They are the worst agent I have ever had the misfortune to deal with. Matthew and Michael are the worst father and son duo in the history of lettings. Michael especially is rude and arrogant and thinks it is acceptable to talk down and patronise tenants, and no doubt landlords. Matthew seems to have followed suit. They are money grabbers and I am not in the least bit surprised by the negative reviews on this website. Don't bother leaving a review on Google - they will have it removed if it's not to their tastes. That should tell you all you need to know about this miserable excuse for an agent. The charge 'nominal fees' out of tenants deposits without actually instructing contractors to attend to the works or providing quotes / invoices - so where does the nominal fee go? To the agents? Totally disgusting. I will never, ever use their 'services' again and knowing many, many of their potential clients in Norwich, I will be recommending no one else does either. Now let's all sit back and wait for Michael White's sarcastic response which I am 100% sure he will leave, again totally demonstrating his lack of customer service skills. The only positives about this agent is a staff member named Lesley who has always been polite and friendly when she's answered the phone. Unfortunately I have barely dealt with her which is a real shame as the ones we have spoken to are useless. Also when we first signed up for the house, a lady named Katie was very nice and friendly.

During the many years I have been living at the property, I have experienced several rent increases yet no money has been spent on maintaining the property. If this Agent was managing a property I owned, I would be upset that the building is allowed to fall into disrepair. I would find it especially upsetting if the person living there was raising the issues without there being a resolution.

Unfortunately the agents position is that the Landlords are their only customer. What that makes the tennants is unclear. The first port of call from the agent is to assume, then allege that the issue raised by the tennant is the tennants fault. Only after persisting that you have not caused the issue will they decide to send round a representative to conduct an assessment and repair. It is rather upsetting that the same handyman arrives for every job, making the same claim at every visit 'I dont know why they sent me to this..?' Reassuring. Sadly, the Director is very unreasonable and difficult to communicate with, without him being emotionally volatile and accusational.

I've used Martin & Co as a letting agency for 6 years as a landlord. One of the best I have used and quick and responsive to get issues repaired at the property whenever they arise and communicate it back to me. They are pretty diligent with their paperwork, reviewing the tenants and keeping inventory/checklists of the condition of the place. Lots of maintenance needs will usually occur over that period of time especially with many tenants and Martin & Co have arranged the repair and replacement of items numerous times quickly and efficiently.

The most horrendous experience I have ever had. Staff at Martin & Co are rude, obnoxious and totally unwilling to help; from the smallest cases to cupboard doors breaking (due to them being improperly fixed at the hinges in the first place), to very adverse living conditions such as horrendous mildew and now even the caving in of my bedroom ceiling. Over the past few years that I have lived in my student house, I have had nothing but trouble from this estate agents. Upon moving into the house, it was unclean (McDonald's bags and cartons everywhere, grease on kitchen surfaces, toilet black) and bedrooms were not properly furnished. Issues arose, such as the bathroom light switch snapping due to mildew, cupboard doors falling off hinges due to poor fitting, and exceptional damp problems within the house. The oven constantly had problems, as did the shower and bath (there were times where 4 girls had to go over 3 days without showers in the house), and these were met with the blaming of tenants and reluctance to help. At the end of my last tenancy agreement in the house, they charged us for things that had not been our fault (for example, nails in the wall that had been there before we moved in, chips to poorly applied paint - which had also been there since we had moved in, and the cleaning of items of which we had thoroughly cleaned ourselves, including the bathroom which had been left in a much better condition than it was received in, even according to the inventory!). They took as much money as they could from us for things that were not out fault, and things that they didn't even fix before the start of my new tenancy. They also did not allow for reasonable wear and tear considering we had lived in the house for three years. I am now on a second tenancy with new housemates and problems again have occurred - the oven has given up, the floor and radiators are falling to pieces (of which a contractor was meant to have come around and fixed 5 months ago...) and to top it off, following consistent arguing that there is a damp problem with the property, and dealing with walls dripping with water, green ceilings and my entire wardrobe going mouldy, my ceiling has now falling in on me (whilst I was asleep) and they haven't even apologised or asked if I'm okay! I am now living at my boyfriend's out of a small suitcase with the rest of my clothes, and belongings ruined from the fallen plaster, with exams and my dissertation imminent. Honestly the absolute worst estate agents there is, money-thieving, rude and heartless people and I cannot wait for the day that I never have to hear of or speak to them again. DO NOT USE MARTIN & CO.

Utter money hungry robots. Very happy to take your money but extremely keen to keep hold of it. Moved into a property that was NOT clean. They kindly offered to pay for us to clean it (bear in mind we had moved in at that point so no deep clean could be attempted) and gave us a measly £35 compensation. I thought that this may create some kind of leniency at the end of the tenancy. No way! Charged us for picture hooks we clearly didn't put up and what looks like a brand new paint job for the landlord. In reply to our refusal to pay over £200 for this service we were met with (I introduce Matt White and Michael) smugness, rudeness and a general feeling they were only worried about the money. Bunch of emotionless robots who clearly lead a boring and dull life

Martin & Co Norwich offer the poorest service I have ever experienced. They do not belong to any of the self regulatory bodies so there is no one to complain to other than Martins. In other words you have to complain to the people your complaining about. How does that work then? They are rude, unprofessional and just make rules up. They expect a house that has been lived in for a year to be returned in a better condition than when it was first rented. No allowance for fair wear and tear is made and they do all they can to keep your deposit.
The inventory system is a total joke they just add things. They accused us of installing an extra smoke alarm. Just crazy, why on earth would we do that. In fact the list of remedial action need stretched to two pages, and there was at least ten items on the list that were like it when we moved in.
Overall a dreadful experience. Dreadfull agents. Incompetent staff. Rude amatures. No regulation. An absolute free for all. DO NOT USE!!!!! [[EDIT ORIGINAL END]]

I think it is a shame that reviews like this can be left. Martin & Co Norwich are one of the few agents that do uphold quality standards of a property and ensure that it is left in the original...
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
