We booked a viewing on Friday 4th January, my boyfriend and I fell in love with the property,the landlords arrived at the same time we did and briefly showed us around the landlords are lovely. we asked the agent what the process of the application would be, we was advised of the fee, and also informed that there had been interest in the property, but no application was going through, it was 17.30 and we was told to go into the office on sat at 10.30, my boyfriend and I was really excited, so on the 5th Jan we went into the office, to be told that there was an application on the house, so we said where does that leave us, the agent said if we was more suitable we maybe in for a chance, the guy went through my boyfriends and my personal financial situation we was happy for this to happen,but I was slightly reluctant as there was two other members of staff in the office listening to our conversation, I didn't realise the application process would be quite as invasive as it was, given how other people do reference checking, this letting agency does there own credit referencing from how i understand there process, the guy flicked through our financials, and basically said due to our jobs we were not suitable applicants, now the property adviser did not even ask my boyfriend what he did, he did not once ask him about his second job, and bearing in mind we bring in per annum £56k between us.
We felt that we was being prejudged, and what else wasn't taken into consideration my boyfriend is receiving a large amount of cash in the next 6 weeks, which is guaranteed, they took none of this into consideration even though the paperwork was in front of them.
I felt that we was treated unfairly, I am not to worried about the house falling through, but I do think the decision making is very biased and unprofessional. we later found out that the applicants who were successful just wanted it for a short let 6 mths, we was happy to take a 12 mth let on the property and pay more in rent for this particular property, the landlords wanted someone to lease the property for long term, so my partner and I are baffled how they have the best interest for the landlords.
My question is, how do we know the decision made is legal and above bord ? How do we know that the decision wasn't made the night before, and if an application was running on the property why didnt Brookedales ring my partner and I in the morning to advise of this?
From my own personal experience, I will not be letting any properties from Brookdale, due to the vetting process and how the decision are made, I now fully understand why other leading professional estate agents use third party referencing agency, that goes from the application and not on the mood of an individual.

Why was we not called in the morning? When you knew the property was under offer as we were told the couple that got the house was in the office 20 minutes before ourselves? So why put us through the stress and go through our personal paperwork? What criteria did we have to meet? As that is not clearly outlined. It's ok though my boyfriend and I are in a fortunate position where we were able to buy our new house, so I think Brookedales did us a favour in this instance.
