1 star is far too generous to give to Portico, not just the Fulham office (with whom I had the misfortune of dealing as a tenant) but the head office and wider team as well. From the very first viewing until I received my deposit back, the entire thing was a total shambles. They made the entire process much more difficult, lengthy and stressful than it ever needed to be with their total lack of communication, coordination and basic organisation.
Let's go from the start. First viewing, the agent (Jason Swift) was 25 minutes late without letting me know. He knew nothing about the property including the rental value, the date it would be available or if it was furnished or unfurnished.
The initial offer was placed on the property and I am aware (from the landlord who happened to live in the same building) that this offer was not actually shared with the landlord. They demanded a higher offer which was eventually accepted and immediately the paperwork was handed over to me with a 7 day completion deadline.
2 days in and the same agent (Jason) began demanding the paperwork back immediately. At the time, I had gone into hospital and notified Jason that this was the reason I had not yet turned to it (even though I still had several days left within the deadline). No apology from Jason, just more pressure to sign.
Once the paperwork had been completed, a move in date was agreed and I organised furniture to be delivered on this date. Only after confirming this did I find out (by checking in with Portico) that Portico weren't working to that move in date but a later one. They refused to release keys and only after several days of pushing for the original move in date did this actually get secured.
So move in day comes around and the place itself is a total mess. It had been empty for 10 days and Portico had only organised painters to come in on the move in day. No cleaners had been despite this being in the contract and the check in agent was trying to rush off without any of these issues being rectified. After pushing for someone from the office to come over, Jospeh Lee arrived. He was not pleasant to deal with at all. He tried to palm serious maintenance issues off as "you're being pedantic now" and said for £1700 per month rent (!!) you can't expect the place to be clean or tidy. Eventually after wasting hours arguing with Joseph, they eventually organised cleaners to come the same day. The cleaners did a pretty crap job.
Throughout the tenancy Harrison Portch was the property manager. There was no point in reporting maintenance issues like no heating or broken blinds as they were never followed up. We were left without heating in winter 2 or 3 times as Portico just didn't bother sorting it out. I had a broken blind that never got fixed despite reporting it several times over 18 months.
When it came to moving out, I agreed with the landlord to terminate the lease early due to a close family member undergoing heart surgery and needing to be closer to them. The landlord handed the matter over to Portico to process.
This was the clincher for me. Portico, and in particular Molly Derbyshire, did nothing but try to capitalise on the misfortune of another person. They immediately hit me with over £3,000 in fees that were banned under the Tenant Fees Act 2019. Weeks of pushing back on these illegal fees ensued and Portico never once admitted that the fees were illegal but kept "reducing" the fees out of "goodwill". In the end, I settled with paying fees in the region of £400 for the sake of getting away from the situation. Throughout this time, Portico displayed no humanity and instead presented themselves as the money grabbing, selfish and greedy people they are. They were an absolute disgrace of a business.
When it came to the deposit return, there was zero communication between the teams and everything that was agreed with one person had to be communicated and agreed again with another person from within the same company. Again, more time consuming and stressful than it needed to be.
From what I understand, Portico also let down the new tenants. Maintenance works needed to be conducted prior to their move in which Portico had 2 months to organise. They, in particular Filippo Funis, left it to the last week of my tenancy during which I was working full time at home and moving house. They insisted on having access with less than half a day's notice which I was simply unable to grant. At the time I left (2 days before the new tenants were due to move in) the works had still not been carried out.
I would strongly recommend avoiding Portico like the coronavirus. They will make sure you have a headache every time you need to communicate with them and use every opportunity they can to try to illegally wring money out of you. Disgusting!!
