I would first like to commend Anu, her outstanding services. She is the first point of call at City Rooms, and she is always polite and helpful on the phone. She is the perfect go between, connecting you with the agents, aswell as providing the necessary information required whilst they are unavailable.
Alessandro, does a fantastic job managing the office, his busy schedule and staff, yet always making the time, to adhere to every customer query. He is a genuinely good, and kind person, and will go above and beyond to come to the right solution you.
Raberta is a super agent. Multifaceted, able to liaise with her clients, whilst promptly having all the necessary photos and information of each property, at the back of her hand.
She is patient, kind and willing to assist you through the application process, despite her daily hectic schedule of office meetings, daily bookings and viewings, aswell as other adhoc duties. She does her best to find the right property or an alternative solution need be.
I have truly enjoyed my short encounter with each of them, and will recommend them highly.

My experience with Cityrooms has been nothing short of a nightmare. From start to finish, they have demonstrated a complete lack of professionalism, transparency, and fairness. Dealing with them has been incredibly frustrating, and I would strongly advise anyone considering renting through Cityrooms to steer clear.
Cityrooms operates in a manner that is highly questionable at best. They have repeatedly failed to communicate properly, ignored legitimate concerns, and shown zero accountability for their actions. Rent discrepancies, unclear charges, and a blatant disregard for the tenancy agreement were all recurring issues during my time with them. Even after raising these concerns multiple times, I was met with silence or vague responses.
Most alarming is their handling of the security deposit. Despite multiple breaches on their part, an adjudicator ruled in their favour, awarding them the full deposit. This, in my opinion, speaks to their ability to manipulate the system to their advantage, leaving tenants feeling helpless. Their approach to resolving disputes is not only unfair but also predatory.
Cityrooms clearly prioritises profit over the welfare of their tenants. The entire experience felt like a money-grab, with little regard for the tenants' rights or legal obligations. If you're considering renting with them, save yourself the stress, and look elsewhere. There are many more reliable, transparent, and honest agents out there.
Avoid Cityrooms at all costs – they are a perfect example of how NOT to run a property management company. Deceptive, untrustworthy, and downright shady.

I recently had the pleasure of working with city rooms as my rental agent, and I can't recommend them highly enough! From the very beginning, their agent was incredibly professional, attentive, and dedicated.
Tommy, my agent, took the time to understand my needs and preferences, which made the entire process smooth and enjoyable. He was always available to answer my questions and provide valuable insights about the property I viewed. His attention to details was lovely.
What impressed me the most was his commitment to ensuring I felt comfortable and informed every step of the way. He went above and beyond to negotiate favorable terms and made sure all paperwork was handled efficiently.
Thanks to Tommy, I found a fantastic rental that I absolutely love! If you're looking for a reliable and dedicated rental agent, look no further. Highly recommended!

<p>They should go into the minus ⭐. </p><p>So I've been living abroad and when I came back decided to look for a property with City Room amongst other ( I'm from London). My friends are letting agents and let's just say I and the council have dealt with rogue landlords before. These guys are the definition of rogue landlords. Their director has been in trouble for this before. Someone else mentioned this. If you look here you can see he has had multiple companies that are no more (meaning it is easier to lose your money) </p><p> The current company is the one you see operating now as City Rooms. </p><p> I went to view some properties with them. One of them in Acton with 5 people living in it ( households) without I believe HMO licence and any fire safety. This again means that it is not legal. You can imagine after this what happens. </p><p>I went to view another property with them again council. As you can see from their website most of their properties are council/ ex council. This leads me to believe that alot of them are being sublet without the councils knowledge. I have lived in properties where this has happened before and when the agent is busted everyone of course lost their deposits. </p><p>Learn this if you are going to rent in London </p><p>1) This means that the 'contract' that you sign is just a piece of paper because the owner is either unaware that it is being sublet or is aware and will, along with the agent and their staff be prosecuted and fined by the council. </p><p>2) If the company is illegal again your contract is worthless but if they are prosecuted by the council for some reasons you can try to claim back all the rent you paid there. </p><p> If you are reading this and live in one of the properties rented from them I would check with the council if your property is legal because otherwise you are paying rent to noone for nothing and I would get your deposit back asap. </p><p> There are many reviews on here about City rooms keeping peoples deposits with *reasons. I can vouch for this because I put a holding deposit down before I was more informed and they did a referencing check. It failed because of a CCJ. I was not aware they did a credit check as I have rented many times without this. The guy then emailed me saying 'I had changed my mind'. * Listed as a reason to not give back holding deposit. When I said everybody knows that's not true. He then said ' I had given false info' * Another reason listed to not give back holding deposit. Again this is not true. The truth is they take the money and run. Prices for renting in the capital are out of hand right now but the prices they lost for their properties are exorbitant ( they then reduce them). They prey on people coming here and I believe they are also in the fake visa business. I am in the process of getting back my deposit. </p><p>If you rent from them know that you are probably getting a ghost ? for your money ( even if it can be friendly) and your money will be a ghost ?. You will receive a fictitious contract and a fictitious tenency. </p><p>Sidenote, I have witnessed these agents getting chased down by the law. </p><p>This company is bogus.</p>

The most disgustingly dishonest and greedy agency in London. Never ever make the mistake of getting a property through them - I have and I am paying a huge financial cost for doing so.
These people know their properties are rundown and in a state of disrepair - they will entice you to sign a contract with them without telling you how to get out of it (no break clauses!) and they are banking on you paying them money to get out of the contract. They are extremely understaffed with respect to handymen/plumbers/electricians and all they care about is how to squeeze the maximum cash out of you.
I implore you - it is better to be homeless than to rent through City Rooms

It was an awful experience from start to finish. The actual bureaucracy of there operation I understand. They are a lettings agency in London, and there is money to be made, and quite some. What bothers me is their lack of humanism. It is like a building full of robots out there. Everytime I needed to go there to do something I faced dread and a feeling of a rock in my stomach for how I would be treated, belittled and generally bullied this time. When I first came to Cityrooms, the agent Christina misunderstood which room was which and showed me the wrong room for the wrong price. Fine. People make mistakes. Except for when reading my rental contract, it clearly states in there how Cityrooms letters the individual rooms. Surely my agent should be reading the contract that I am intending to sign. The day I get the keys, I see on my contract a post it note that says 'thinks it's room E'. Not a worried is mentioned from the administrative woman I am dealing. Get to the flat, lo and behold key only works in the other door. I move my stuff into that room as I have hauled my stuff across London and I have the key for room and I am moving in. Next day I get a rapid call from Christina, saying I need to go to Cityrooms to sort this. Why am I now rushing around, leaving my job for a mistake that was made by her? I was also not politely asked to come. It was basically Christina screaming at me down the phone, for her error. Once their I met the girl who the room switch up was made with, she was lovely and I said yes of course I'll switch into the room I was shown. The other girl was not financially able for the room she was originally shown (double vs single) so I was told I could stay in the room I had moved into. There was a small apology but I had to leave work at the drop of a hat to deal with their agents incompetency, which is inexcusable. I was accused of not paying my rent twice, when the entire time I lived in my property I always paid my rent a day or two early. Met Alessandro for a meeting as I got my lease taken over (and I am grateful Cityrooms allows you do this). He started off really sweet, until I mentioned that I didn't think I had been dealt with very fairly and he turned nasty and intimidating quite quick. Like a light switch and he was sneering in my face, making me feel like an idiot, with no apologies for the mix up Christina had made that he acknowledge he remembered and basically smirked about it and chortled. Also all the stuff other people mentioned about the bills not actually being included and that point being glossed over, the 'weekly cleaner' which is basically a bimonthly fake clean that doesn't actual entail them doing anything. I am very disheartened at my experience with Cityrooms and truly believe they are essentially just out to take advantage and bully people who don't know better.
Comments on Agent Fees
The fees are general London lettings fees for an agency, I wouldn't say that was an exorbitant amount, however for the service you receive and the way you are treated, it's a bit out of order.

On the overall, the service was very poor. The room booked and paid for in advance was not available on the due date. We had to take another one with not the same features. At the end of the renting period, it was long and not automatic (on the opposite of what is stated in the contract) to have the deposit and overpayments back. They finally transferred smoothly the deposit and then they argued the overpayment didn't go through even if it was on the same account as the deposit and withdraw extra fees.

My experience with City Rooms was appalling. I strongly advise you to avoid this company and book with someone else. Trusting City Rooms was one of the worst decisions I've ever made.
The original listing promised a "fully equipped" kitchen with "nice and friendly" housemates in a five-bedroom house with two nice bathrooms in Wood Green.
However, when I arrived, an existing tenant warned me that the other housemates were scary and one of them had been stealing from other people in the house, using drugs, making threats, and blasting music all night. The "equipped kitchen" was empty except for a few appliances (there weren't even forks or plates), and the dishwasher and washing machine were broken and smelled disgusting. One of the two bathrooms was actually a part of someone's private room, so everyone had to share a single shower. The doors of the house were also left unlocked and ajar at night.
I decided to stay with a family friend for a few days because the situation seemed unsafe. While I was out of the house, I wrote an email to City Rooms expressing my concerns about a tenant who was possibly going to jail. Without consulting me, City Rooms forwarded the email (with my name attached) to the tenant, who got angry and tried to break into my bedroom, damaging the door in the process. He also threatened to "break [my] neck and throw [me] out the window" according to one of the tenants who I maintained contact with over WhatsApp. If I had been there, I would have been in serious danger.
When I contacted City Rooms about the incident, they refused to admit that they put me in danger, but confirmed that they had forwarded the email. Initially, they offered to move me to another location, but after ignoring my messages for days, they admitted that there was nowhere available that met my criteria for price, cleanliness, and proximity to my office. I had to stay in a hotel, which was very expensive.
After multiple calls with their director, Jorge Sanchez, he agreed to refund my deposit and all of the money I paid for my first month's rent except for 300 GBP. This was not a fair deal considering they made my home unsafe, but it was better than what they were legally required to offer me according to the fine print of the contract.
After a few weeks of silence with no money coming through, Jorge informed me that he had changed his mind and would be keeping everything except for my deposit, which he was contractually required to return. He even refused to refund the deposit in full because of a peculiarity of the way I booked that had me transferring from one room to another after a the first few days. I could have taken them to court, but I didn't think it was worth the legal fees and effort.
In my last conversation with Jorge before he permanently stopped communicating, he told me that the whole situation was of my own making and that I should really be taking responsibility for all of this.
I eventually received my deposit (in part), but it was a terrible and stressful experience. City Rooms lied about the nature of the listing, stole my money, and endangered my life. Stay away from this company and warn anyone you know who's moving to London to avoid it like the plague. If I could rate this company 0 stars, I would.

But room F. Is a double room and the Website CityRooms.com howss the rent is 255.PW the same as my single room and the another Double room in Canary Wharf 250.PW Meridian place E14.
Why should my single room be increased to £1040.00

I used Stephen Sanders to rent my property at the London Square, Caledonian Road location. He brought in CityRooms (his friend Matthew House) to rent my property. It was a 3 year contract (Please no body should do that as they will mislead you as landlord). Midstream CityRooms stopped paying rent for which Stephen Sanders did not do anything and I had to step in and call our Matthew who started paying rent back after I reduce the rent by a £ 100 (which is a violation of contract, but Matthew was not capable on delivering on the contract and neither was Stephen). My contract with Stephen Sanders and CityRooms has ended on May 6th, 2022 and my apartment has not been returned and illegally being occupied by their people. Stephen Sanders, Matthew House, Jason Zhuo all are giving me all excuses for not being in the position my flat back to me, for which I am the legal and rightful owner. I am cheated, lie on and mislead by these two rental companies and I have started with the formal authorities with all the proof of this illegal occupation for which they have assured that they will investigate to the fullest to find the out fraudulent actions. Please be extremely aware of these and if you are facing these issues and thinking of working with them, check this out. I am more than happy to discuss all the details to anybody who owns an apartment at Caledonian Road (London Square) to not fall into this trouble. Due to this illegal occupation and my numerous calls with Stephen Sanders, Matthew House and Jason about this illegal occupation my health has had a big setback for which I have to to emergency care as I feel my property is being stolen by them. I have reported this to Rendall and Rittner (who is the property Management company) about these actors and I have gone the City of London (won't name names here) to investigate this

The agent I spoke with was so pushy but I was desperate to find a room as it's very stressful looking for a room in London at the minute. Naively (and won't do this again) I sent the deposit over (holding and security) before looking at contract. Holding deposit was to take off market and security was for the my deposit scheme. I assumed as it was going to be held in a deposit scheme that my money would be safe and a refund would be easy to get should I not go through with property.
Wrong.
The contract was not what was promised. Bills are not really included and there were loads of really weird clauses in the contract. I decided to withdraw and at that point I had accepted I would not get the withholding deposit back (my fault) but thought I'd get my security deposit back. I messaged the agent I had been dealing with. No response for ages. Then was told that all of the deposit was non-refundable and I wouldn't get it back.
I then decided to email the manager and remind them that not giving me back my security deposit was against the law and was theft. If anyone is going through the same thing threaten them with the Property redress scheme and small claims court! Finally, I got a response and they luckily refunded my money eventually.
So stressful and completely taking advantage of people who need places quick!! I dread to think how much they've taken advantage of some people who aren't aware of the law surrounding deposits.
Total scammers.
They need to be reported.
Ps don't believe any 5* reviews. Notice how they all have the same theme, mentioning agent directly etc.

90% of the good reviews are fake
A real nightmare. Amazing and kind till you give them some money. After that you'll receive a contract which is completely different than the lies that they tell you in the first meeting. Do not give ANY money will you first see the contract. Houses are a disaster, and they don't do house view probably to not see the disaster where you go to live in. In 4 months I saw the cleaner twice. They never reply you back at the emails. At the begging they say “all bills included” and when you already paid deposit they give you the contract which clearly say “The Landlord contributes £30 per month for electricity and £30 per month for gas for the whole House. The Landlord's contribution for gas will increase to £50 in November, December, January and February. The over usage will be shared equally among each Room, regardless how many tenants in each Room.” But they don't tell you that since the begging, just once you receive the contract so once you give the deposit. Please take care of you and your money, avoid them. (ps. I know someone will write an answer to my review but there is no needed to do it because you already had my money). Hopefully this review can help..
