STAY AWAY FROM THE ABINGDON BRANCH OF MARTIN AND CO!
Martin and co have the most unhelpful, rude and incompetent bunch of staff I have ever known! I would like to point out a few facts about the way they treated myself and my partner while we were tenants; we were left with no heating or hot water for 10 days, after a week someone came and dumped two fan heaters to our flat (one was faulty too) he came to the door with no apologies. Philip told me time after time that the heating had been fixed and it defiantly had not as the radiators were stone cold; when they finally sent a half decent plumber round he had no idea of what had happened because of the managements complete lack of communication! When a family member had called to complain about our situation the manager said 'well they don't have children' this is undoubtedly because we are a young couple which they thought they could take advantage of! I would NOT recommend Abingdon's Martin and Co branch to anyone, they are obviously incapable of doing their jobs and show no remorse for their actions toward us! After having altercations with Philip over our boiler situation, they sent him around for our check out, I immediately knew that he would cause problems due to his previous childish behaviour and he certainly didn't fail to live up to expectations! He spent one and a half hours checking our one bedroomed almost empty flat which I scrubbed from top to bottom (and it was cleaner than when we moved in) and to top it all off he actually writ into the inventory that their was ONE hair on the bathroom floor, when we asked to see where this 'hair' was it seemed to have disappeared, and his reasoning for even bothering to write this in was 'it differs from the check in inventory' a hair is hardly going to stay there for over a year! They are now trying to charge £90 for cleaning! This is the most ridiculous and laughable excuse of a company.

This person was so rude to our staff and expected a repair to be carried out on thier heating in a time scale that was not possible due to parts need ordering. We have had feedback that our plumbing company was not carrying out repairs as quickly & efficiently as they could so we have stopped using them and have found a company that can respond more quickly.
We do find some tenants think they have left a property clean, when in reality they have not. We carry out detailed inventories to ensure we have full documentation of the property condition on move in, and would natrally expect tenants to leave the property in the same condition ready for the next tenant. I realise this can be an annoyance to a tenant who was not able to clean the property correctly.
We are the only agent in Abingdon with our own fully qualified inventory clears, he knows each property very well as he also conducts the inspections and checkouts, this consistency ensures our high standards in managing a property is maintained.
Can I give a tenant a score and ensure the score gets passed on to his new landlord, it would be very important information to a new landlord! This tenant would score quite low, and we would be unwilling to relet to them as they were unable to communicate in a mature manner and understand that not all problems can be resolved a quickly as they would like.

For Landlords I am sure they are great. If you are a tenant, they are the poster child of letting agents. My advice is document, document, document and document properly. After every phone call, write up an email to them, you'll need it. Don't waive anything in the inventory. Assume, that they will use anything you say, or don't object to, against you. In my case they used about 3 year old pictures in the inventory document and because I had an agreement with the previous tenants that they keep some furniture there, I waived it as a convenience. A year later, when I was moving out, they were not even open for discussion "you signed the inventory, that was the state". It went to DPS arbitrage for deposit. Their claim was ~640 pounds, thanks to videos and other evidence the end amount was ~130 pounds. One maintenance issue required the contractor to come 3 times. After a leaking boiler was reporter, the contractor says it was a goner because of rust (I was on my way out, so I did not care anymore). I got a message from the next tenant about 3 months later, if I knew anything about the boiler, as they did not have hot water for a week. Martin&Co says, that hot water is not an urgent matter....in November. I am sure they will object to this review, if interested, I can share the DPS resolution and entire email conversations. 2 stars. because they eventually resolve issues eventually, so it is not "the worst company ever".

They gave honest feedback on what the purchasers had said and it was immediate. The viewings just kept coming and it was a big house. I would highly recommend this agency they were proactive, efficient, very supportive and professional at a very stressful time. Would highly recommend this agency if you want a good quality personal service when selling your house, rather than being a number on an estate agents book as you feel like on a larger agency.

As landlords, we had numerous problems caused by the incompetence of Martin & Co. Some examples: despite our clear instructions they left the heating switched off during a long unoccupied period during the winter. They mishandled a claim to the DPS by not supplying the correct evidence, and they also mishandled a claim for repossession by not following the guidelines properly, causing delays which ultimately put the sale of our house at risk. The inspection reports also contained tiny photos which were absolutely no use at all, and despite promising to improve this we continued to receive the same reports.
In summary, Martin & Co made the letting of our house a stressful process as we felt we could not rely on them and I would not recommend them to future landlords.

I was a full fee paying landlord with this agent and a tenant elsewhere. I can see clearly how unprofessional this agent is and the poor service they provided. My tenant installed a tv receiving dish in the garden with cables going all around my living room and the master bedroom. This was never reported in the quarterly inspection report. The tenant was not instructed to return my property to it's original state nor was their deposit deducted for this unapproved installation. On the contrary, the agent reduced the tenants damage deduction by two days rent knowing the tenants were only moving out then to go on their pre-booked holidays. What's more ridiculous is, the agent did this without consulting me beforehand or informing me after. I had to ring them to find out what the deposit deduction was. I wouldn't have minded to refund the two days the tenant didn't use. But the agent has no right to use my money to pay the tenant without my consent, isn't that right? Who do they think they are?

They say the reviews are a false representation of their business but their responses below are a perfect representation of their business. Instead of trying to resolve issues they're argumentative. Then they appear to resort to what could be described as intimidation and threatening to withhold references to try and avoid complaints. Maybe just run a better business and people won't complain.

Martin & Co Abindon branch will exceed your expectations on just how poor service can be. During my tenancy I was left without a fridge and freezer for a full month as the estate agents failed to collaborate with their team just how to get a new one up the stairs when ours broke. When contacting the estate agents to resolve Sharon kept blaming the landlord and painting him as incompetent rather than them, as if they weren't paid to look after property maintenance. I originally rang up as soon as I was aware of the issue with our fridge/freezer breaking and was trying to get a quick turn around however I was dealt with using phrases such as "am I a wizard" "there's no point explaining to you, you can't get it". Also when moving in my bathroom was left in poor condition, covered in bodily hairs and showed strong signed of been unkept. It was clear no cleaning had been done further than this there was also a dent in the wall, when I raised this issues with Abindon & Co they explained to me that nothing could be done as I had moved in mid tenancy and they had not done an inventory check. Now these exact same damages are being deducted of my deposit and when providing the estate agents evidence suggesting otherwise Sharon claims that "when you move in you accept responsibility of the room" and therefore I accepted responsibility of the dent. Now she's also making claims that it's not the estate agents making deductions but rather my previous co tenants. Apparently co tenants now have the ability to make deductions. I have taken this further via the DPS to get the full amount of my deposit back. A word of warning be extremely wary of this estate agents, they have no regard for treating you with respect or talking to you like a human being.

I have been renting for 15 years. Letting agents mostly have a bad reputation for exploiting they're clients but this company exceeds belief. They lie, and bully. Their manner in correspondence is extremely rude and unprofessional. They're tone is very personal. They do not understand the law or their own leases. Every tenant in my building managed by them has the same opinion. Their staff are incompetent. They cannot spell correctly or perform basic administrative tasks. They are law breaking cowboys of very low intelligence and I will endeavour to expose them. To my local m.p and local papers.

Don't expect fair or just treatment. If there's problem they'll try to avoid you or will send you unprofessional, foul-mouthed emails. They don't deal with dirty tenants who leave rented accommodation in an unhygienic state despite any efforts you make to keep your home tidy & clean. Avoid this branch of Martin & Co like the plague. The company's head office should intervene to improve the management. I have used other letting agents in the past and all of them have been much better and more professional than this one.

Having been both a tenant and a landlord for the last 13 years I have never worked with a such an incompetent, unprofessional and rude establishment. Having rented a property from them for 5 years, they tried charging extortionate fees at every corner. They repeatedly showed up at the property for inspections without any prior notice. The worst and most disgusting behavior of all was when they put the property on the market and started showing tenants round without permission whilst I was on holiday despite me stating in writing that I wanted to continue the tenancy. On vacation, the property was left in a good condition however tried charging me for every little mark on the wall and took over 75% of the deposit which is currently being disputed. They are also being reported to the property ombudsman for their unprofessional and unlawful behavior. It seems other customers have a similar view and have doubt their business will not last the distance. Whether you are a tenant or a landlord I would avoid them at all costs unless you want to be overcharged for a substandard service.

Quite possibly the worst estate agents I have ever come across. They were rude, uncaring, unresponsive and charged 'admin fees' for anything we ever required them to do. Any complaint or issue we had with the property we were then threatened with an eviction notice so nothing ever got fixed - the property manager often told us things just weren't his problem and therefore we had to deal with poor maintenance and broken appliances etc. I will never use Martin and co again. *

Avoid at all costs. All staff dealt with at the branch became increasingly rude from the moment I picked up the keys - atrociously so upon vacating the property.
During the tenancy we were charged for cleaning and repair services that were never provided (these were sporadic, often of poor standard, and were only supplied after chasing by multiple tenants over a period of weeks in the worst cases). We experienced constant late, short and rude correspondence with our house manager, and were lied to about the state of repair of the house when we were first shown the property (roof damage and disrepair in main bathroom were not disclosed).
After the tenancy I was shuffled between staff members, whom even when provided with written evidence, called me a liar and continued with other such rude correspondence. I was even attempted to be charged rent for days I was not resident at the property. My deposit was only returned upon notice being delivered to Martin & Co. that a claim was being made against them, despite attempts being made to determine when this would be processed.

I am a first time buyer with this company and since moving in have had very poor heating and damp in all rooms. They sent people out who said they could put curtains up at the bottom of the stairs to stop draft but never done this. We also waited over a month for a dial to be put on our radiator which was looked at 3 times before doing anything about it. Our shower then broke on Thursday and numerous times i called to sort this and they sent someone out finally, then i had to chase up everything that was happening. When i called for around the 5 time 3 days later, the manager was incredibly rude and told me my family and friends should let me round to shower at theirs or they are classed as 'rude' as well as telling me to go to my local swimming bars and pay to use their showers until they fixed mine! She didn't let me get a word in edgeways and tried to end the conversation before i spoke. She also said it wasn't up to them to fix it straight away, even though they are managing my property, and that because my contract doesn't say i should have a working shower 24/7 that they didn't need to make it an emergency matter to fix it asap. Nothing has been done about the damp 3 months later, and i am absolutely disgusted with our first let. I will also be taking this further.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
