I was at my solicitors signing for a house I purchased through haarts, while I was at the solicitors to exchange contracts on Friday night, haarts phoned my solicitor and said no way can we sell this property to me because we have received a higher offer which I matched but still they would not allow me to purchase the house. The property was a repossessed house I was purchasing. I lost the house that I paid solicitors fees for and all other fees for the purchase. Two weeks later I see the property in the paper which was for sale again with another estate agent for a much higher price. It seems as though these estate agents are all involved together. My parents also were selling a house through haarts, they had another bad experience too. They sold their property to Mr B, two months later they were still waiting. My parents solicitor had no response from haarts or the buyers solicitors, Tom from haarts said Mr B was waiting on plans for his own house. My parents lost the bungalow they were purchasing and lost £300 search fees plus solicitors fees. I strongly advise to steer well clear of haarts.

I have full property management contract with Haart Luton and cannot wait for it to end. Haart maintenance team covering Luton have ignored multiple request for a repair made by my tenant and myself ( issue logged via their website, phone calls and emails). My property has deteriorated and will need lots of money to be put right. Will definitely involve Property Ombudsmen as this is blatant breach of contract by Haart Luton.

At this point I am tired. I have been patient and tried my best to be kind. I moved in with some friends into a property managed by haart august 2020. On the day of arrival after mind you One month, yes they had one month after I put a holding deposit down to refurb the place which I was informed would be done. I shall let the attached video of our move in date speak for itself as to what we arrived to- mind you the video is not even exhautive. In addition, turns out there were rats living in the property too and we didn't find out till months later when they multiplied and became loud enough to hear - and ooooooo guess what nothing was done about it. Imagine having to deep clean a kitchen and wash everything everytime you would like breakfast, lunch or dinner. Better yet imagine microwaving your meals in your room because you got sick and had to go to hospital last time you cleaned rat wee off the kitchen counter... I don't have to imagine. I've been through it.
Now imagine your tenancy agreement saying for any day that the property is uninhabitable we don't have to pay for it. ( which it was mostly but where else could we go? As students living and working away from home) So since our lease agreement states that we didn't pay for it of course, its in the contract. That two months on unpaid rent ( which really should have been 7 months because of the hell we lived through) We used that to move out to safe places to stay otherwise we would have been saving for months on end and paying rent whilst living in that hell hole. That 2 months of saved rent meant I was able to find myself some reasonable, clean, and safe accomodation. But ofcourse the landlord wants that money back and get this cleaning and moving expenses too. But I'm sorry would he like to pay me for the washing machine and fridge that werent working left a the property when we moved in that I carried on my back down the unsafe stairs which had carpet coming off them, or the cleaning I had to do on arrival to the property? Lets not forget how they sent a cleaning crew a month later to clean over what we already cleaned.....apart from the oven cause I was not gonna touch the gunk that was in there.
And if you're wondering yes thats poop in the toilet at the end of the video.

When calling Property Management no-one answers their phone calls!!!!! My voicemails and e-mails have been ignored for a whole month. Shocking how poorly run Luton Property Management is. Was unable to get latest rent statement from the lettings office, although I know they are sometimes able to supply it.
I am their new landlord and am greatly disappointed with such poor service. Am waiting for 8 weeks and then writing to the Property Ombudsman

I bought a property from Haart - Leagrave branch in Luton in June, which at the time was managed by the same company. My solicitor sent a letter to the agent to return the keys to me after the purchase was completed. It is mid August and I still do not have the set of keys back! I wrote to Haart and rang many times, requesting return of the keys for my property but they never came back to me. I even offered them to drop the keys through the letter box, to make it easier. I spoke to Luton office, then I was connected to Colchester office to Mr Lewis Olley - Property Manager etc and still waiting for my keys. Although the purchasing part was long but successful, it is so disappointing that now Haart ignores my emails and calls and for no reason keeps the keys to my property. I spoke to my solicitor and we are going to write a formal complaint about this situation. It is difficult to understand why they behave in this unprofessional way and provide such poor service? I am very disappointed with Haart attitude and not following the procedures and instructions from the lawyer.

I attempted to use this letting agency for a one bed property They seemed very professional and curteous at first but then the whole experience went down hill. I prepared and gave holding few for the property which was accepted by agents and by the landlord and all paper work was moving swiftly 6 days before move in date I was informed the property was being let to the landlord family member till for a certain amount of time. I was then technically homeless for 13 days, and had to live with friends and family members. All paper work was eventually finished but two days before the adjusted moving in date I was informed the property was not ready and I was totally homeless and nearly lost job due to not having a property in the near area for work, luckily another estate agents had a property which they prepared for me within those two days. However the letting agents at haart just informed me there was nothing they could so each time the landlord made me essentially homeless. They wouldn't let me dig a contract for the moving in date in question or put deposit down so it wasn't legally binding, and didn't refund my holding fee to me until a week later which was useless for finding another property and providing money for my next deposit. When speaking to the manager after this he then tried to cover for the landlord by claiming it was the tenants fault and not the landlords and that there was nothing he could do. As I said I was contacting citizens advice to claim back travel costs and hotel fees incurred by the landlord they changed the story of a family member needing the property to a tenant overstaying their tenancy. Heard good things about these estate agents from a few friends but would never recommend them t anyone else even if some properties a nice and modern. They have no care for tenants and are terrible to commicate with

Awful service from the property management team. The branch staff are fantastic however landlords have very little contact with them as the property is managed by a central management team. I had unauthorised visits to my property by contractors who carried out unauthorised work and then billed me! I was constantly chasing Haarts for late rental payments, maintenance issues etc. My tenants where constantly informed " we can not get in contact with the landlord" despite having several methods of getting incontact with me. I was constantly told "we can not get incontact with the tenants". I would not recommend Haarts in any shape or form. Please do not make the same mistake i did. Haarts agents are very good at apologising however the same blunders are repeated again and again. For your sanity, peace of mind and welfare do not use this agent.

I was at my solicitors signing for a house I purchased through haarts, while I was at the solicitors to exchange contracts on Friday night, haarts phoned my solicitor and said no way can we sell this property to me because we have received a higher offer which I matched but still they would not allow me to purchase the house. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
