The fee they charge is a disgrace, and you are not even told about it until you tell them you want the room and they send you the contract.
The room I rented looked ok at first but it soon became apparant there were many problems when I moved in, mainly that the room was not worth the £340 due to how paper-thin the walls were (house was a comlete patch-up job with no modern renovations in God knows how many years), only one small fridge for 7 people with Property People ignoring requests for another fridge on a regular basis, and many other issues which would take too long for me to even mention.
I was told there was only one other student in the house during the viewing as I specifically asked because wanted to be living with other professionals working and not noisy students, the letting agent told me there was only one other student in the house, as it turned out, 4 of the house mates were students! Blatant lies from the get go!
Every other person in the house had all experienced letting agents being rude, unhelpful, cheeky and at times aggressive (I was the eldest in the house and working full-time so had little contact unless email, the rest were either students, international or both and I'd heard before that they treat students and foreigners terribly)
Generally they never got back about problems with the house were something needed fixing, and the house I was in had regular issues due to being so old and how little effort was put into actually 'fixing' issues that needed attention in the past.
To be fair, I had an issue with a housemate below me who was making noise up until all hours which when I put in a strong complaint, they had a word with this person and the noise did reduce...this is about the only plus and I believe they only helped me because I was so forthcoming and and angry about the situation, it took a lot of stress on my part to complain to them and actually get a result.
I would avoid this crowd at all costs, there are many options available in Belfast at more reasonably priced rates with way more helpful landlords, as a rule in Belfast, I would avoid letting agents altogether and go with a private landlord, Northern Ireland in my experience has the worst letting agent companies around and I have lived all over the UK and abroad.
