I don't know where to begin. If you use Black Pear, you will be charged for agreements other people broke, damages other people did(such a ciguarettes), whenever you report something, you will not recieve a response and then be charged for it. To begin. I had an agreement at the end of my tenancy with my other housemates. Despite this agreement. I was the only person to clean my section of the house before moving out. I told the estate agents, they told me there was nothing they want to do about it. I had effectively cleaned a section of the house (the only section that we weren't charged for with a clean, funnly enough). Then gotten charged for not cleaning the entire house on my own. This was despite an agreement (with evidence) of who's section was who's. Secondly, I have emails in the dozen's of emails being sent, as well as questions only to be responded with an auto response of "I am not available until next week". I had informed Black Pear that my housemates were breaking things, not cleaning things and their response was to 'make a rota' of which they would never have bothered with anyway. Ontop of this, in the deposit charges, I was charged with over £250 in damages to the house that I either reported or weren't my fault. For example, I tell them that it wasn't me that blocked the drain with ciguarettes, their response is "provide evidence" how do I provide evidence that I don't smoke? The four breackages I did report, the internet, the cupboard, the toilet and the shower, had a response time of five months, never, never and two months. Respectively for repairs. Not to mention they charged 40 pound to remove a bike. 40 pound to remove someone elses bike, 15 minutes from our location to the skip. Also, the other reviews that you see below are incentives from competitions and such to change the bad view of black pear that Worcester students have had of them for years. You are much better off going private or going to virtually any other number of houses. Black Pear will not help you and rob you.

5 Jan 2021With regards to your review there are many elements that are factually incorrect. We rent hundreds of rooms annually to Worceser University students and have many 5 star reviews from them. With regards to your tenancy, you decided to take a room.in a shared house with a group of fellow students. Your contract had a start and end date, your tenancy is for these dates and during this period you are liable to fulfill the contract. This includes keeping your room.and communal areas on an acceptable condition. The breakages that occured were excessive and no particular tenant took ownership therefore it is impossible for us to pinpoint the culprit, we are not investigators but letting agents. As per your legal contract charges would be levied against each tenant should the check out of the property (all photographed, dated and timed), is different from the inventory carried out in the same manner. As per the guidlines of the agencys that hold your deposit we can only charge to replace items at the full cost minus 10% per year deduction for fair wear and tear. With regards to your deposit this is held in line with governement guidlines with a registeted agency. We do not have the overall say on what is deducted, we submit the amount based on the invoices and submit the evidence. If we do not do this the deposit protection service will automatically refuse the claim without evidence. As you are fully aware the deposit protection agency will email you our submission and ask you to agree or disagree and provide evidence. Its a fair and transparent system put in place by the government ro protect tenants deposits. If you did not receive the outcome you required this would be due to you not providing any evidence to support your comments above. The costs associated with removing bikes are provided through an invoice from a contractor and provided to the deposit service. It is not our charge but an independant contractor. If you wanted to minimise your liability to the check out it would have been prudent to have gone back to the house on the last day of your tenancy and cleaned with your housemates as most tenants do and remove any items not supplied by the landlord. The landord is not a charity and you had signed a legal contract that had liability to communal areas that you did not fill. I suggest in future you take your liabilitys more serioisly rather than looking to blame at the end of tenancy when you haven't received a full deposit back. If there were such problems during tenancy which are again fabricated then i suggest that would have writtem such a review earlier in tenancy.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
