I was really disappointed with the service. They let out a flat whose water tap was leaking visibly and one window could not be even locked. They missed it out completely in their inventory, too! They pushed into flatfair deal and insurance even though the law say it tenant's decision to make. The agent aske repeatedly for a positive online review well ahead I get to move into the flat. Very unprofessional, I would not recommend the agency to anybody.

Be aware of the trap of their full management contract. You will be charged regularly for unjustified reasons and you will not be able to terminate this disservice without a huge fee.
We just exited our full management contract with Haart Cambridge, and we feel compelled to share our experience, marred by misleading practices and subpar service. The contract contained obscure clauses, leading to an unexpected exit charge, equivalent to two months' rent (£2243) at the end of the signed term of 1 year. This was demanded by the agent, despite several instances of disservices and unnecessary charges during the term. An example was a charge for the installation of a carbon monoxide alarm, despite a functioning one already being present. Another example was sending their gas engineer by surprise, despite being informed that we had booked and paid for a different one. This, along with many other similar instances, looks like a strategy to extract a regular stream of unjustified fees.
The disregard for the tenants was also evident from the start, when the agent failed to respond to requests for instructions on how to operate the appliances in the house. This resulted in the heating system running at full capacity during the summer, causing discomfort to the tenants and huge costs for the wasted energy.

I honestly have not got a good word to say about our experience of Haart. Absolutely awful experience renting through them. The tone on some of their emails was horrific and I really did not have very pleasant interactions with them. They had a complete lack of respect, Im not sure why they approach interactions like this and why key parts to emails are ignored. I had a real lack of trust in them and what they said. I had the feeling they felt they could interact with us badly as we were mere renters at the time. I did not enjoy interactions with Peter Witkowski We just moved out after purchasing a house. As a result of our awful experiences with haart we did not consider buying any houses they were selling. Surely this is impacting their business if others make similar decisions too. Everything was so much more difficult with such an obtuse third party. They indicated we would have to rent for another month to end our tenancy and would not ask the landlord (as I feel is their duty) when we wanted to choose a different date, despite this being possible in our contract. Luckily we had the contact number of the landlord so could arrange this and other things and largely leave Haart out of any of our interactions, with the landlord essentially paying extra for the burden of Haart. After speaking about my experience to others, I have heard similar stories. Would not use again

If you were to design the worst real estate firm you could possibly imagine, then your imagination would not be able to conjure up something as terrible as Haart Lettings. I am renting an apartment and everything's gone wrong with it. The shower didn't work for the first week of tenancy; the dishwasher leaks; the bathroom faucet needed to be replaced; the garbage cover was broken; the security system didn't work; and the faucets were completely clogged. Not only did they not grant a rent reduction, but they also never fulfilled my request to at least contact the landlord about the rent reduction. Moreover, they've been incredibly slow to respond to my repair requests and their agents are, at best, bitchy and incompetent.

Comments on Agent Fees
Appalling. Most expensive in Cambridge ( initial 2% whereas most agents are 1% or below) and UTTERLY INCOMPETENT. Do not fall for their lies
Despite Haart lying to us from the start, mucking up the Rightmove listing (and needing multiple requests to fix it), having 20+ viewings and months to secure an offer (and failing completely), trying to force us to accept an offer from one party (we did the viewing and secured the offer!) for whom Haart were also selling their house (which they tried to hide from us!) despite other offers on the table which they refused to discuss with us (=huge conflict of interest) and escalating as high as Haart will seemingly allow, they still think they did a good enough job that we should pay 90% of their fee. This is despite the fact that WE had to badger to get the Rightmove listing corrected, HAD to take over viewings (and got 4 offers from 8 viewings), HAD to instruct them even how to properly organise viewings! They even passed on lies and misinformation to our sellers which almost caused the deal to fall through. Had to CUT HAART OUT to protect ourselves. Continual lying throughout the complaint process, for instance Melanie Smith supposed Head of Complaints claimed they had no obligation to us other than to introduce us to a buyer and asserted there was no stipulated level of service. This is a complete lie. Haart's terms and conditions specify they will fully list on Rightmove, help their client consider all offers and manage the sale process on their client's behalf. They did NONE of these for us and still demand we pay 90% of their fee otherwise they force us to go to the Property Ombudsman. No acknowledgment of receipt of any emails. Have to chase. Quite simply the most appalling service we have ever had the misfortune of encountering. Do not go anywhere near this company. They are so grossly incompetent that law enforcement should be involved. Save yourself the heartache. They assert we should demonstrate we have suffered some financial loss - what a complete joke. It's as simple as this: we contracted Haart to provide a service and they didn't do it. Thus no fee should be payable and an apology should be made to us. Haart are a disgrace
