After investigating all the options for selling our house, we decided that Barton-Kendal offered the sort of professional service we required. We interviewed Barton-Kendal and Ryder & Dutton, and were more impressed by the Barton-Kendal presentation.
After we appointed them, they were quick to come and take photos and the house looked great on their website. We started to get viewings straight away and we received good feedback from the very positive viewing staff.
Due to the present state of the market we were expecting the house to take months to sell, but it went under offer after only three weeks. The house was sold for £217,500, (when we interviewed Ryder & Dutton they suggested an asking price of £210,000 with a view to accepting any offer over £200,000). So in my opinion, choosing Barton-Kendal was exactly the right decision.
Our special thanks to Sales Negotiator Kate Hirst, for securing the sale, and great after sales service.
Comment on agent fees
Barton-Kendal offered a discount on their normal rate of 1.5%. We investigated all the cheaper options available to us, but decided that we preferred to pay for a high street agent, as we thought they offered the most comprehensive service, and offered our best chance of receiving a better price.
In general, the practise of charging a percentage of the selling price, doesn't make sense. if you have a higher valued house, you will pay a higher fee for the same service as someone with a lower valued house.
