TENANTS AND LANDLORDS MUST READ!!!
Sun & Zhou Limited is owned by a couple (Mr Xingjian Zhou and Mrs Grace Peng Sun). This company is a parent company of Mr Zhou's Oliver Walton Limited (trading as City Rooms).
Mr Xingjian Zhou（Jason Zhou) had a history of bad reputations due to their poor trading standard and repetitive violations of HMO law. He had once been named a rogue landlord by Landlord Today magazine and been prosecuted by few London councils in the past few years. Because of those records, he changed the company's name from "City Rooms" to "Oliver Walton limited" on the company house.
Apart from Mr Xingjian's famous deposit deduction scheme against the UK deposit protection scheme. Mr Zhou deducts rent and other costs from landlords as well.
It's a shame and insult to everyone whose deposit was deducted by this company, that Mr Zhou lives in a near 5 million mansion (Bought at 3.9 million with extra 500k SDLT) in London E3 (Excluding his entire BTL property portfolio) with a luxury life style, thanks to everyone's deposit!!
According to internet resources, Xingjian came to the UK as a househusband in 2003. He was unemployed for a long time before he founded City Rooms. “ I have never been educated in the UK. I used to be an insurance salesperson in China, this experience helped my success in operating City Rooms." "My English is so poor! I booked a three months language class, but I almost never went to the school! " .
Mr Zhou's secret of success is he only deal with the most vulnerable social group in London: council tenants, busy young professionals and overseas students. Like a previous comment mentioned, This devil business should be banned if everyone report this agency to ActiÖл Fraцd by using Jorge Sanchez or Xingjian Zhou as the reference!

When sign your contract with this agency, you need to be aware of the following tricks,
1, Never expect to get your deposit back they will deduct most of your deposit without providing any evidence. Although they said all bill are included, but they only include £30 for gas and electricity per month per house, this is totally a joke!!!!! At the end, they will take all of your deposit for the excuse of excessive bills without providing any evidence.
2, They don' t provide tenants with "Assured Shorthold Tenancy", instead they use the suspicious "Licence to occupy" as their tenancy agreement.
This "Licence to occupy" is not protected under any the UK deposit protection schemes. It will make you impossible to recover any of your deposit through the government deposit protection schemes.
Again, if you have been scammed please report them to ActiÖл Fraцd

They will be extremely nice to you before signing the contracts. Their contract provided to landlords is full of tricks. You's better provide your own AST for him to sign!! Also, It is necessary to add Sun & Zhou Limited as personal guarantee because this couple is rich.

Been in a house where I used to pay 1083£ pound a month for nothing !
Heater and hot water was missing almost all the time I’ve been in there and for them the priority was make money and not adjust the boiler!
I report that’s someone come in to the flat breaking a window in the kitchen and asked them to repair it but never done anything and I can say that 1 moths before this happened 2 people got stabbed in the building and 1 die after the stab !
