminate and sent via Recorded delivery, which I called to check they had received - they had. They proceeded to re market the property, several viewings were arranged and then cancelled or postponed which was a bit of a pain. One week before we were due to move out I called to find out when the check out inventory was being done to be told that they had no record of us giving notice and they had no idea what I was talking about, despite them having found new tenants! It seemed that the Crouch End branch didn't communicate with Head Office and vice versa. We also had to chase for return of our deposit, although at least we got the full amount back with no quibbles.
We then received the check out inventory in the post to our new address, but addressed to the new tenants of the flat we had left. We called to point out the error, but this was not corrected as we proceeded to receive letters chasing rent for the new tenants, at our new address! Again, something else that took a few phone calls too many to sort out.
It seems that any London agent these days could do a great job at finding tenants because of the high demand for places to live, but there is such a lack of care for tenants even when they pay on time in full, look after the place and leave it spotless at the end, like we did! And it seems the new tenants don't pay on time, so the landlord will lose out there. KFH Head office clearly have high turnover of staff and can't cope with the workload, and I can't see that it's any better at branch level, although we did deal with Stephanie on occasion who was probably the only person who ever helped us with anything! All in all KFH are probably fine if you're a landlord who doesn't care about holding onto good tenants, or if you're a tenant who doesn't care about keeping the place in order or paying your rent on time, but if you're anything else I'd avoid.
What agent could do to change your mind?
Be proactive, don't make promises you can't keep, have respect for tenants instead of only caring about the landlords interests. You'll find they are two sides of the same coin. And get organised!
