Learn from my mistake - DO NOT PAY them NOTHING until you see the room in person! THEY WILL take your deposit, and then not refund it if you don't like the room seems to be part their business model. 10/10 times you won't like the room you see because it wont match the pictures.
1) They initially refused to show me the actual room until I paid a 'holding deposit' - I did not want to book the room so that it's actually held for me, I just wanted to just to see it. they will use the line, "rooms go quickly and it will be gone if you don't pay now" - do not fall for that trick. They will say anything to get an insanely high non-refundable £500 out of your hands immediately.
The agent will agree with you in words, then give you a holding receipt with a bunch of sneaky clauses that is indirectly geared at insinuating agreement to holding the garbage room even though I payed so I can just see the room, with the possibility of me not liking the room unless it matches the photos it was in good faith i payed them £500, but these people are vultures. They don't tell you upfront the deposit is non-refundable if you don't book the room. The agent I dealt with then LIED about the spoken terms to cover herself when things went south, she was in effect trying to get me to go over my budget by offering more expensive rooms after I rejected the dump they showed me. At that point I lost trust in them and just wanted my deposit back. It has now become a legal matter.
2) The photos of the room were 100 times better than the actual room you will see maybe even a different room, you never know. However, the room I saw looked like it was never maintained, it smelled worse than a homeless shelter when I walked in with the agent to see it, the bathroom and kitchen were FILTHY with MOULD, you can tell the property was poorly maintained, and you cant blame that on the student living there.
3) Bills - They advertise "bills included", but that has a limit which can be exploited to get more money out of you - don't fall for it. If you use heat you will go over the limit more than likely.
4) I've read a number of 'positive' reviews of this agency and while some of them could be real, there are a lot of fake reviews from people signing off with British names and clearly writing like they can barely speak English... those reviews seems to are written by staff in the agency since they are non-British.

Avoid this agency. Never pay them anything until you see the room in person. The positive reviews are FAKE!!! and most likely someone who is hired there is writing that stuff.. This agency is only interested in your money.
