Do not rent with Mountgrange no matter how nice you think the property is. In a decade of renting in London I’ve never experienced such awful service as a tenant.
The managing agents treated the smallest requests (eg broken bathroom fan/broken door bell/broken window) as the biggest inconvenience and took months and countless emails of chasing to fix problems.
The boiler (which was located in the main bedroom) was fitted without the flu sealed. This was flagged when the carbon monoxide detector went off in the middle of the night and a British Gas engineer came round. He told us to leave the flat until it was fixed or risk dying from a leak.
We had a serious mould problem caused by a lack of a window in the bathroom, along with a broken extractor fan from when we moved in, and incorrect paint used for a wet room. Mountgrange took over half a year (and lots of chasing – 27 emails) to begrudgingly fix this. They sent round the same handyman three times to ‘survey’ the problem during the lockdown, and decide if it needed any work – he said yes every time and said he didn't know why they were putting off the issue. He pointed out that the walls had initially been covered in the incorrect paint. It seems Mountgrange have a habit of using shoddy workmen (noted in other google reviews).
Mountgrange said they wouldn’t fix mould damage caused by a lack of extractor fan (bathroom seals) and told us to clean it – and then sent us a youtube video with cleaning instructions. They then said if it was still there when we moved out we would be liable.
The ceiling lights fell out over the bath because they had been fitted incorrectly. The director of the company told us to “shove” them back in, which was tricky considering a part of the ceiling fixture was missing.
Rent was increased during the pandemic, despite rents in London dropping, and they evicted us (as the landlord's had decided to sell) by just posting an eviction notice in our door. There was no cover letter / explanation / email or call.
They made several deductions from the deposit for items such as redecoration - DPS ruled against much of this and awarded us that money back.
Veronica W was a terrible property manager – always speaking to us in rude and aggressive tone. After leaving the property she told us they would hold on to our deposit for three months, which is against the tenancy deposit scheme (we had to go to the TDS in the end to sort it). Mountgrange act like they are not meant to provide tenants with a service, and instead simply collect rent and have little else to with them. Perhaps this was because our property was at the lower end of their price range at £1600.
Myself and my housemate have never experienced such problems with any other estate agents / landlords in 20 years of combined renting. The situation let to a great deal of anxiety and stress. I urge potential renters to avoid.
