During these two years, any problems that arose were resolved promptly and efficiently. For example, when repairs were needed, specialists were dispatched quickly, and all work was completed to a high standard.

I am a landlord of two properties in Peterborough and Brookdale have managed my properties for 20 or so years. During this period Brookdale have manged these properities, ensuring that both the needs of the landlord and the tenants are met, ensuring that as a landlord I can maintain my prioperties to a high standard and also ensure that my tenants are getting an excellent service and have repairs seen to expediently. I would recommend Brookdale as a letting agent to any landlord/lady renting properties in the Peterborough and having rented for several years when I was younger, with varying experiences of quality, I would be confident to rent from Brookdale.

We booked a viewing on Friday 4th January, my boyfriend and I fell in love with the property,the landlords arrived at the same time we did and briefly showed us around the landlords are lovely. we asked the agent what the process of the application would be, we was advised of the fee, and also informed that there had been interest in the property, but no application was going through, it was 17.30 and we was told to go into the office on sat at 10.30, my boyfriend and I was really excited, so on the 5th Jan we went into the office, to be told that there was an application on the house, so we said where does that leave us, the agent said if we was more suitable we maybe in for a chance, the guy went through my boyfriends and my personal financial situation we was happy for this to happen,but I was slightly reluctant as there was two other members of staff in the office listening to our conversation, I didn't realise the application process would be quite as invasive as it was, given how other people do reference checking, this letting agency does there own credit referencing from how i understand there process, the guy flicked through our financials, and basically said due to our jobs we were not suitable applicants, now the property adviser did not even ask my boyfriend what he did, he did not once ask him about his second job, and bearing in mind we bring in per annum £56k between us. We felt that we was being prejudged, and what else wasn't taken into consideration my boyfriend is receiving a large amount of cash in the next 6 weeks, which is guaranteed, they took none of this into consideration even though the paperwork was in front of them. I felt that we was treated unfairly, I am not to worried about the house falling through, but I do think the decision making is very biased and unprofessional. we later found out that the applicants who were successful just wanted it for a short let 6 mths, we was happy to take a 12 mth let on the property and pay more in rent for this particular property, the landlords wanted someone to lease the property for long term, so my partner and I are baffled how they have the best interest for the landlords. My question is, how do we know the decision made is legal and above bord ? How do we know that the decision wasn't made the night before, and if an application was running on the property why didnt Brookedales ring my partner and I in the morning to advise of this? From my own personal experience, I will not be letting any properties from Brookdale, due to the vetting process and how the decision are made, I now fully understand why other leading professional estate agents use third party referencing agency, that goes from the application and not on the mood of an individual.

Jan 15, 2014The reality of the situation was this. Several tenants viewed the property in question at different times and two booked in to apply. On the appointment the writer of the review was clearly told that there may be other applications and they were told the property was not guaranteed for them, even if they came in. As it happened they came to the office after another applicant and in all six of the criteria we have for judging tenants they were below the first applicant. Although their application was good, the first one was better. Obviously we cannot have two tenancies for one property and so no money was taken and their application was declined immediately, thus not wasting any more of their time. The landlord was very happy with our decision. Quite clearly theirs is an emotional reaction, but not a fair one , to attempt to criticise us for doing our job right. Every landlord we have is glad that we base our tenant selection on who should make the best tenant, not just giving in to whoever pressures us the most. Although the writer of the review insisted on telling us they should have the property, we did not agree.

Apr 22, 2014I am really sorry but this is not answering the question? How is this legal that it is down to an individual to judge our financial status, and what qualifications does this person have to judge anyone on this? As all of the high street banks etc have removed this process to save the emotional backlash. Why was we not called in the morning? When you knew the property was under offer as we were told the couple that got the house was in the office 20 minutes before ourselves? So why put us through the stress and go through our personal paperwork? What criteria did we have to meet? As that is not clearly outlined. It's ok though my boyfriend and I are in a fortunate position where we were able to buy our new house, so I think Brookedales did us a favour in this instance.

I always get quick responses to any maintenance issues and these are resolved quickly and good clear communication throughout, I have been pleased with all the property management since moving in and the property was in really good condition with a detailed inventory completed. I did find the process of applying the tenancy quite extensive with the amount of detail and formschecks required which was more than I had previously experienced renting but this was all processed efficiently to get my tenancy confirmed.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
If we receive any complaints these are passed to the office managers who will call or e-mail the client to look into all matters they raise.
