I rented a flat in Ealing from Madeley Properties for 20 months, and dealt with Ori Horesh during this time. I never had any significant issues during the tenancy however encountered problems on checking out of the property.
I was only contacted to arrange check out procedure 2 days before leaving date, for which I had given 2 months notice, this meant I was unable to arrange a suitable check out time so the inspection could be carried out in my presence.
On receipt of the check out report I was asked to pay £350 in costs for checking out. I reviewed much of the information on the report and it was clear to me the majority of it was false.
In total the bill then went from initially £350 to £213, with a further £45 I know have to open a dispute for... The total liable is really £168, so overall they have tried to 'rip me off' for £182. To be honest all the fees could have been avoided if they had set up the check out time in advance, (I would have simply had more cleaning done later that day after the inspection.) This has left me with a sour taste after paying over £25,000 in rent.
Through the check out process I was never given a simple summary that I could digest properly and was given a lot of misinformation. My questioning of the fees ended up with me being shouted and screamed at multiple times by Ori Horesh and then hung up on on a few occasions. I was absolutely shocked at the way I was communicated with by Ori Horesh especially after being a tenant for 20 months. I felt unable to have a rational conversation with Ori Horesh about the fees, as he would quickly become irate.
Amongst the charges Ori Horesh was attempting to make me pay £102 for a 'check out' fee that I had already paid as part of my admin fee at the start of the tenancy. Even when I challenged this Ori Horesh refused to remove the fee. It was only when I sent them the e-mail confirming I had already paid it, he then agreed to pay it and said ''I checked the tenancy and it is not been mentioned in the check out section as a result we will pay the inventory clerk the £102''. The actual reason to remove it was because I had already paid it but of course Ori Horesh would not admit intentionally misleading me about the fee. At the point he removed it he immediately added other fees onto the check out bill which weren't in the latest summary and advised that some of the fees were being reviewed as we think they should be higher..!
I have now had to open a dispute to get the remaining £45 back! £25 for a wooden floor strip they claim is 'cracked' however there is an indisputable image clearly showing it is the cleanest of cuts that could have only been made on fitting. £10 for a additional fob that I wasn't ever given. £10 for 'fitting' 2 light bulbs (the light fittings in the property were fused and I was unable to change it).
My advice when dealing with this firm:
- Do no let this firm manage check in or check out without you there
- Do not agree to any costs prior to fully checking your contract and prior fee arrangements
- Look out for unknown costs and check them out fully before agreeing to anything
- Do no take anything Ori Horesh says at face value, based on this experience with Ori Horesh he acted dishonestly and intentionally misled me to extract money
- Use written communication always and ensure the firm confirms everything in writing before proceeding with anything
- For complete peace of mind, avoid using Madeley Properties for any services

The check-out process as described above is not consistent with what happened on the day. The check-out report clearly stated all the points that needed repair. It is not us as agents but the landlord who ultimately decides the amount of the deductions request. In this particular case Landlord was the holder of the deposit, and the final say would be through My Deposit which was the protected scheme appointed.
It is therefore regrettable that Matt has made personal attacks against Mr Ori Horesh instead of focusing on the issues at hand, and addressing the landlord concerns in a timely fashion.
At Madeley our agents are taking care of tenants over and beyond that which landlord conventions behove. However, when differences between tenants and landlords are side-tracked, our ability to mediate becomes limited. We take it as a positive that Matt had no issues during the tenancy. As a matter of fact, he did bring up maintenance issues a number of times, and these issues have all been dealt with very promptly.
One night Matt was locked out as he had forgotten to carry the key outside. Being a small agency we flexibly responded to his emergency call close to midnight, and came to his rescue with a spare set immediately.
Matt's dispute with the landlord boiled down to GBP 25, and we tried to mediate as best we could. We tried to assist Matt to complete the check-out process ASAP but could not paper over the deduction issue. It's a pity in our view that mere £25- £75 pounds have aroused such irritation when that amount is lawfully asked for by the landlord. Yet Matt repeatedly ignored the landlord's requests.
Notwithstanding our disagreements, we wish Matt best of luck in the future and respect his opinion. Our take-away from his review is our need as small agents to continue reviewing our procedures and better communicate to prospective tenants their rights and obligations vi-a-vis landlords.
