Well, where to begin? I'm a current tenant with City Rooms, and although I do like my room there's a variety of points that worry me from both a personal and ethical view. I'll resort to bullet points to try to keep this digestible. I hope (perhaps naively) that City Rooms will read this and do something to ameliorate the situation.
- When I conducted a viewing for the property I was told with the utmost sincerity that they could remove the sofa in the room and replace it with a desk if that was my preference. Once I'd moved in I was told that a desk could be delivered however they could not (AKA would not) be removing the sofa form the property, probably because it seems like too much work. The point of removing the sofa was to make room for a desk, so now there is a desk unceremoniously planted in the middle of my room, making working/moving around my room generally very awkward. When trying to contact Nadia, the lady who showed me around the room and promised that the sofa could be removed, I have yet to receive a response from several emails. This is in contrast to when I was asking questions about the property before signing the contract, when she would answer my questions within a few hours.
- The room wasn't left in the best of states. The most concerning point of note was the mold on the shower ceiling, which when coupled with a non-working extractor fan made for a worrisome situation. I made several inquiries about this but in the end it took an email from my father (a doctor) explaining the health hazard here, for them to fix it. To give credit where it's due they fixed it quite quickly after that, however they shouldn't have needed multiple prompting in the first place.
- As someone prior to me has noted, they convert the living room into another bedroom, which makes sense from a purely monetary perspective, however the flat is clearly not designed for 3 bedrooms (of which there are a couple living here, which City Rooms charge extra for so why should they complain). So the reality is you're sharing a very small kitchen with multiple people. I have a tiny fridge compartment to myself. Perhaps they should consider adding an extra fridge? It's also worth noting that City Rooms did not notify me of a couple living in the flat.
- This is probably the biggest point for me, and it involves false advertising. I responded to an advert on Spare Room, which boasted an 'all bills included' room. To me that means....all bills are included in the price of the rent. I followed up on this not once, but twice - with Nadia when I viewed the property and later at the office with Melina. Nadia confirmed that yes, you just pay rent and the bills are dealt with. However upon reading the contract the small print stated that the landlord is only liable to pay up to a certain amount. It didn't look like a particularly huge amount and I questioned this in the office - could I be stung here? Melina assured me that no, unless you consume an extraordinary amount of electricity and water you would be fine. It's not until I moved into the property that I was informed of by my flatmates to expect frequent emails demanded more money for exceeding the bills allowance. I have a very tight budget and the rent I am paying is very expensive. I did no include 'bills' in my budget and that allowed me to pay the rent I'm paying. So I was very, very disappointed and worried to hear this news. Now I have to clarify - I've only been living here 2 weeks so I have not seen one of these emails myself yet; I'm purely iterating what my flat mates (living 1+ years here) have told me. I will wait with baited breath to find out if this is true, and in the meantime I - like my flatmates - will approach our energy consumption with extreme frugality.
I for one am sick of being lied to and manipulated by estate agents. I am tired of the double standards that exist before/after you sign the contract. Many may simply argue 'capitalism' or 'it's just business', but I'm a businessman myself and view it simply as greed. We are all human beings and should treat one another as such - we have the ability to be infinitely more caring and compassionate for this. Also, let's face it - providing a service with integrity and honesty at its foundation is never going to damage your business; quite the opposite.
